Review 1:Phillip and Mary were excellent hosts for our New Years Eve stay. Very welcoming and accommodating, providing canapes and punch for guests to start our New Year celebrations, and even printing out the recipe for the punch for us. Lovely room, tastefully decorated with everything we needed.
Review 2:Nice and comfortable stay in a large house with a homely atmosphere. Large lounge available to relax in. Very hospitable hosts, and a very nice breakfast which included fresh fruit and homemade jams.
Review 3:Mary & Philip's hospitality impressed us most! They were very kind and always willing to help! We like the special breakfast Philip cooked for us very much. And we enjoyed the chatting with them every morning!
Review 4:Loved the food, good quality and beautifully cooked. Beautiful and comfortable room, especially liked the offering of sustainable and gentle toiletries, also that the bottles are being re-used to reduce waste. Such a lovely couple too.

Review 7:Mary and Phillip were lovely, so welcoming and full of advice on the best places to go and how to get there. No problem with cooked veggie breakfast, lovely fresh fruit salad and home made marmalade too. All hot food is cooked fresh to order using local produce. Room was delightful with generous en-suite and plenty of storage. The breakfast room is sunny and spacious and no request is too much trouble.

Review 14:We were all made to feel very welcome. Location very good for the quaint little town and a park for the dog 100m away. Breakfast was excellent with lots of choice and the bed lovely and comfy. Our room had a sofa and plenty room for our dog.
Review 15:Old house with old furniture surely does NOT mean its furniture tops can be dusty and even greasy. Bedroom ceiling and wall mirror are decorated with spider webs. Hairdryer is hairy and there are small woolly balls on the carpet. Shower head and drain cover were rusty green. Faucet wheels send out bits of rusty metal. Wash basin corners look yellowish. Kettle looks dusty outside and heavily coated inside. Owner replaced the black steel one with a white plastic one, but both share similar condition. Toilet bowl edge is spotted with rusty and yellowish marks. Welcome booklet covers and sofa armrest have old cup bottom marks on them. The armchair got one arm broken and someone used blotches of dark yellow glue to stick it in place but if you pull the chair you will end up holding the wooden arm in your hand! Ceiling lights are just a rack of 5 simple spotlights with one broken. We asked owner to please clean the shower head and it got better but the drain cover still looks greenish rusty. When WIFI got offline, hostess said we could go out and have some coffee or tea and WIFI would be back online when we came back. When it did come back up, it was often painfully slow. There is no milk in the room for tea and coffee but owner said we could get some fromthe fridge upstairs, because they do not approve of the little plastic containers. Another B&B we stayed at also cares about the enevironment, but they gave us fresh milk in a cooler flask every day! Anyway the kettle was way too disgusting, so we did not make any tea or coffee during our 3 nights of stay, saving 1Park all the resources. Wonder if owners clean the room at all. Or how often do they clean up the old rooms, thoroughly... ?? Gloomily shabby and sloppy place. Absolutely disappointing.

Review 24:Mary and Philip were so welcoming and friendly, it was like visiting old friends. The home was a short walk from the train station and the main part of town as well as a good manageable walk to the Lake. Breakfast was freshly cooked with homemade jams and was very generous and tasty.

Review 33:I spent a wonderful week with Mary & Phillip in their delightful B&B in Windermere. 1 Park Road exceeded all my expectation from the moment of arrival to my departure. The hosts are very warm and welcoming, the beautiful rooms are very comfortable with a boutique stile and peaceful relaxing atmosphere. The daily promise of Philip’s gourmet breakfast and Mary’s delicious homemade marmalade made me enjoy getting up although I was on holiday! For me it was definitely 5** and I will return this summer!

Review 37:When we arrived the room was cold in room 3 it took a while to warm up after that it was ok. The room was dusty and bath room was too and also the shower needs a new one the water was aired and had to get washed in the sink for two night stay.

Review 43:Myself and a friend spent four nights at 1 Park Road, and we both agreed that it was a fantastic experience to go with our activities out in the Lake District itself. Breakfast was fantastic, the room was well fitted out and served our needs, and the hospitality and personal help and advice from Phil and Mary was brilliant, wonderful hosts and very accommodating. The location and setting of the hotel was very convenient with plenty of good restaurants nearby, as well as shops for day provisions. I would definitely recommend 1 Park road to others and given the chance, I'll be visiting again myself. John

Review 47:The timings of breakfast was quite restrictive, only served from 8.30-9.15 which is a bit early if you're on holiday! All the rules make you feel more like an intruder than a guest. The bed was past its use by date so we had bad sleep while there. There is only 1 park and access to wifi is limited and the fridge is on the landing not in the room. The room was not that clean, bad hygiene with a wooden seat and it really needs a freshen up.

Review 51:Extremely cosy and welcoming place. - The host were very welcoming, kind and willing to help with information on the area (without being meddling). - The room was well proportionate with nice furniture and access to small fridge on the hall (were you always had fresh milk). - Access to the living room. In the location you can find a variety of guides and information about the aria.Also you can buy framed pictures and paintings. - Walk distance to the lakeside and also centre. - Definitely the best breakfast I have had in such location. I find it a perfect location to rest and feel like at home.
