Review 1:Property in need of a redecoration, shower door leaked, outside door handle broken off, carpets very tired. Not a cheap deal so expected better accommodation.

Review 21:The breakfast was amazing and served by Pearl who was a little ray of sunshine, very kind and friendly and always had a joke with us. We didn't need much lunch after such a good breakfast.
Review 22:Fantastic staff, the b&b is marvellous, such a comfortable and homely feeling, lots of character in the furniture and the rooms. Extremely kind owner, the food is hearty and deliciously cooked to order. Would have spent mpre days without a doubt. The location is beautiful, a 20 minute walk to Rye the only thing is if you want to go out at night or you are coming back from a night in town be prepared to the lack of taxi service in the area. You call the companies and they either do not pick up or say that the driver is already at home. It is such a small reality where simply there is not a lot of demand for the service hence you would have to walk back tp the Playden Oasts walking up a very steep hill which is very picturesque but also a bit challenging especially with children. I would recommend having a car which you can probably rent when in the area unless you are driving to Rye in the first place. Me and my family ended up having to be dropped off by the owner of another hotel in Rye who out of courtesy took us back one night as no cabs were available! Other than that be assured that the stay is going to be amazing!!!
Review 23:Dated furnishings and fittings in room. Carpet in toilet. Plugs and extension lead dirty. Extension lead for kettle sticking out from under carpet. Kettle lead too short to reach to floor and therefore risk of pulling over when full of hot water.

Review 25:The only problem we had is that I am slightly disabled and we felt the hotel was a little far out from Rye for us.

Review 29:Had a Great Stay for 5 nights, Breakfast, and evening meals where very good, with Generous Portions, The Hosts and Staff could not have been more friendly or helpful, its not 5 star and they don't advertise as such, but it is wonderful way to spend a relaxed few days in a lovely old setting in a friendly atmosphere, and only a 15minute walk from Rye Town. We'll be back for sure .

Review 34:Because we booked late we had the last room available which i think is for people with dogs.While it was ok it was a bit tired looking and old fashioned. the shower was very old with rust all around the door and damp mould on the walls. this was room 10 and may be when you book they should tell you this a dog friendly room.

Review 43:We stayed three nights at the Playden Oasts as part of a short holiday exploring Kent and East Sussex. For our purposes we found it a good base for travelling around as well as being a convenient location close to Rye. It’s a pleasant walk of about a mile into town. Despite arriving quite late we were given a warm welcome and although it was a pretty busy Saturday evening a table had been reserved for us in the restaurant in case we wanted to eat in. In fact the food turned out to be a definite plus point, and especially the delicious freshly-cooked breakfasts. All the staff we met were friendly and helpful. Our room was comfortable, clean and quiet, with bottled water provided as well as tea, coffee and biscuits. There was a small shower space off it, separate from the washbasin and toilet. The gardens are lush, perhaps a bit overgrown, and there was a big puddle in the car park that could do with filling in. The décor will not appeal to those who prefer the minimalist approach, but we found the hotel full of character and charm, with a cosy and relaxing bar, and we thoroughly enjoyed the experience of staying in an oast house.
Review 44:Very friendly staff from owner to cleaner. Great building with a definite wow factor on first sight. Best fresh cooked full English breakfast we have had for a long long time. Local real ale available in the bar.

Review 47:A lovely wee spot just outside of rye. We walked it a couple of times, late at night drunk and it was fine. We also got a free lift into rye the morning of our friends wedding. Lovely staff, good breakfast. Would go back.

Review 50:The B & B has the most delightful staff all of them were lovely. Its a quaint old building so don't expect 'swish' but that's its charm, and excellent value.

Review 60:Close to Rye, extremely friendly and welcoming, our little dog was made so welcome. Our room had a little fenced in garden. The bar was lovely in the round Oast House, so cozy. The evening meals were very nice, specially the meat pie.

The whole place is very quirky with a french theme and really interesting to stay in an oast house. Didn't eat in the hotel but the menu looked very good. Only 1.5 miles from Rye. Good taxi service but make sure you book a return pick up time or you won't be able to get a taxi back! All in all a great experience, would recommend highly.
Review 71:I could hear everything going on next door, which was rather a lot. Also there were a lot of scurryings in the walls and roof, so all in all a poor night in a rather uncomfortable bed and a bedside light that only switched on at the wall socket. Dreadful shower, too.

Review 89:Woken up 7.30 first morning by continual noise like drilling - probably next door. No ventilation in bathroom which was a bit small, too. Poor visibility of hotel from the road - considerably better signage (both sides of road plus lighting would improve passing trade and make it easier for visitors coming from Rye to see it first time.

Review 98:We had to send food back twice at dinner because it was cold, a main course and a dessert. Service at breakfast was lacklustre. There were no leaflets about nearby places of interest; no local guidebooks available to read.

Review 104:Room was disappointing to say the least – very overpriced for the facilities it provided - it was in the annex which we discovered after our stay was the dog friendly accommodation. The room was antiquated – definitely not quaint - old 70’s curtains and carpets, the shower was no more than a cupboard , thin discoloured towels and a carpet with dog hairs. My sister in law stayed in the room next to ours and it did not even have curtains – just a blind that did not work properly. The crowning glory to the stay was that I suffered 40+ insect bites to my back one night. My wife was lucky and only had a couple on her back and a few on her legs. We spoke to the staff about this who suggested they were midge bites and asked had I sat in the garden with my shirt off?! I stated I had not. We asked to speak to the own but she was not available. The 2 staff members insisted that rooms are thoroughly cleaned after each occupant – if this is the case they need a new vacuum as the carpet in our room had a lot of dog hairs. The staff did give us some bite cream, took my phone number and assured me that the manager would ring me that day to discuss this complaint. To date – 2 days after our stay - I am still waiting for this phone call. Not good customer service.Since the stay I have sought medical advice and have been told the bites look very much like flea bites although it is hard to confirm as a lot of insect bites look similar. Had we known that dogs were allowed in these rooms we would not have made the booking. We made the booking via Booking.com who do not state on their website that the rooms we booked were dog friendly rooms, only that pets are allowed to stay at the hotel upon request. We have looked at the hotels own website which states nothing about dogs being allowed to stay at the hotel until you actually try to book a room and then it comes up with the room type and states dog friendly room. Would I stay at this hotel again? Definitely not.
Review 105:From the outside the building is quaint and full of character, the bar and restaurant are the same , the staff on arrival were welcoming and the meal we had on the first night was plentiful and enjoyable.
Review 106:Room had not been hoovered before arrival (pile of biscuit crumbs under chair which remained throughout our 2 night stay!). Place smelled of cooking fat. Bathroom half updated (some nice edging time but gave up half way!). Rather slapdash decorating - paint just toshed on. Did not eat at hotel as menu rather limited an expensive for what it was.

I liked the idea of something traditional and with character as opposed to ultra-modern, however it simply felt like the fixtures and fittings just really needed an upgrade; especially the shower which had very little water pressure so it took ages to actually feel clean. I also didn't realise there was such a massive hill coming back from the town. Not really very good value for money overall.

The terrace/ garden joined to our room was unsafe for children - there were aerial cables above your head and an electrical cable running along the back fence. The room was only worth £55-£60 and is definitely not of a 3 star quality.
