Review 1：The receptionist was very friendly, and very helpful with good local knowledge. It is an older motel, but it is clean and the beds were comfortable and that is what you want after a long day's travel. It is also on Glenn Innes Road, which is the main round out of town heading north, a very handy location. The city center is about 5mins drive away, so close to town too.

Review 3：Small but cozy and comfortable. Facilities worked well, excellent condition. Definitely would come back. Receptionist was kind enough to upgrade our suite, which was icing on the cake.

Review 6：There was a ceiling fan in the room, however there was no cooling breeze from the fan when we turned it on. The day was quite hot being in the 30's and when I told reception, she stated that they only had one portable fan and it was given to another room. The fan blades were dirty & the chairs in the room were stained.

Review 10：The family room was very dated. The toilet door kept getting stuck and wouldn't open, therefore couldn't close it. The restaurant wasn't open which we weren't told about until we rang to book. It was very expensive for very little comfort.
Review 11：Loud and dusty bathroom fan, decor and facilities need updating. Expensive for what you get - and its armidale, not Byron Bay.

Review 14：When we arrived we were told we had been up graded, that was a pleasant surprise. Receptionist was very obliging. We couldn't get air con to work. She came over to our room twice to help, then called us as well to make sure we were happy with everything.
Review 15：I went out on a short call in the morning but still had an hour prior to check out. When I got back to my room, even though all my things were still there AND I still had the room key, my room was in the process of being serviced. Instead of having a restful cuppa & catching up on the news, I packed the car & strolled Armidale for the second day awaiting my GD to finish at UNE.
Review 16：It took quite a long time for the room to warm up! It's grim arriving in the evening after aong drive and have to spend time Woking out hoe to get some warmth
Review 17：Cheryl, shame on you for your rude, abrasive phone call to me on the morning that we were due to arrive at your motel - I booked in good faith through Booking.com, which on my confirmation stated that accommodation did not have to be paid for until our arrival at the motel - NOT beforehand like you claimed. To find, after paying $100 more than Deer Park Motel (which was clean and friendly), that our room was reeking of a mystery smell, the locks on most windows were busted, the walls were paper thin (=noisy), and that you or some other staff member chose to park right outside our particular family room so that we had to park outside a room a few doors up, was disappointing to say the least.
Review 18：The only saving grace for us being stuck at this motel was its close proximity to the Uni and the beautiful views of the surrounding area when walking nearby to the motel. However, you can go on these same walks from the nearby clean and friendly Deer Park Motel, which we could unfortunately only book for the first 2 of our 4-night stay in Armidale. The town being booked out during the busy UNE intensive period is the only reason we didn't try to cancel and go elsewhere.
Review 19：Changed the date on the day I made the booking and then there was a problem shortly before the stay. Booking.com sorted it out quickly and efficiently - ending up with the two rooms I booked. Excellent result.
Review 20：Service staff very lax booked room no clean dishes reception upgraded our stay only to have service staff miss servicing the upgraded room. Tennis courts out of action could do with a gardener Motel is a little tired could do with a spruce up.

Review 22：No milk was provided. I was told it would be brought the next morning, but it never came. This was disappointing as milk in my tea is important to me. Even UHT milk as a back up would have been fine.

Review 24：The lack of air conditioning was extremely uncomfortable. Sleep was difficult to come by. The bathroom shockingly disgusting, with water not draining whilst in the shower. Horrible !!! I will not be staying there again.

Review 42：When we arrived the staff were rude. When working in customer service they should be able to communicate with guests. The room was also full of drafts as the doors had gaps between the floor an door. They also had not equipped our room with soap and shampoo. At the price we paid for such a basic room I thought it was overpriced. Very disappointed with the staff and the room.

Advertised with swimming pool and tennis court- pool out of action and had been for some time and half tennis court was overgrown and did not have a net. Overall motel grounds were overgrown and unkept. Room was not well cleaned- heavy dust on all surfaces and window sills. Lounge very stained and worn. Very tired looking furnishings. Wi if did not work well - needed to go to car park for reception. The room smelt like a sewer from the septic tank near our room. Operator had an offensive manner..... All for $280 a night. Don't mind paying for quality however there was certainly no quality to be seen here

Review 102：The location is a good walk to the centre of Armidale and the Wi-Fi had terrible reception in the room. Some of the facilities around the pool were not open and the restaurant didnt open either, so we had to eat out.

Review 106：Room was not serviced on the first day however was serviced after we complained of this - toilet was cleaned when serviced. Staff said that there was a misunderstanding however the servicing of units is usually included in the price. One staff was having a go at the girl in uniform (who was more professional) because the girl in uniform didn't charge our stay on the credit card - not very professional. This could have been dealt with after we left. The places we have stayed at in the past are usually run by a husband/wife couple and we find these types of places more warm and inviting. Couldn't swing a cat in the bathroom as very small and not much space to make breakfast where jug was.

Review 109：there was NO airconditioning in our room as advertised, so we suffered through a hot night with only a fan. the pool was murky and uninviting, the grassed area between our room and the pool full of prickles The fridge had someone elses food left in it. The freezer in the fridge did not close so we couldn't freeze our water bottles for the next day the wifi was so weak that for the most part I could barely use it. the bathroom was like a caravan bathroom not a pleasant stay, the whole place felt a bit run-down

Review 113：Motel quite a distance from town center and eating areas. Difficult to get rest with cars coming and going through the night and parking in front of the rooms. Would not recommend a long stay there. Bed covers not comfortable. TV not working. Next day we changed rooms without assistance from staff. I had to walk to the office to pick up new room key, instead of the staff bringing the key to me. Unable to make outgoing calls. No sink in kitchen area. No wake up calls. No microwave. Cracks in wall and ceiling.
