Review 1：Customer service (no staff to prepare at least the coffee before 4.30pm; room service in 4 star hotel doesn't exist), room wasn't clean, no empty glass or menu was provided.

Review 9：I have had the worst experience as far as a 4 star hotel, i asked the hotel staff to turn on the heating and at 3 am i woked up because it was cold and actually they turned on the air conditioning, i had aproximately 16 degrees inside the room in november, i catch a strong cold due to this. The restaurant, i had to wait 45 minutes for the order and some bruschetta. The rooms, for the same price some have carpet some just the resina so it was really cold, a strong smell of chemical substances in the room, probably they just painted or treated the walls for moulds. This by all means is far from beeing a 4 start hotel!!! Not recommend this location at all.

We were sold a Venice view for extra 20euro per day but had trees and no Venice. Refund was refused. It's a shame that the food lets down this boutique hotel. The shower screen needs attention where it meets the floor of the shower as it leaks badly. The screen itself isn't long enough or needs some silicone to fix the problem. This seems to be a common problem throughout Europe in regards to showers.

Review 36：The bed and pillows were very comfortable. The shower was excellent as was the bathroom. I liked the contemporary design of the rooms. We had a room with a view of the lagoon. The staff were friendly and helpful.

Review 52：I had originally booked one night with the hotel taking payment when you make the booking with no refunds if you cancel this was not a problem as I knew their policy but I wanted to change my stay from one night to two nights a week earlier so I emailed the hotel and asked them if I could change my booking from one Friday to the earlier Friday. They emailed me back saying this was no problem with no extra charge then I booked the Saturday which I was charged as soon as I booked happy days the two nights I wanted paid for until I checked in I was told the Friday night was not paid for so in my opinion they lied when the told me there was no charge for changing my dates and when checking my hands were tied nothing I could do only pay. U would not recommend this hotel on this.

Review 63：The hotel is awful, the worst experience ever. The room was terrible,dirty and dusty, the furniture old and shabby. It seemed that thefurniture had been moved and may be some pieces missing. May be thestaff tried to conceal some ugly spot on the carpet or some hole in thewall. However there were strange spots on the floor as if somebody hadwomitted on it. The floor in the bathroom was broken. The window sillrusty. The view from the window was dull. The pictures in the bookingcom don't correspond to the reality. The curtains and the bed coverwere shabby and dirty. The minibar contained just two bottles of waterand when we asked the manager why it was like this, she said that theclients wanted to have it like this and buy drinks from the machine.There was a spider net in the ceiling and some insects on the furniture.The manager explained it saying that sometimes spider nets appear twohours after cleaning. There were no tea and coffee facilities and noslippers that were promised on the internet. The electronic card keylooked dirty and old. There were only two small portions of shampoo, notenough even for one person to wash his/her hair. The air conditionerworked as it wanted, switched on and off all the time. The breakfast wasnot a four star hotel breakfast. The elevator was broken. The personnelwere rude, especially the blond tall woman, explaining to us that we hadbooked a standard room and if we want a better one we should pay more.When we said that we were going to write a review to the booking com,the young man at the reception laughed and said that he didn't care.We spoke to the manager of the hotel, even showed to her the room thatwe had got, but she said as well that this was the standard room. Nobodyheard our argument that a four star hotel should not have such rooms atall. On top of all the reception sells buss tickets but we got noreceipt and we suspected that the price was much higher than theordinary one.

Review 65：There was a tall blonde woman at the check in who had a nasty attitude, as if she thought she was above everyone else. Very condescending. This was however made up by the nice welcoming attitude from the other lady working on the check in desk as well as the bar man.

There were beautiful gardens there, but the front door isn't exactly where you want to see a congregation of smokers. We also had trouble with the room aircon. Technicians were on-site to fix, but our first night was very hot & uncomfortable.

Review 90：The room was very very hot the window opened at an angle but didn't let any air in..the air conditioning doesn't go on until April and there were 6 coaches of tourists all eating at the same time as us which left the staff running around after them and left us on the back burner and feeling rushed. Very noisy when they left in the morning. Also charging for airport transfer of5 euro's each when it say's on your website that it's complimentary.

The only snag was we had a late flight in and the shuttle service stops at 10 pm so it cost 25euro to drive 4km in a taxi to the hotel so please be aware of that but the place us great they upgraded our t room and we're very helpful upon arrival

Review 123：Rude lazy arrogant reception staff. Standing at check in three people behind counter chatting amongst themselves had to loudly interrupt to be served. Over three days we did not have a greeting or a farewell from any of these staff members, courtesy costs nothing. Room 401 no wifi in room had to go to lobby to barely get reception. Coffee shop/ bar not open until after 5,staff here were possibly worse the male attendant was making finger food when we went for a coffee in between licking his fingers and eating the off cuts we were ignored for sometime, after dinner we took some fellow travellers to the bar for a drink. The same male staff member was there after making our cocktails he proceeded to drink the leftovers from the shaker then and there. Speaking of dinner upon arrival we asked if we needed to book the restaurant, no was the answer. Upon arrival we were fortunate to have the last table available for the next one and a half hours (insert three bus loads of tourists) good for us but not so good for the many guests that arrived after us so many in fact that we offered to share our table with an English couple who were quite upset,they gladly sat down (fellow travellers). While I have no problem with the food which was very nice,once again the sloppy wait staff proceeded to bring our main meals and stand at the table staring at us while we were only halfway through our entree. If what you are looking for is easy access to Venice and a place to eat sleep and leave without being made to feel welcome then this hotel should do nicely. I have never before given such a detailed report about a hotel however I feel this needed to be said

Review 125：Upgraded this year from a previous stay to an Executive Room. Very small compared to a standard room. Odd layout. Air conditioning did not work despite high tech unit. Door on bathroom slides which is not immediately apparent - light on all night. Bar closes earlier then mentioned in the literature. Shame, as location and food make it a good pre-cruise choice

Review 128：- They mention that there is a shuttle that takes you into the city of Venice, what they do not mention is that there is a cost per head - I think around 10 euros per head,children included. The local bus will take you there for like 2 euros. Had booked the place thinking that there was parking for our car and that we could take the shuttle to the city of Venice.
