Review 1：Room standard don't look like 4 star. Room was very simple. Bed was not so comfort. Even curtain was not good. Every morning just sun shine let me woke up which really not comfort

Review 3：Refrigerator in the room was leaking when we entered. Bath tub had muddy water. Was fixed after calling room service. Have to call room service for every little thing. Unlike other 5 stars the room is not well furnished. Also doesn't have basic room emenites.

Review 7：We liked the pool, the staff and the spa. Furthermore it's perfectly situated for the beach, although it's quite the stroll to the other end of town. But then again, this side of town has great restaurants, soft sand at the beach and the pool is lovely.Taxi's are everywhere.

Review 8：Wifi not free. Rooms are very very basic. Not worth the price charged at all. Cheaper and better options are available. Some staff is courteous but some very discourteous. Not expected if you are booking a property in this budget.

Review 9：Property is beach facing. The beach is almost private. Main Candolim beach is a walk away so not many visitors come from there. The resort has a private pool as well.

Review 26：Greatly Overpriced for goa! Resteraunts and bars always empty as these too are too expensive. The price you see is not the price you pay there is always add on taxes and service charges. You pay £120 a night and they still charge you to access the wifi, which you can get free in everybar, resteraunt in the area!! A necklace of shells, a shot of local puch (tastes like medicine) and a golf buggy ride to the reception (150 metres), holes in the bedding, no hot water when busy! Mind you they did offer me a bucket of hot water and a jug so I could have a wash. Staff were nice but just nod and smile probably because they are underpaid. All this does not make you a 5star hotel. Don't be put off by cheaper local hotels so much better and great value

The overpriced, badly prepared food is accompanied by signstelling visitors outside food and drink is not allowed in the hotel;obviously, since no one would voluntarily eat there. Following a singlenight's stay at the o the stomach problems caused have ruined alovely holiday. Oh, and don't bother writing down the date of youranniversary even if it is the day you stay here, because there'snothing on the house for you, just the 7% tax levied on alreadyludicrous prices.

Although oresort had the chance to occupy my room by another visitor. I requestedto refund by enough time. I did not realize when I booked that thepolicy say no refund !!!
