Review 1：The room was a bit dated & didn't represent what was shown on the website. Though we did book last minute & had last available room which we were grateful for

Review 2：This was a last minute booking & got the last available room. The sheets were clean, reception staff/owners friendly.

Review 3：Carpet was old with stains, bedding had stains.Cockroach and 2 spiders.Cockroach egg on the curtain.Not enough cutlery. Just need to fix this, fumigate more often, put in new carpet.Get rid of quilt covers.For the money we paid and the way the place looked it was really a big difference.Never been to a motel with dirty quilt or bugs.If that wasnt the case it would have been perfect.

Review 11：The person at reception had no interest in my concerns regarding the poor standard of the motel. Very rude to be honest. Also there was no air conditioning in the room that was booked. So we had to go up to another room which was of very poor standard. I will never stay there again and will advise others of the poor standard of the complex. Also i will never use Booking.com again if that is the standard of motels that you associate with.The bathroom was disgusting with dirt build up around the window. Cracked tiles and the water took approx 3-4 minutes to heat up and then you could not really call it hot water. The bed was terrible to try and sleep in and did not get a good nights sleep for the two nights we were there. Also the curtains on the front window did not keep out the lights out the front of the room. Overall disgusting.I have travelled extensively around the world and Australia and hopefully will never run across another motel such as this one. If it was possible i would demand my money back. Very disappointed.

Review 18：External lights made the room very light all night and made it difficult to sleep soundly. They need to install blackout curtains. Not all travellers like rooms that are so light that you can see your watch without turning on the light especially after a long trip.

Review 22：Rooms were warm and clean. The location was very close to the city centre. Plenty of space, staff were helpful. Would stay again. We travelled with an 11 and 9 year old and the separate bedroom with its own TV was excellent.

Review 23：We were disappointed with the room - certainly not what we expected for a "luxury suite". I paid extra for the room after seeing the photos but were majorly let down. Apart from the bed, it was rather dated and not at all luxurious!Don't bother ordering room service - the breakfast of bacon n eggs consisted of 1 rasher of dried out bacon, 2 eggs with no imagination and the coffee was muddy, Luke-warm water that couldn't be drunk!

They advertised 24 hour hotel reception and when i called them early in the morning to ask where I am supposes to hand in my hotel key (as they had no early checkout box to place the key in) and I needed to check out early, the lady who answered the phone was incredibly rude and abrupt towards me. made me feel awful.will be looking for other places to stay next time.

Review 35：Being a room that sleeps up to six people the fact the toilet was located in the same space as the shower and hand basin made things a bit difficult at times. I had read previous reviews and a lot of negative comments were directed at the water temperature in the shower. If you turned the shower on and let it run for a good minute before hopping in the temperature was not an issue. Lack of car parking when hotel booked at high capacity

Review 41：The service was non existent. I was travelling fr work and had a small a baby with me and carer, having explained this I asked for a late checkout and was denied. (I've travelled all iver the state with baby and nanny and everywhere else has been most accommodating). I called ahead to say we would be late, when we arrived there was no milk, at only 10pm we arrived and u called reception to ask if we could get sine or be advised where in town we might get some and the response was rude and inadequate to say the least. I wanted to remind the owners it wasn't me who chose to go I to a 'service industry' not was it me who 'forgot' to provide basic provisions to the room. Will never stay there again. Apart from that it was grubby.

This wasmentioned when checking out the following morning and we were told themanager would contact us about it. We have not heard from the Manager.The smoke from the hooligans smoking on the verandah filtering throughour room at 3am in the morning was none too pleasant either.

Review 47：The receptionist was very accommodating when we booked in and changedthe Foxtel channel so that we could watch the French Open tennis whichproved a good move as we were awake from 3am.

Review 54：We felt we paid far too much for the lack of quality and outdated decor. The lighting is painfully dim to hide the lack of cleanliness. There needs to be a designated undercover smokers section to prevent cigarette smoke leaching into the rooms first thing in the morning by other guests with nowhere to smoke.

Then they gave me a down graded budget room because I did not want to pay the full amount for the room I had booked online through booking. Com. Food was way overpriced. Staff were not helpful. No air con. Austar channels did not work . I had booked the deluxe queen suite and I did not get that. Very poor. Not happy at all

Review 100：The rooms are rather small, dark and a little but musty. Very poor service: Arrived at 6pm to find the reception closed with only a telephone number left. As I am from overseas (which was clear from my booking) I do not have an Australian phone. Was lucky to find a friendly neighbor who was so kind to let me use his phone to be informed that the key was let under our door mat. Could only use the wifi because another kind neighbor gave us his voucher.

Review 101：Carpet old and dirty, plumbing noisy and in need of repair, exhaust fan in bathroom made a very loud screeching noise, bedding not warm enough - very thin blanket, electric blanket supplied but we hate to use these for health and safety reasons, pillows so old as to be completely flat and quite useless, Wi-Fi did not work.

Review 105：I read review before hand and I find people generally only write to complain but I was pleasantly surprised.you get wifi, cable TV, heater, clean room, turndown each day and tea coffee and bickies. The room has an ironing board kettle and toaster which is useful. The only thing I would say is that the room was quite small but that didn't bother me and there seems to be a lack of parking for the amount of rooms otherwise enjoyable.

Review 106：The carpet was stained and spotted. The bathroom floor was filthy allaround the edges of the tiles. The towels were of poor quality. This wassupposed to be a deluxe queen size unit. There was a single bed in theroom which took up a lot of space and there was only one armchair.

Review 112：The room was very comfortable, warm and quiet. I had everything I needed to feel at home and the location was perfectly close to Armidale's shopping & dining precinct. As a student, the complimentary wifi was appreciated so I could do work I the evening. Staying at Abbotsleigh was a very pleasant experience and I look forward to booking for when I am next in Armidale.

Review 113：It was cold not enough blankets, no heating, cold breeze coming in from outside, I was overcharge for my room, I had to park right at the other end of the hotel because there was no parking near my room, it was very noisy the water pipes would squeal when other rooms had the shower on or flushed the toilet, the rooms were no smoking but there was a table right out side my window which other guest seamed to congregate at to smoke. After driving 6 hours all I wanted was to sit down and eat but the hotel restaurant was not open I was directed to a Thai place down the road which was not very nice at all. I was very dissappinted in my stay here

Main meals were all very salty (we had pasta for dinner and scrambled eggs for breakfast, good meal size but way too much salt in the cooking and couldn't eat much of it). The continental breakfast left quite a bit to be desired - some of the cereal was stale and there were not many bread and spread options. Needed more fresh fruit, instead of the canned variety that was served.

Review 125：We stopped in Armidale for the night on our way to Sydney. We were in a 'budget room' which included a queen bed, side tables, large cupboard, TV and an ensuite - whcih was quite large. The room included a toaster and mini fridge - which we didn't expect. It also had a heater that worked VERY well - kept the room nice and warm! The room was very comfortable and clean. The location was great - right next door to some take away shops with other eateries just down the main street.
