Bay Tree House is a Victorian property, and retains period features such as high ceilings and spacious rooms alongside modern fittings and facilities. Review 1：The very friendly welcome, attention and information about places to visit given by our hosts. Delicious and varied choice of breakfasts. Also the little extras - tea and home-made cake upon arrival, the bathrobes, and the wine glasses and corkscrew in our room.

Spacious, clean room, nicely decorated with comfy bed, tub chairs in bay window and excellent bathroom facilities with hot fast running water. Pleasant location with views across public park and clock tower out towards the sea. Breakfast was superb with plenty of choices, locally sourced cooked perfectly by David and served with a smile and cheery word by Sue.

Review 13：The position of the guest house is superb. We were in room 3. The comfort and cleanliness of the room is as good as a top class hotel. There is tea, coffee and chocolate sachets provided and fresh milk in the fridge on the landing outside the room. We also used this for our canned drinks. There is a good television and free wi-fi. The bathroom had a good sized bath and a power shower. There was shower gel, shampoo and hand and body lotion provided. There are ample enough towels and a heated towel rail. There is also cotton wool balls and cotton buds provided, one of the little extras Sue and David provide. There is a chest of drawers, wardrobe and bedside cabinets in the room. The bed is a large one with a very comfortable thick mattress. Extra pillows are also in the room. Breakfast is cooked to order and cereals, fruit and juice (try the russet apple) are also there. The toast comes in various breads with tea and coffee.

Review 18：My partner and I stayed two nights for his birthday. Before we had even arrived Sue had been amazing and not only recommended somewhere to eat but booked us a table for our arrival night and text me with the details. The room was huge with an en suite and a lovely view to the sea and the clock tower. Everything was pristine, the breakfast was fully laid on and wonderfully tasty, David has breakfast down to a fine art, the presentation was of the kind you get in those adverts where it never actually looks that nice...but this did and it tasted amazing, it was made even better by the fact that as much as possible was sourced locally, promoting all important small, local businesses. Everything was thought of, even more than in some much larger and much more expensive hotels, but Sue and David have the perfect blend of professional and homey, its like staying with extended family! We will be going back, for the whole experience, and for the 'thank you for staying' bag of local handmade fudge they give to all their guests on departure! Thank you Sue and David for a wonderful weekend :)

Review 19：The owners went out of their way to assist us with everything! The room was lovely and clean and the bed Comfy. Excellent location within walking distance of local amenities and of course the sea! Food was locally sourced and the owners cooked a high standard of breakfast including various choices. We would definitely visit again!

The owners are incredibly friendly and made us feel really welcomed. The room we've stayed in was spacious,tastefully decorated and spotlessly clean. Incredibly comfy bed, cleanliness best I have ever come across and probably the best breakfast in Seaton especially Sue's homemade Granola which was utterly divine. We celebrated a special anniversary during our stay and it will always be even more special because of our wonderful stay at Bay Tree.

Review 46：Lovel guest house, lovely people nothing to much trouble, we had an issue and did not arrive until late phoned to ask if this was a problem, not an issue even when it was 10.15pm when we got there. Hope return to spend a little longer in their lovely place.

Review 49：The SHOWER really let this place down - just insufficient pressure to rinse down - definitely not good enough to wash hair!! Such a shame as the facility looked terrific. Breakfast - Never put baked beans in a separate dish urghhh - a small thing but spoils the plate - too clinical for us. No green tea so used our own.

Well, Bay Tree House is the place where i am able to call a home, away from home. Good location, great hosts and not to forget, awesome home cooked breakfast. The lovely hosts is always ready to help in whatever ways they can, giving opinions when asked, recommending attractions and sightings and offering help when needed. Couldn't have asked for more from them. Me and my partner love the stay and will be back in the near future. With service standard like this, Bay Tree House will definitely go a long long way! You will find cheaper I'm sure, but you will find it hard to get the same comfort, great breakfast and overall feeling of being special and well looked after.

Review 91：Sue & David are outstanding hosts who are always friendly, helpful and who pay attention to detail. The facilities are of a high standard and it is good to have on-site parking because parking spaces can be at a premium outside the B&B. The breakfast is delightful. Seaton is close to many attractions including the villages of Lyme Regis and Beer and lovely sections of the Coastal Path (although some sections lost through recent landslides). Bay Tree House is a short walk into the centre of town.

Review 97：The wonderfully warm and friendly welcome we received on our arrival and the addition of some superb homemade cake and tea brought to our room. The room was fabulous with amazing views over the bowling green and out to sea and extremely comfortable and tastefully decorated. We stayed for 3 nights but would happily have stayed a week as we felt like one of the family. High class toiletries, biscuits and breakfast. No hesitation to recommend it to others.

Review 98：We stayed one night and booked a double and a twin room. The rooms were spacious and spotless. On arrival we were served tea and cake, and my parents sat in the window seat in their room and enjoyed the beautiful view over the green. Breakfast was cooked to order and delicious. David and Sue welcomed us warmly, were interested to talk to us and were helpful when we asked where to eat. They both came to say goodbye, and we left feeling our paths had crossed over with some lovely folk.
