Review 1：Website description a little vague as to what is included. It is only a smallish room with no outlook. Better options beachfront were available at similar prices

Review 5：We loved everything, this time we stayed in the second villa and it was just prefect......we are always so sad to leave this place and we are already planning when we are to come back. Great staff, beautiful gardens, wonderful private pool, amazing views, entire roof top floor over looking ocean, the best little restaurant right across the road......I could go on and on :)

Review 6：There are couple of items need to be improved: 1. Breakfast is not good. If the villa gets it from the next door Tekor Cafe, I would suggest change it to Pondok Pitaya Restaurant. In general, food and drink in Pondok Pitaya is 10x better than Tekor Cafe. 2. We don't like the Aqua gallon's pump. It is a hassle and annoyance to pump water out to the glass or bottle. Please provide Aqua gallon dispenser. It is much more convenient and very appropriate to match the 'luxury' aspect of the villa. 3. We suggest the villa provides outdoor shower next to the swimming pool, so we can rinse easily after swimming. 4. We suggest the villa provides more kitchen/eating related items: wine glass, wine opener, bowls, large plates, mugs, pots and pans, etc.

Review 7：The villa is spacious, super clean and homy. It is built with high quality materials. The bathrooms are luxurious with high end brand toilets, sinks, faucets, etc. The beds are comfortable, the sheets and towels are very clean, the AC works well. The location of the villa is strategic, very close to the beach but not right by the ocean, which means it is quiet and very private. It is perfect for families looking for luxury/premium accommodation while enjoying the basic and secluded beach of Balian. Wifi works well most of the time. We also loved the little but sophisticated coffee corner stall with the garden seating lounge in the villa complex. It's very lovely! Compared to the nearby villas, no doubt Balian Villa is on the top notch of luxury, while the price is very reasonable. Best choice!

Review 8：We were travelling with pets and staying in Villa 1 which is also where the staff keep their equipment/coffee shop equipment so unable to lock the gate so they could access and walk into the villa for things pertaining to their jobs not associated with the villa. We were constantly checking to make sure the dogs did not get out. Storage area needs to be somewhere else, not within the first villa

Review 13：We had upstairs room and could see waves from the balcony. The rooftop is gorgeous and the breakfast served up there is special. My partner proposed to me up there will not forget it! Walking distance to beautiful little restaurants and coffee etc. fave spot and pool was perfect to relax in privacy at home.

Review 16：Far from everything. Unless you are surfing there is not much to do in the area. The villas are only 50 kms or so from Kuta but due to the bad roads it took us 3.5 hours to get there.

Review 20：Some maintenance issues. The pool looked very dirty, the water was actually clean but the tiles have gone very bad. Leaking toilet. Sunloungers and bale without any mattresses or cushions. Limited use of the pool area because no sunlight gets in there.

Review 22：We stayed in the first villa, Villa 1 and the smell in the upstairs bathroom was really bad, the toilet and bathroom itself was spotlessly clean so it must have been in the pipes. I don't think the other villas had this problem.

Review 23：Everything about this place we loved, the gardening staff, house keeping staff, reception staff....everyone here was helpful, wonderful and just really great. We got to use the motorbike for free to go up the road and get a few things....which was fun, as we had only hired our own car and/or had drivers. The house itself was just amazing, we would live there if we could, three amazing levels, everything you could wish for. We especially loved the roof top, with its view and ocean breeze. The pool area was great and we spent a lot of time out there as the gardens are also really well kept and special in there own rights. We should have gone across the road more at the restaurant that does the breakfast, it's family run and really nice and not so much at the restaurant on the beach. If you want to use the kitchen to cook your own meals make sure you pick up a few essentials before you get there, ie: coffee, butter, milk etc. Ultimately our favorite place to watch the sunset and have a Bintang was at the little warung right on the beach, it's really simple, just beer, nuts and homemade hot chips.......but million dollar view and really nice and locally run.

Review 24：No real issues. A few things to fix up such as the water into the toilet, but this is Bali and you don't expect everything to go to plan or work properly.

Review 25：The Villa is enormous (3 storey) and very cheap and has a great homely feel. The Villa was in a prime position only 100m to the beach and as a surfer you could sit up on the roof each morning/evening and watch the break. My wife cooked for 3 nights and all we had to do was ask the reception for help and we would get assistance.

Review 26：The whole experience we had in staying at Balian villa with our friends was wonderful . Great pool area to relax and unwind after a surf ; great big beds that are very comfortable and large deck area to view the surf . Lots of lovely little cafes nearby to eat out at.

Review 27：The private pool is fantastic! The upkeep of the Villa is superb. It is a stones throw from the beach with some really good services around it. The breakfast delivered to the outside dining table at exactly the time requested was amazing with fresh juice and great food choices. I would highly recommend this to anyone. My family of 3 kids aged 4-11 loved staying there!

Review 57：everything!! the villa was great. the accommodations were good light breezy and well furnished. it had everything you could need. it was close to great food places. the views from the many windows were excellent (bedroom view of ocean) and especially from the roof top. staff were helpful and unobtrusive. breakfast was good. internet worked great.

Review 58：Proximity to beach, great food, the view, awesomely comfy bed, the peace and quiet, well priced best massage ever had (and we've had many). Great for both adults and our kids.

Review 59：We came with a small child and were planning to cook our own food. But the supermarket is very far and during the New Year holidays the traffic was terrible. It took 2 hours one-way to go to Tabanan for groceries.

Review 60：The villa is very spacious, clean and comfortable. The staff is polite and friendly, always trying to accommodate your requests. We had to leave earlier, and although we paid full amount at check-in, the owner cooperated and despite all the red tape of a credit card company refunded our money for the canceled nights. The beach is big and wild, waves are beautiful, but not for swimming. It takes time to get used to black sand, but once you are over that, it is very nice.
