Review 1:The carpet in the room. I'm slightly allergic and therefore I prefer wooden or tile floor. Furthermore, I would have liked to see cheese, yogurt and ham at the breakfast buffet.

Review 2:Ideal location, lovely and helpful staff and nice room. Very quiet during the night.

Review 5:The traditional cooked breakfast was a let down for the price that we paid, very disappointing! The pancakes however were very nice. If you are able to then I would advise paying a bit extra for a room with a view at the front of the hotel, we had a room at the back of the hotel which was quite small and also quite cold!

Review 10:Staff very pleasant. Stayed a number of times in past 2 months. Usually a single room. Space is fine, room and toilet/shower very clean and good facilities.

Review 11:The fan in the bathroom was very noisy and the room could do with a little TLC e.g new blind in the bathroom as it was very dirty. Breakfast was good, but felt very rushed and not very relaxing.

Review 13:the location is on the seafront and nicely located between brighton and hove, which is also a lovely place to go for coffee or dine. The rooms are contemporary, comfortable and always as described, good facilities in room and very friendly breakfast staff. The older part of the building is a bit of a rabbit warren finding your room, but the stairs and lift are very clean and nicely carpeted. We were able to have our breakfasts made specifically to tailor our needs and this was included in the price, which is worth mentioning as a package for two including breakfast costs only ten pounds more, instead of the 20 pounds you would pay for two people on the day. Shame pastries and fruit weren't offered as well but a very good substantial breakfast menu was more than adequate. have been before and will go again. friendly helpful staff.

Review 14:Bed was a little uncomfortable with springs. Most prob the side all solo stayers sleep as not much room on other side.

Review 18:The beds were very uncomfortable. Could feel the springs. Also had to unmake the bed as quilt was tucked in one side which left it too short on the other. Room was outdated. Toilet had brown ring around the waterline. Asked bar staff where a restaurant was (turned out 200m) away and she didn't know. Breakfast was limited but nicely cooked though bought out when still eating cereal (of which there was a very limited choice).

Review 20:The noise from our floor, complained about it but went on for over 3 hours. Did complain to reception but notified "its Saturday night in Brighton" which didn't seem a valid reason for shouting/screaming/swearing/fighting INSIDE the hotel and on our floor. The people stayed on and the noise continued until nearly 5am. I don't believe the complaint to the hotel since has been taken seriously, promised a call that didn't happen and no email response.

Review 22:The hotel is little bit old and too many direction up & down in one floor to reach the room .. The elevator is only one & so much slow ... The Room was small .. hair dryer not working ... A Small tv .. And i can hear my own foot steps when i walk

Review 26:Bedroom radiators uncontrollably hot; mattress was soft & had lumpysprings; rust stains in bath; but worst of all was the paper thin wallsand floorboards through which we could hear and smell the drunken,noisy, swearing, weed smoking guests in the next rooms. When Icomplained to night desk at 2am, the guests managed to pull wool oversecurity's eyes and deny it all - but party started up again at 4am.Did not sleep at all & we were exposed to weed & tobacco fumesall night. (We were in a non smoking room) warning: if like us, you wanta decent nights sleep for your young family, stay somewhere else.

Review 27:Night receptionist was polite and attentive to my complaint at 2am, butshould have dealt more strongly with the unacceptable behaviour ofguests in adjacent room, and thrown them out straight away.

Review 28:The shower was a joke and not worth the effort to turn the dial 70 times for a spot of water. The room was too hot and the tiny window was hidden

Review 29:The welcome staff were caring, friendly, helpful, knowledgeable and lovely. The wifi was the best I've seen in a hotel. The breakfast host had the same approach.

Review 30:A major problem I had was the draft in my room, which made the door rattle constantly. The floorboards above were really creaky. It is currently being renovated which is a great news as it is a bit 'used' by now.

Unfortunately there were really noisy guests opposite who kept us awake until 4 am! The bathroom tiles by the bath needed replacing and there was wear and tear in the bathroom

Review 36:Had to ask to move rooms as the room allocated 132 smelt rotten at first thought it was the plumbing but on further inspection noticed that room Is located by the bins . Not very pleasant . Second room was very tired looking and had stains on carpets and the bed well let's just say you could feel the springs . Would not recommend this hotel .

Review 40:The room was very warm and we couldn't find the air conditioning. The light in the bathroom was too bright for my friend. We didn't have breakfast as felt it was overpriced at £9.99 per person.

Review 41:Location was excellent, right on the seafront. Staff were very friendly and helpful and gave us a free upgrade to a triple room so that we had space to put our luggage. The beds were very comfortable. We appreciated the New Year special deal on Booking.com, which gave us what would normally be an £89 room for only £39, superb value for money!

Review 67:Our first room 117 was the smallest room in a hotel I have ever seen and very cold. The hotel staff were quick to move us to room 102 which was considerably better. However our bathroom had a smell of drains. The hotel really needs a makeover looking a little tired and rather old.

I thought the whole hotel was hot but was told at checkout that i should have complained because there was a way of turning down the heat in my room! Also, I suggested a handrail be put up OVER the bathtub so that one could hold on when taking a shower !

Review 93:Lovely hotel welcoming staff and very spacious room. Little bit of damp in one corner that had dried up and needed redecorating, window needed cleaning and hand soap pump did not work, however these are all minor gripes.

Review 98:The management tried to charge my credit card for your stay first thing in the morning even though the reservation clearly specifies that the payment will be done in cash upon arrival after 3 pm. Then they charged £50 extra with the reservation payment for their own safety which they kept but refunded at checkout time since they were not paid by credit card earlier in the day when they wanted. The room was too hot with poor temperature control and with a very limited view of the sea.

Review 99:The beach is across the road and plenty of takeaways nearby. Old rooms with plenty of space. A short walk from a Sainbury's Local store.

Review 101:We stayed there last year and it was perfect but this time the room was a bit tired and the hotel was going through some renervations. The staff were very helpful and very professional. Couldn't fault them only the overall hotel.

Review 102:I was shown 5 rooms in all, the first one in the basement had a view of a wall and broken steps covered in green moss, which I declined. Most of the other rooms I was shown were cold and had air locks in the radiators and they had no key to rectify them. Original listed old sash windows let in the cold and windy air.I stayed in the 3rd room and then I had to move because of no heating in that room, I was shown a 4th room but again the radiators were not working. they said I could have an electric fire but they could not find one. . I finally settled in the 5th room they showed me and at last both radiators were working. Staff were automatic and there was no welcome from them especially as I stayed Xmas eve and Xmas day. I had to beg them to clean my room on Xmas day after telling the receptionist Theresa at 1.50 pm and then phoning reception at 4.20 and speaking to Steven, finally at 4.35 pm a chambermaid showed up complaining and moaning that it was not her fault , she had to do extra work as others had not showed up for work on Xmas day. I had no drinks or clean towels, she half cleaned the room/bathroom and left. On checking out of the hotel I was chased down the road by the receptionist Teresa telling me I had not paid for two breakfasts, I said I had never had them as I was booked in for room only. No sorry from her etc, one of the worst Xmas's I have ever had. Staff need to buck up and be more cheerful for starters.

Review 141:The room we were in had a very noticeable problem with damp. To the point it would rub off on your hand. We woke up in the morning with a headache due to the smell of paint fumes as it had clearly been repainted recently. But not left long enough to dry. The bed was really uncomfortable both my partner and I could feel all the springs in the mattress. So didn't sleep well at all. Also for a sea view room. It was more a restricted view. Windows were filthy through the left window was scaffolding. The right window there was a large light shining onto the window which made it impossible to see out of it and the main window.

Nice and clean, lovely homely, relaxed atmosphere. Breakfast delicious. Also well located for Alfresco Restaurant, which is fabulous. Recommended.
