Just over 3 miles from the Battle of Hastings battleground, the award-winning Kester House offers characterful accommodation in East Sussex. This 16th-century bed and breakfast in the village of Sedlescombe provides free parking and Wi-Fi.
Each elegantly furnished guest room includes a flat-screen TV, DVD player, iPod dock and tea and coffee facilities. All have an en suite or private external bathroom with shower and hairdryer.
A full breakfast menu includes a locally sourced cooked breakfast, along with cereals, muesli, yoghurts, fruit salad and freshly baked muffins. A daily special is served each morning, with examples including smoked salmon and cheese omelette, and lemon cornmeal pancakes. Indulgent afternoon teas are also served at Kester House on Sundays.
Around 6 miles north of Hastings, Sedlescombe is a 20-minute drive from the pretty harbour town of Rye, home of many historic attractions and less than 30 minutes from the Eurostar terminal in Ashford. Herstmonceux Castle and Observatory are around 11 miles away, and the royal spa town of Tunbridge Wells is a 40-minute drive away.

Review 2:Wonderful, cozy rooms. Friendly and welcoming, Derek and Monique truly made me feel like a guest in their home. The breakfast was homemade and marvelous. Would truly stay again.

Review 7:Awesome B&B with great hosts and delicious breakfast (full english or each day a changing special + muffins). Parking in front of building possible and good location to discover the area. Review 8:This was a short stay to take up a birthday present voucher at a local vineyard. Despite some deficiencies in the Booking.com web booking forms (can't book 2+1 it wanted to book 2 & 2) we were made extremely welcome right from the confirmation to the time we left. Old building tastefully converted for B&B with historical rooms, great breakfast, lovely cooking, recipes are a must. Owners very knowledgeable about the area - making us want to stay longer to see it all.

Review 13:Fantastic first experience of a B & B! Derek & Monique couldn't have been more attentive or helpful. Breakfast was lovely. Monique made fresh muffins and home made jam, in addition to a daily 'Breakfast Special' and 'Full English'! They paid great attention to detail in the bedrooms, with lots of little extras. It was a real pleasure to spend time in their beautiful home. Thank you!

Review 15:Derek and Monique are the most welcoming hosts. We felt like friends staying with friends. Monique's breakfasts are a legend in the making. As well as the traditional breakfasts she also offers a 'special' each day!

Review 16:We absolutely loved Kester House - beautiful and charming old property, thoughtfully restored and furnished, with a lot of eye for detail. With 3 rooms only it is very intimate and makes one immediately feel at home - especially as the owners Derek and Monique are incredibly helpful and welcoming. Great stay - wish we could have stayed longer! Seddlescomb is a charming village as well, with a great local pub and lots of beautiful countryside around to explore on foot. We'll be back!

Review 17:We got a very warm welcome when we arrived and the breakfasts were delicious.The local pub is a 5 minute stroll and the food there was good .It is very easy to get to many places of interest from Kester House

Review 18:The network in the village is quite poor ( we have "Tre", but even switching on vodafone or O2 it wasn't better) and they do not have wireless. Not adapt to wheelchair, due to the structure of the house.

Review 19:Derek and Minique are an example of kindness and attention for the customer. They take care of the small details that make you feel appreciate. The location is fantastic, you go back of 400 years, even if with modern comfort. The English breakfast they prepared for us was one of the best I've ever ate. A place we'd like to spend time again.

Review 24:We are light sleepers and as our room was at the front of the house, traffic from the road outside kept us awake. The second night we discovered that earplugs are supplied! We also wish we had discovered the fan earlier as it was very hot weather.

Review 25:Derek and Monique are very warm hosts in a charming "olde worlde" cottage. We were welcomed in with tea and cake and the coffees in our room were top quality. Breakfasts were great and we had use of the garden and the sitting rooms downstairs. Everywhere was impeccably clean.

Review 30:The service here is very personal, especially the welcome you receive, and the breakfast was superb. The room was totally unique including a lovely four poster bed and original features including tiny doors! The village is delightful and the lively and welcoming pub is within walking distance. Just what you want out of an idyllic Sussex village. The location is great for access to lovely Rye and the coastal towns. Derek and Monique clearly care about their guests and the service is excellent as well as the quality of the breakfast.
