Review 1:Friendly & efficient booking correspondence and a great location. We were greeted with a very warm welcome by the owner, lovely comfortable rooms & the breakfast was awesome!

Review 2:Bad experience would be to strong, but the tiles in the shower room showed staining, this may be ingrained in the tiles, but gave the appearance of being unclean. However we've gave max mark on cleanliness

Review 10:Upon entering the hotel we were made to feel welcome and that carried through for the whole of our stay. Our room had the wow factor, and oozed with comfort. You have a wide range of choice for breakfast and I can understand why it's won so many awards. The Rooms in Lytham is a fantastic place to stay and I highly recommend it.

Review 20:No wifi in our room, although other rooms did have it. We had to watch the world cup sitting in the dining room, rather than in the comfort of our own bedroom.

Review 22:No problems with accommodation. The owner had replaced tv's in rooms but it seemed there was an aerial fault which meant the TV in our room was temporarily only working on certain channels. We didn't really need the tv though, and the owner was going to arrange for someone to look at the aerial to resolve.

Review 26:Strange electronic buzzing/humming noise in the building somewhere kept us awake. Was a bit grubby, not dirty, a good clean wouldn't hurt. Only 2 TV channels, couldn't pick up any wifi.

Review 32:Very friendly and welcoming even though we were late arriving, especially after a nightmare day. Room was immaculate. Bed was large and extremely comfortable. Breakfast choice better than in any hotel!! Beautifully cooked. Worth every penny and I doubt that you will find better, especially as the owner supplied some free drinks including Bucks Fizz at breakfast. Great location, so close to Lytham. with free parking outside.

Review 33:An extremely warm welcome from Andy and Jenny. Fabulous room, very comfortable bed and to top it all an amazing breakfast only problem was what to choose from the extensive menu, accompanied by Bucks Fizz, just lovely!

Review 34:The welcome was lovely with a nice glass of fizz. The manager was very friendly advising us where to eat etc. the house was lovely and the room and bathroom were clean and spacious and done in a contemporary style. Breakfast was fantastic with a brilliant menu.

Breakfast is cooked to order, tasteful, beautifully presented. Smoothies are delicious and the glass of bucks fizz each very welcome!

Review 49:We booked room one in advance an spoke to the rooms to confirm, upon arrival we where told it had been double booked, an we couldn't stay in room one! Very disappointed as it was that room that made us book to stay here!

Review 53:Within minutes of been welcomed we were requested to pay for the accommodation, I believe the accommodation has been marketed as a boutique hotel when infact it is a very nice B&B. Shower room door was absent as was complimentary coffee. Breakfast in small enclosed room similar to typical seaside B&B but smarter...

Review 54:Very nice Lady owner greeted us to the accommodation and offered ourselves a complimentary glass of wine each. The B&B is centrally located to the town with good restaurants and bars. Lytham is an up market town clean with nice people.

Review 55:Mum had a problem with the heat in the room but this was sorted quite quickly. Parking was ok for me but I think it could be a nightmare in season.

Review 64:First of all, I would like to thank Andy and Jackie for our surprise room upgrade and secondly for their wonderful hospitality.. nothing was too much trouble! Room number one was absolutely stunning with a large bath, twin sinks and an gorgeous illuminated walk in shower with complementary toiletries. Two fresh roses and some love heart chocolates had been left on the bedside cabinet which was a lovely touch! Shortly after arrival there was a knock on the door from Jackie welcoming us and offering us a glass of champagne each. Breakfast each morning was top class, with an array of cooked options to choose from on the menu, as well as fruits, yoghurt, cereals, toast, fresh juices, smoothies, tea & coffee and even a glass of bucks fizz! Andy and Jackie have a beautiful B&B and we look forward to returning in the future. Would definitely recommend!
