Review 4:we , my grandaughter and i was put at the top of the house 2 long flights of stairs one flight of stair carpet you can see the wood is very worn and dangerous, the on -suite was soo small i had too squeeze my bottom on the toilet and through a gap to get to the shower:-( my grandaughter is a size 8 and she had problems too using the bathroom because of space.

Review 17:Room was overcrowded with a double and single and a cloth wardrobe. Bathroom tired with pink suite. Probably better as a shower room!
Review 18:Friendly staff, good breakfast. Room adequate and clean, with kettle and tea and coffee.
Review 19:Room had a double bed and a single bed in it so a little tight, no where to sit except on the bed. Different room to the one pictured on your website. Tired décor and bedding/towels.
Review 20:Excellent breakfast.
Review 21:When the decorating is completed, it will be quite something!!
Review 22:The hosts were very friendly and welcoming. Cheerful decor and perfect breakfasts!. Ideal location for Lytham Pier and shopping centre. Plenty of choices for eating out.

Review 24:The place was lovely and welcoming from the cleanliness to the friendliness. It is so convenient for town, the beach and Pier and it was really good value. I would recommend and definitely stay again.
Review 25:I don't like stairs so that's my problem. Surprisingly, I absolutely felt at home at the guest house.
Review 26:The room was well set out with ample room for my dog and his bed. Good decor, very clean and generally made me feel relaxed and comdortable.
Review 27:The bathroom and toilet was small but we appreciate that today most people require en-suite facilities, therefore it was adapted to accommodate this requirement.
Review 28:We booked two singles, we had to share a bathroom which was very much in need of an update, plus one of the rooms was two floors up and bathroom was on first floor. I asked if I could move to an en-suite room which they kindly did no bother.
Review 29:Very warm welcome, the beds were comfy plus free wifi a bonus
Review 30:My colleague and I arrive and as stated met by Joe. We are both disabled and Joe offered and did carry our luggage up the stairs (for which he apologised for) My colleague got an upgraded room. After a magnificent breakfast on Sunday Joe again carried our luggage down the stairs and offered to take them to our vehicle.
Review 31:Nice and clean Comfy bed Great breakfast in a light and bright room Welcoming and helpful hosts It was perfect for our budget after the wedding season has took its toll on our finances!!
Review 32:Maybe I should have rang to inform when I would arrive, but I had to wait for 10-15mins as no one was around when I wanted to check-in.
Review 33:The staff were very polite and breakfast, which was included, was very nice. Surrounding area was quite and conveniently there were a few take-aways around the corner for my midnight snack.
Review 34:Great location to stay for St.Anne's square, great value, staff were really lovely and helpful. The bathroom was a bit of a tight squeeze size wise but not a major problem, you could still shower and it was a private bathroom so good really, it did us great, would stay again when we come back, and you can take you're dog too which is ideal.

Review 41:Disappointed with booking.com who failed to inform the hotel of our arrival.
Review 42:Given a first class welcome by the owner although she seemed a little suprised to see us as booking .com had not informed the hotel of our booking. Hospitality was excellent. A first class breakfast. We would definately stay again.
Review 43:Bed was uncomfortable - the springs have had their yearsSmell of cooked breakfasts going up through the whole stair well - I could smell it from my room at the top of the house. Please open a window. Use less fat when making cooked breakfasts Wifi at the top of the house very faint and did not work that well I booked as an ensuite room and in fact was not when I arrived. This needs to be amended as it's misleading

Review 48:We booked this at fairly short notice and as it was cheap we didn't expect much. However, it's a great little place and the owner is really nice. It's also convenient for shops and the beach. There is an M&S simply food around the corner and what looked like nice restaurants. I would stay again. The breakfast was really good, with quality ingredients, I could have eaten it all again!
