Review 1:You need to take a cab or rent a car. Very steep access, however, staff was helpful. Too far to walk to most places.

Review 2:We enjoyed the location. Out of the tourist zones of Fira and Oia. Great view of both cities. The breakfast each morning was the best on our trip. Rooms were spacious and quiet. Close the Akritiri ruins which are a must see. Best pillows we had on our trip.

Review 5:Exceptionally helpful staff. Perfect rooms. Stunning views. I know it sounds too good to be true but really we couldn't have been happier with our choice. Stay in Thera if you want to be swamped with cruise ship visitors - but for everyone else this is perfect.

Review 6:We were a bit disappointing by the noise from other rooms and the decor in the hotel could be a little more modern. Breakfast is good but could be better ( choice, meal variety.. ). Swimming pool had a perfect situation with an incredible view but the glass body guard was not clean, a little detail disappointing :(

Review 7:The hotel has a location perfect with an unbelievable view on Caldera. We had been upgraded for free. Staff is available for anything and answer to all needs (car rental delivered directly at the hotel, boat trip, taxi etc) with smile.

Review 8:Adonis is great. Super helpful and welcoming. He gave us the best recommendations to enjoy that part of the island. Best restaurants, best spots to see the sunset, best beaches... Bed was firm and very comfortable. Views were amazing. Lovely huge shower room. Room and facilities immaculate clean. Place is even better than the pictures. Breakfast could be slightly improved. Wifi is a bit weak sometimes - but hopefully you are coming here for holidays :) Overall a beautiful place to stay in the quiet part of the island. Local taberna Theofanis had lovely Greek food and very friendly staff.

Review 9:The only thing we lacked was good wi-fi connection. It was slow.

Review 10:The view is just spectacular. You will never forget this place. Near the hotel there is also a beach which is rare on this side of an island. The owner is nice and welcoming. Also there works Anthony who is ready to ask any question (Hi Anthony if you read this!:) we enjoyed our stay the best from all our vacations so far.

Review 11:No transport from the airport to the hotel. Taxis are rare and expensiv. The breakfast is only low level. The coffee is awfull, related to room rates I would expect better quality.

Review 12:Phantastic view from the spacious balcony. Two seperated bedrooms. Only a few minutes walk to Akrotiri, maybe the only village in Santorini with reasonable prices.

Review 15:Santorini as a whole has turned into a massive (and expensive) tourist trap, robbing it of most of its former charm. Apparently uncontrolled building throughout the island doesn't help either. However, the breathtaking view from your balcony makes up for all of that. Unfortunately, the hotel does not have a pick-up or drop-off service for port or airport. A possible improvement of service would be to serve drinks or a snack. The nearness of a shop and a refrigerator in the apartment makes up for most of this shortcoming though.

Review 16:THE VIEW, which time and again leaves you in awe, gazing into the distance. The hotel is sublimely located, just below the rim of the caldera in what appears to be the least tourist-infested part of the island. The best and most friendly staff we've ever come across in any hotel, making you feel very welcome. The room (which was one of the superior rooms/appartments) was huge.

Review 33:the location is really good. It is near red beach and there is a wonderful place to see sunset. there is a bus station outside the hotel. It is a quiet place and we enjoy so much. There is also a supermarket near the hotel and it is very continence. The staff and owner are really helpful and provide us useful travel information. Our room has sea view and it is really cool!! I already recommend this excellent hotel to my friends. When I leave the hotel. The owner also give me a small gift and I really love it.

Review 35:The reception service is great. Antoine, the guy who provide us with plentiful information,considerated suggestions and always warm greeting and smiling truly make our stay a memorable experience. The location of the villa is very close to the beach, you can also see the sunset from your own balcony without traveling to Fira, where is very crowded and commercial. Breakfast is simple but taste ok. Facilities in room is clean. Strongly recommend the room with private balcony as you can enjoy the sea just from your window.

Review 37:Kokkinos looks out into the caldera with a perfect view if the volcano. It was super comfortable and we had a private balcony/porch area to admire Santorini's beauty. The staff was fabulous and Anthony made sure we had everything we needed. I would love to go back again soon!

Review 41:We found the climb to the street or breakfast difficult but that's our fault, not the Villas'. Otherwise absolutely nothing was wrong during our stay.

Review 42:Our room was on the lowest level which provided a fabulous view of the Agean. A bus stop outside the hotel took us to Fira when needed, or to the nearby beach in the opposite direction. Breakfast was delicious, plentiful and fresh. Staff were great - from arranging for us to be met at the ferry after midnight, an after hours check in, cleaning, whatever we wanted. Kokkinos Villas is a great place to stay, and very quiet at night. Our room was very comfortable and the bathroom very spacious and modern.

Review 45:No pool, but the hotel right next door had one & as long as you ordered food or a drink from the bar they were happy to let us use theirs. The also could have used a mirror (preferably full length) in the main room/1st bedroom, but otherwise everything was wonderful! :-)

Review 46:The hotel is located in a breathtaking location on the quieter south side of Santorini. The views were more than I could have even hoped for and the staff was very friendly & helpful. The owner's son carried all our bags to and from our room upon arrival & checkout :). The bus stop was right up the road and also a place to rent a car or 4wheeler & a few little shops & restaurants. I would stay at this hotel again in a heartbeat!!!

Review 47:There was a terrible rotting egg smell thatcane from the drains when we used the shower. Because our stay was so short we did not say anything to the staff about it.

Review 48:This hotel is lovely with very friendly and helpful staff. The location is amazing; it has a stunning view across the caldera. The beach is right below, ehich is a steep walk but worth it. The beds are big and comfortable and they serve a simple but tasty breakfast.

Review 49:A swimming pool on site would have been lovely for a dip, but no, such is life. The drains of the bathroom were very smelly and this could easily have been fixed with a dose of caustic soda (sodium hydroxide).

Review 50:A very scenic looking hotel with a picturesque fishing boat on the roof. Friendly staff, great view looking north over the caldera towards Fira and Oia, good breakfast, parking for the hire car and only a short walk into Akrotiri town for restaurants. Only a 5 minute stroll down to the uncrowded Caldera Beach.

Review 51:The owner/manager of the hotel insisted that the single bed room he gave us was the same value as the three bedroom suite that I had initially booked with booking.com. I should have refused to pay but instead, I signed my copy of the visa and left Kokkinos Villas feeling like I was completely ripped off.

Review 52:Although the location is good and the scenery is amazing (all of Santorini is stunning!) I couldn't help but feel as though they were taking advantage of me the entire time. In fact, I chose this hotel because booking.com said that there was only 1 room left - a three person suite. When I arrived they put me in a small one bedroom room. As I did not want to start my vacation with an argument about the room, we took it and decided to negotiate with the owner/manager when we checked out.

Review 53:The staff is rude. They don't provide any information. Akrotiri is far from everywhere and there ia no transportation. Local buses are very few, 1 for each hour or sometimes rare. Pain to go and pain to come.

Review 57:Before our arrival we call the place to let them know that we had a delay of one day, and the didn't give us any solution or help. We arrived very late at 2am and they didn't offer to call a taxi fot us to pick up us on the port.

Review 58:It have a nice terrace with very nice view to the caldera. The location was far from Oia and Fira but there are buses infront of the street. I recomend to rent a motorbike.

Review 61:Very simple breakfast! Ok for adults, but for kids nothing to eat.. Great compensation is all the rest: stuff, location, view and etc! Oh, eah, and the group of China tourists was so noisy close to midnight:) it is not to the hotel, of cause!

Review 63:For the single room no water heating machine, the only hotel that ask me to climb the short slope into the restraint to take hot water by my self. The bedding was quit thick that it was uncomfortable.

Review 64:Great location, just sit with sea and beach. And close to red beach. The technical person is nice, even in the evening . He solved the wifi problem. But I said this problem in the afternoon. The men in the reception was helpful but seemed a bit sternly.

Review 101:Excellent view to caldera. There is a beach just down the hotel. The staff is very friendly. The hotel is clean. There is a bus stop nearby. The place is peaceful and quiet.

Review 102:Rooms and bathroom are slightly outdated. Hilly and beautiful location results in a very steep driveway. With heavy luggage work out is inevitable on a 50-100m distance, a challenge but worth the views. Breakfast is budget with small variety and lacking some cheap basic Greek vegetables and feta cheese to the start the day with a nice salad.

Review 103:Pretty unique experience compared to crowded corporate hotels with plastic tourists. Nice family operated pension/hotel located in Akrotiri a short driving distance from the port or the "city", bus stop close to the hotel. Location high above the cliffs gives you a perfect view of the entire island. The rooms are spacious, Wifi works most of the time, breakfast is sufficient but could be better. A few steps away from the hotel there is an uncrowded nice and affordable taverna on the beach serving fresh seafood delivered daily from tiny fishing boats.

Review 104:The water in the shower and tap is disgusting. The room was a bit old, and the shower was very small. There was a small step (no warning signs) in the middle of our room, and we bumped into it every time we went towards the bed (painful - at least 10 times!)

Review 114:The only negative was the ATV rental service the Villas is affiliated with. The ATVs were all inadequate, broken, or gas guzzling. You might want to arrange that yourself versus using the front desk contacts.

Review 115:Although Santorini pretty much has amazing views anywhere you go, the views from the Villas were special because it allowed a unique perspective from the main parts of the island. Staying in Akrotiri is a must if you enjoy culture or history. The Villas boast a perfect spot right next to a path that will lead to a tucked away, almost private beach and a great little seaside restaurant. The best thing about the Villas was the extremely helpful front desk service! He was very patient and understanding while we weighed our options of things to do and very accomodating when arranging those things for us.

Review 118:In description was written that room has kitchen. It was. But there is neither microwave nor any heater. And when you left the room with your keys there is no power in the room so if you have something in the refrigerator it will not keep in cool.

Review 123:The views were amazing and you could sit for hours with a bottle of wine,the staff were very helpful and friendly,very relaxing with hardly any noise only the lapping of the sea The traditional area and the village life ,clean bright accommodation well maintained and serviced. Local buses to all the island just outside. Good choice of breakfast bread cold meats ,cornflakes,greek yogurt.honey ,small cheese pies, fresh fruit, croissants cakes coffee and all types of tea a great choice. A small beach below basic but great to swim a bit of a steep hill but a great Taverna there to refresh yourself with a drink a truly Greek Resort
