Review 1:The only downside was the bathroom in room 125 was cold but otherwise, everything was great.

Review 6:In the newly refurbished room there was a flashy new clock radio. the face of clock illuminated the whole room at night and in the morning the alarm went off at 6am, i didn't know how to work clock so had to unplug it to stop it going off.

Review 7:The newly refurbished room, we booked 2 rooms, 1 was refurbished and 1 hadn't been done yet. the 1 not been refurbished was average.

Review 8:didn't have a good experience at the bar, was left waiting then bar man walked off with tray of drinks for other customers and said I will be with you soon, we waited ten minutes and another bar man arrived took our order, explained they only did cans of Guinness charged us and then said we've got no cans of Guinness and we ended up with a pint of Lager! it took so long to get a drink in the first place we just agreed with that choice. Stayed in a basic double and it was clean and comfortable and as we got a very good price cannot complain, room very stuffy and when we opened a window we had to listen to a very loud pigeon from 4.30am. Check in was very good and staff were nice.

Review 16:We returned from a day out in Preston at 3.00pm to find that the room had not been serviced. When we checked with the reception we were told that our room was not down for cleaning. After reporting this the staff came immediately and the room was done.

Review 18:Requested a room with sea view and availability of a lift.Very small lift only supplies part of the hotel, asked for early check in, waited two and a half hours and were given a room on the second floor with no lift and at the rear of the hotel. Did eventually receive a room at the front of the hotel with availability of the lift. Breakfast good but staff always seem under pressure rushing about.

Review 26:We requested a sea view room and on arrival we were given a non sea room,however, we only paid for a standard room on request the very kind receptionist gave us a sea view room which was a family one EXCELLENT!

Review 27:Whenever the toilet wash flushed in the next room it was followed by a fog horn like noise that would wake the dead What disappointed me most was that when I mentioned it to the front desk the young lad said he'd heard that complaint before, so if that was the case why were we given that room if the problem had not been sorted

No hair dryer appeared after requesting one. Not enough towels for two people. Remote for TVs not working properly. Shower uncontrollable temperature.

Review 33:View of a brick wall from the room. Also being kept awake by pigeons who clearly roosted in that area. No hand towels on first night and room staff cleaner container left in bathroom. Then one hand towel available on second night , (two of us were sharing a very small double room) . Possibly used normally as a single room . Heating not controllable - thermostat on zero- radiator at full blast !! We have stayed with Best Western before so felt confident of a comfortable stay . Sadly we were disappointed. Overall the room was tired and in need of an upgrade.

Review 35:Travelled with our baby ,our first trip away ,we were both nervous about this as our baby has special milk due to reflux . The first room we were put into had just been decorated ,very nicely ,but there was a strong smell from the paint . We asked if we could be moved which they did without hesitation even helping us with our luggage .we also had to ask for our water for our babies milk to be put in a fridge , yet again the staff happily put the water in one of their fridges . It made the stay so stress free for us .

Just about to start breakfast and the fire alarms went off, came back in again....3 mins later and they went off again...cold breakfast, no offer to change them ..very poor. For the price £128 I would rather stay in a Premier Inn for a lot less...and a warm breakfast

Review 42:Room was advertised as land view, it was a WALL view. Plumbing was noisy when flushing the toilet. Bar service was poor on returning to hotel around 2130.

Review 44:Access to the room, up difficult staircases and along narrow corridors, and the room itself, dark, small, and at the back of a seaside property when we had hoped for a view, were unacceptable. No alternative was on offer, so we declined to accept the room and left. The first time in our experience a description on Booking.com has not proved reliable.

Review 56:Our standard room was small compared to previous stays. Net curtain rail was broken and kept on falling down. Booking form stated that room was available from 2pm but hotel said this was from 3pm. However they did manage to get us in our room for 2.20pm but this needs to be sorted out.

Review 58:First of all - no lifts. Secondly - when we went into our room the toilet was blocked with paper. My husband flushed it 6 times but could not move it. What surprised me was that the room had been prepared for us so why wasn't the blocked toilet discovered.? Surely the cleaner had cleaned the toilet!!! The girl on reception was very helpful and immediately moved us to another room. Unfortunately, the new room was still occupied although, according to hotel records, it had been vacated. Whose mistake was that? Again we had our room changed. OK. Room very comfortable. Staff on reception could not have done more but this needs investigating to see who was at fault in both incidents.

Review 59:Helpful staff throughout. Food in restaurant very good both at breakfast and evening meal.

Review 60:The steep slope up to the bathroom was difficult to get up with a wheelchair, it took both my husband and I to negotiate the slope. The quilts were far to heavy for this time of year and the fan unit outside the bedroom window woke us up at 6 o'clock.

Review 64:St Anne's is a wee bit more run down than when I was last here in 1979, a lot of the smaller, more individual shops have gone - sad to see, but I suppose this has happened throughout the UK.

Review 65:Excellent staff, couldn't have been more helpful. Lovely view from front bedrooms. St Anne's on Sea is a quieter location, which still has easy access into Blackpool for the Pleasure Beach and illuminations (seasonal).

Overall, apart from the breakfast, which was soooo good, this hotel was such a big disappointment. Have stayed in hotels on Queens promenade before. This one does not compare. Review 85:Bedroom (No 256) was on the small side and made it difficult to store/locate our suitcase. If we were staying for anything more than one night it may have been a problem. The bigger issue was access to the room which required going up two flights of stairs even if you used the lift.

Kitchen ran out of gas so 'breakfast' was half raw croissant and small selection of cereals. Narrow corridors, lots of stairs and tiny lift.

Review 106:When we booked the 3 rooms I couldn't reiterate enough that one of the rooms must be accessible with a lift. Unfortunately although we could get to the floor with wheelchair but my poor mum had to walk down 6 steps and then up another 6 it was a nightmare, feel very disappointed as we couldn't make it any clearer about her disability.

Review 116:location. adequate early breakfast organised by night porter (but no hot food at 715am). I have known this hotel for over 60 years from schoolboy carol-singing to many functions including major family events. All were managed very well and the hotel has always had an excellent reputation. This was my first time as a resident and was a huge disappointment.

Review 124:We came as a group of 12 but couldn't sit down for breakfast as a group. This is the only place I've stayed at where the breakfast room is not big enough to accommodate the number of people who stay the night.

Review 126:This hotel has no lift! On arrival we were directed up 2 flights of narrow, steep stairs to a room on the 2nd floor which was the smallest hotel room we have ever had. My wife (72) has angina and I (74) have chronic bronchitis, which meant getting to our room was a bit of an ordeal. Not recommended for mature people.

Review 131:My (£3000.00) bicyle was looked after, a member of staff opened the doors early morning I kept this in the room after taking part in a charity event - my bike is of course clean. I would stay again but I would be careful about price variation laid £94:00 others paid £48:00, one thing about this hotel is trust as I paid upon leaving, being slightly fatigued from the night ride I enjoyed a coffee and their background music before leaving, unlike some there did not seem the urgency for us to leave - a busy day here Monday otherwise I would have stayed a second night.

Review 132:Room small. Shower head loose through wear and tear, needed replacing. Toilet blocked on arrival. After it was cleared it was still A weak flushing toilet, requiring several flushes to clear some tissue. Witnessed lady at reception requesting a room with a king sized bed, but being shouted to by a lady in the office that if you "order a standard double, that's what you get!" . she eventually deigned to leave the office and come to the counter to discuss the situation properly. Very disappointing to witness.

Review 134:Old décor and lumpy/peeling paintwork in the stairwell. Old style multi-level landings. Fully enclosed bathroom with poor exhaust fan. Black mould in the shower. No power sockets near bed for laptop or phone chargers. Slow Wi-Fi. Poor landing lighting...old style compression buttons on the wall. Inadequate car parking spaces in the forecourt but roadside spaces available fortunately.

Review 135:Clean sheets. Quiet room. Good dining room staff who replaced a poor steak when I complained it was overcooked. Nice location on the beach. Shops within walking distance.

Review 138:The bedroom was cramped, dark and in dire need of updating. The shower was elderly and dangerously difficult to regulate. The loo did not flush properly. The lights failed one evening (my husband found the trip switch in the corridor). One bulb had gone but was not renewed despite reporting our first day. The bed was hard and the duvet stiff. Downstairs has been decorated, but upstairs is very shabby.
