Review 1:We paid full price through Booking.com when the hotel had a 50% offer on for the period we stayed. Feel a little aggrieved I did not get the best deal.

Review 19:Excellent location, close to the centre of St Annes and all the amenities. Sea view, with small balcony, was lovely and very well thought out. There was a good selection for breakfast, self-serve with a great fresh fruit salad and cereals etc. No cooked breakfast for those preferring this option, we don’t. Staff very friendly and helpful.

Review 24:Right at the top of the building, so balcony not as good as next floor down. Plug in sink wouldn't work, so had to wash hands/teeth etc. in shower or put hands in dirty water that was trapped.
Review 25:Love St. Annes and had a nice view. Only there for a couple of nights, so didn't use bar etc. Some lovely walks along the front to Lytham.
Review 26:My partner is in a wheelchair, I have a bad back. The ramp was too steep for him to wheel himself up, even though he has very good upper body strength. We couldn't get the chair over the threshold, so at 7pm in the dark, I was having to take the stableizers off which left him vulnerable to tipping over. Then the lift didn't work at all and they sent us to The Glendower where it took us 15mins to jam the chair into the narrow lift.
Review 27:The staff at the Glendower were very obliging but I do wonder what would have happened to my partner if there had been a fire.

Review 42:No staff in the bar at all.... This operates as a self service honesty bar which I don't feel was advertised as this. There were no staff in there and do was not very inviting...so quiet no atmosphere. A shame. A staffed bar would definitely have made a difference. Carpet in the bedroom was very worn with a gold line... Needs replacing

Everyone we spoke to was very helpful and attentive from receptionist to staff in the dining room. Would reccommend this hotel to anyone looking for a break in this area. Review 45:Great hotel, lovely friendly receptionist who was very helpful,and fab location.Car park is only tiny so you may have to park on Lytham front or in side street,(free to park,but pretty busy).All in all a great little find we will certainly be back :)
Review 46:My room smelt very strongly of damp and it was very over powering. We had to sleep with the patio windows open as otherwise it was unbearable. We raised this as an issue on departure.

Review 57:Shower was not very powerful. Paper we ordered for the Sunday morningnever arrived/delivered to our room. On leaving room waited for liftfor some time only to find when eventually arrived the maid'strolley in lift minus any staff member. We ended up carrying our casesdown 3 flights of stairs.

Review 69:They had a city water issue and you could not drink it. They only offered two bottles of water free for a two night trip. The Irish Sea water was out 1 to 2 miles due to a summer tide shift. You have plenty of beach but no water.

Review 73:Lovely view over the sands. Room to a high standard of furnishings and very spacious. This was classed as a superior room which had a small balcony as up on the 3rd floor.

Review 96:We had a spacious room with a balcony which looked out over the sea. The bathroom was modern with a good, powerful shower. The room was bigger than your average hotel room and very clean. The bed was made up of two mattresses zipped together and despite that was very comfortable. The staff both on reception and at breakfast were all very nice and could not do enough to make sure you had a pleasant stay.
Review 97:This is not the hotel's fault but the sea is very very far away so the sea view room isn't really worth booking. It was a lovely room but just don't be disappointed - you won't see the waves crashing up on the shore.

Review 102:Due to the rain water puddle on my balcony. This must have happened for years due to worn away dint where the rain collected. Be perfect on a dry day. No traditional cooked breakfast.

Review 109:Only one downside was during the Storm on early Saturday morning the winds blowing over the roof tops and rattling the Fascia boards of the dormer roof causing sqeeking noises for up to three hours,made sleeping impossible.

The lift to the third floor made it easy also they allocated a car space close to entrance as possible along with Temp disabled sticker.Will use the Mode Hotel accommodation again and again.

Review 112:we were staying over in St Anne's because we were celebrating a birthday and had hired a beach hut for the day- just across the road. Our room was on the top floor- it was a good size, plenty of natural light and the bathroom was modern. Very good value considering breakfast was also included. Staff were friendly and the parking was free. No frills but certainly no complaints.

Review 120:The little balcony overlooking the sea was lovely, and the reason we chose this particular place to stay. The bar was nice and the staff were really friendly and helpful. Easy to walk to restaurants, pubs etc nearby. Also, you can book a late checkout for £15 (up to 2pm) which suited us perfectly as we were having a bit of time away from our small children and so wanted to make the most of a lie in.

Review 123:Booked for a one night stay, nice clean room with everything you needed in a nice location. All staff were friendly and extremely helpful, breakfast was continental but there was plenty to choose from. I would recommend this hotel for a short stay in the area.
Review 124:Bath towels were too small. No thermostatic control of bedroom temperature, which was set way too hot! Luckily the weather was good enough to be able to open the window.
