Review 1:The bathroom was absolutely disgusting with fruit flies flying in groups and mold all over the shower. It was so disgusting we didn't take a shower at all.

Review 2:The staf was very friendly, and there was free parking which was great. Also very close to the center and they were going to remodel which might help the bathroom situation.

Review 3:Very tired interior - room was very small and the bathroom floor was completely rotten (the wood under the vinyl floor tiles was soft). Colleagues staying in another room were told to stop showering as water was leaking in to the bar below!

Review 5:The bedroom was grand but located in the yard/car park outside.Not in the main building so didnt feel secure.Some black mould in shower unit. Wi fi very hit and miss more miss than hit!! Breakfast a bit greasy.

Review 7:room 10 the shabbiest most depressing room I have ever paid over a £100 a night to stay in.Brown paper peeling off the walls.stained ceiling with a shower room on the other side of a fire escape/laundry store corridor. gap between the tired shower and the outside wall containing the sink so narrow your arms touched both when trying to shave and I am not a large male. Window in the shower room rotted away and the mirror faded and stained. Booked for three nights escaped in two !!

Review 9:The rooms were by far the worst maintained rooms I have ever stayed in. I have travelled extensively throughout the world, and these rooms were old, in need of renovation and disgustingly dirty. Very poor experience indeed.

Review 13:There's nothing I didn't like, as such mattress was a little uncomfortable/old. It was a lovely little place but I think a bit pricey. Although when looking in the area I couldn't find much cheaper so perhaps it's just the location!

Review 17:The carpet in the room was filthy, the washbasin taps were uncontrollable, the shower head was damaged and sprayed water from the stem of the head, lack of privacy in room; bed could be viewed from outside. Outside room was smoking area and dog ends dropped along pathway (no obvious receptacle for butts).

Review 19:the whole building is not comfortable there are a lot of steps even between the bedroom and the toilet , wok up at night to use toilet nearly full off the step to make a cup of tea is total disaster , I opened the kettle it was very dirty from outside first but the inside was moldy , this is very dangerous for health, because of this I could not eat in the restaurant .

Review 22:location is excellent for the centre of town. staff were fantastic, friendly and fantastic. Room was great, lots of plug sockets, TV, coffee facilities, hair dryer. Bed was great, so comfy we had a really good nights rest. Breakfast was fantastic, full English including plus cerals and healthy options available Definately recommend staying in this 400yr old converted coach house.

Review 23:Staff were very friendly and helpful. The accommodation is very central in Newbury and near the town centre. The room was very good price compared to others and included breakfast. Clean and functional room and for me the most important is that the pub had very good wifi throughout that was free.

Review 24:This hotel is run down and I hear is due to be refurbished, it needs it! We had a drip coming from the room above which didn't get fixed the whole 3 nights we were there. We had a bucket in the middle of the floor to catch the drips, I opted not to change rooms as I thought the problem would be quickly fixed. Kim the relief manager, is trying to keep things running smoothly, but it seems that matters are sometimes out of her control. The rooms were cleaned daily but you can't make a silk purse out of a sows ear. Black mould on the shower ceiling and a fusty smell, in the minuscule bathroom and the bedroom light fitting needing a good dust plus the drip mentioned earlier has not endeared this pub to me. It is a pity as all the staff are very friendly and helpful.

Review 30:This was a run down dirty pub and restaurant. The room was cleanish could have been better. Room stank of mould. Toilet was far to loud. No bins or sanitary bags in the bathroom. Despite three signs saying do not dispose down the toilet. So where would they like us to put these. Tv Was very intermitant. Wouldn't stay here again

Review 36:Waited an hour for an iron to be told i couldnt have it as they dont know where it is. Went to restaurant for a meal after arriving @7:30 pm to be told I couldnt eat there as there is a quiz starting at 8pm and all tables were reserved. Ended up foced to get a macdonalds which is a couple of hundred yards down the road. Not what I needed after a 4 hour drive.

Review 43:Our room was facing a busy road and was very noisey with traffic most of the time.This was added to by being woken at 5 am by some inconsiderate person either dropping some one off or picking them up directly under our window with the radio in their car blaring . If we booked again would ask for a room on the opposite side of the house.

Review 45:Firstly, I accept that old listed buildings are harder to maintain thanmodern ones. Having said that the level of cleanliness was unacceptablethroughout the hotel (ie stairs, corridors and passageways, not just therooms - see below) I've stayed in one of the annex rooms before(rooms 10-15 I think) and it was about ok, but very tired and rathergrubby - although the bed linen and towels were spotless. I recentlystayed in room 15 which was appalling. The smell hit me when I enteredand the whole room was unacceptable. Although the sink was clean, thecarpet was filthy - as was all around the toilet fittings and everywhereelse. Clearly what happens is that the sheets/towels get changed andthe loo, sink etc cleaned but everything else gets ignored. Eg dust oneverything other than the tables (ie pipes, pictures, doors); the lightswitches and walls were filthy : you just wouldn't live like this athome so you expect a minimum standard in a (not particularly cheap)hotel. Also, on this occasion, the wifi was unavailable in the mingingroom (15) or the replacement room (8) - despite a wifi transmitterhanging off a wall just outside room 8.

Review 46:The staff were very friendly. When I reported that my room was dirty andsmelly I was swapped to another (slightly) better room without any fuss.The poached eggs were cooked perfectly :) Location great for being rightin Newbury with parking, albeit a little noisy for some.

Review 47:Found a few spiders in the corner of my bedroom. Not the big black horrid ones but the skinny ones….still not nice. Wifi was extremly slow and at times didnt work.

Review 49:The only thing to detract from the stay was the extremely noisy plumbing with the noisy pump going off every time the tap was switched on. Also I was cold and there was no extra blanket.

Review 61:The toilet was of the Saniflo type. It stank of chemicals, I left the bathroom light & fan on all night and it still stank in the morning. The Bacon Arms wifi didn't get as far as my room, I managed to get a bit of wifi from the hotel next door

Review 63:dirty freezing bathroom which was not en suite as advertised, room was storage space for housekeeping, noisy floors, dirty carpets milk supplied for coffee was off. health an safety seems to be non existing especially rails on stairs were potentially dangerous in some places old building I agree but no excuse for the decorative and hygienic lack of care..

Review 65:On arrival no staff were around to greet me, after finding staff I was shown to an outside shed that was my room for the night. Dividing walls had holes through to neighbouring rooms, you could only have either the bathroom radiator on or the bedroom radiator on as it had been installed incorrectly. The outside courtyard was very noisy with smokers sitting chatting until 11.50pm and could clearly be heard in the shed (room). The bar had sticky tables that hadn't seen a cloth in months!! The bar looked dated and had an unwelcoming feel about it. Breakfast next day was pretty much how I had arrived.... NO staff although breakfast was good. On checkout again NO staff were around and after searching the premisese for someone to take payment I finally checked out. Would I return? Unfortunately NOT!! Stayed in far nicer places for less money!!

Review 86:Dust, dirt and cobwebs, even a disposable razor still in the shower cubicle. Large sopping wet patch on the bedroom floor. Curtains didn't fully close meaning no privacy from people using beer garden just outside my window. Thin walls. Could see daylight through room door so imagine very cold in winter.

Review 90:The entire place was so dirty you did not want to touch anything, you would have to see to believe, we could not open the windows, therefore no ventilation, if we could have opened the window, the window sill was so filthy, we would be breathing dirt, and that was not from the scaffolding that was on the front. Staff was very friendly, but not follow through on a tv problem we had, the room location had no ventilation at all and the smell was awful. Breakfast was fair to poor, Sally and her partner were very friendly, they assured us that if we spoke to them about problems they would have taken care of it, but all they said was the building was 400 years old, but there is no excuse for lack of cleanliness. Would never stay there again, and will now think twice about Marstons because of the Bacon Arms.

Review 109:The owners were so kind and helpful recommending places to eat and drink. There was free parking at the back and we could walk into the town and racecourse which was very easy to get to. Our room was large and bright and we didn't experience any noise from the street even though our room faced the front. We would definitely stay here again.
