Review 1:The room and shower. There was a brick wall outside the patio doors and it made the room very depressing! The manager new about the view but insisted that the room was good value for money! He refused to adjust the price and had a very matter of fact attitude. Also the shower was useless constantly going hot and cold.

Review 3:very tired, lights are activated by movement sensors but when I exitted room 22 the lights did not activate and I was by steps and a doorway so quite dangerous to walk around in the dark waving arms hoping lights will come on - suggest in an emergency this would cause panic ! got email on day of visit to say renovations were underway int he bar and restaurant areas - couldn't this be sent out earlier than day of travel ?

Review 5:No restaurant in the evening due to refurbishment. A bit stingy on the bacon at breakfast. No view from room.

Review 7:Not advised at time of booking that restaurant would not be open at time of arrival of our daughter and new son-in-law. Bathroom had a hole in the floor which looked down into a basement. Hotel tired and in need of refurbishment. Good breakfast - menu taken away sharp, so no time to order any more. Requested a 9am alarm call which was made by staff at 09.20.

Review 11:There was cobwebs hanging around the pictures on the walls and the carpet had a big brown stain on it. A bit tired needs a new carpet and a fresh coat of paint.

Review 13:During my stay I asked to extend it by one night, the receptionist confirmed this at the same price as my original booking. Upon checkout, I was charged £20 extra. Despite this, the stay was excellent VFM.

Review 15:The hotel was in a great location for us ,it is set in beautiful grounds .We had an amazing room with a balcony overlooking the river which was a nice surprise.The staff were all very friendly and accommodating.

Review 31:The receptionist was very friendly and helpful. The room large with everything you'd need. Ironing board iron and hair dryer. Lovely and warm in room and bed very comfy. All aspects a little tired but it is being closed may until September for refurbishment. The grounds are beautiful and you can walk into newbury. This converted manor house is lovely. Breakfast was very good although tea and coffee not very hot. We really enjoyed our stay and very good value . Thank you. Mr and Mrs coburn.
Review 32:No heating in room had small electric heater, mattress very lumpy could feel springs in your back, breakfast was a very poor experience even though the menu said everything is freshly cooked, cold tea, cardboard bacon, oil swamped black pudding and half a small mushroom, staff didn't ask why we'd left it 4 days on the trot. Dirty carpets, no bar very dated hotel no where near a 4 star hotel.

Review 35:Really nice setting with the river running through the grounds. A country style setting but minutes away from the centre of Newbury. Very good and comfortable room. Staff exceptionally friendly and helpful.

Review 38:Restaurant closed for refurbishment, bar closed for two nights. The hotel only offered bed and breakfast facilities at this time, but that was not informed at the time of booking. In the evening, had to leave hotel and go to pub to get something to eat or drink. Budget hotel facilities at 4-star prices.

Review 43:Lovely hotel, tidy and comfortable but a little dated, we had a special offer of 50.00 bed and breakfast because the restaurant was closed for refurbishment so no evening meals available, so we had no complaints, staff were all very polite and night porter was really helpful in directing us late at night to locate a McDonald's!

Review 49:The most courteous, friendly and efficient staff that we have ever stayed with. The Hotel was immaculate and were unexpectedly put in the Bridal Suite. Four poster bed. What a wedding venue this must be! Even if we were in a camp bed, this hotel would still be a winner.

Review 53:Polite and professional welcome. Rooms were lovely with a beautiful view in scenic grounds. With the window open you can hear the river, I honestly had the best nights sleep ever away from home.

Review 57:The staff were excellent although the duty manager for that weekend I thought was rather frosty and didn't have the customer care skills I gained from her staff. The bar manager was excellent showing concern and care when he realised we missed breakfast he ensured we did get breakfast..thank you so much .Maybe he should enjoy the status of management of the hotel!!!!
Review 58:I had to get my girlfriend to call in as my mum was severely ill and we couldn't make it. Staff show no remorse or helpfulness. We where supposed to receive a call to see if it can be cancelled/if we would recieve the charge to which no call has been received. Quiet upset with how the issue was dealt with considering the night before I was e-mailing them back and forth late due to card details

Did,nt eat with you because of the bar area seating situation. Staff not the happiest. General state of exterior paint work very poor, not the happy pleasant hotel as one our previous visit.

His attention to detail made the restaurant a really pleasant place. The grounds are pretty but need attention to some run down areas. Nice powerful shower with no fluctuations in water temperature.

Review 86:The fact the Web site is a lie !! The race course is not 10 mins awaymore like 25/30 mins and we do lots of walking. Review 94:Lack of facilities, no bar no restaurant and no staff, had l have knowthis l certainly would not have booked this hotel, l wanted to check inand relax in the beautiful grounds, as all facilities were closed we hadto go out again, then was told the bar opened @ 5pm went to the bar @6pm and no staff were available, served myself after waiting forservice, then got accused of theft!!!! I did not deny having the drinksand was always prepared to pay for them but upon our return back to thehotel we got verbally attacked, very rude and not acceptable.

Review 96:Restaurant was closed for refurbishment and we were not informed in advance either when we booked the room or later when we booked an evening meal. Offered bar meal in a "pop up" restaurant. (Tables in the corridor by the bar). Breakfast tea and coffee was kept in jugs and was cool and stewed when we had ours. Staff showed no sign of bringing fresh jugs. Breakfast overall was poor.

Review 100:Staff did not understand English very well so we received an incorrect order at breakfast. The cereals were very basic eg coco pops and rice krispies, not the sort of thing you would expect from this type of hotel. The bedroom only had patio doors which opened onto a badly graveled area with weeds and the outlook was a concreted dirty looking high wall. The bedroom was dreary with a small TV and very basic furniture. The bathroom sink was cracked and the tap would not turn off properly so dripped all night. The room was only made up for 1 person so had to share the very small shower gel, soap and hot chocolate drink.

Review 102:We had room 8. There is a smell of damp in the room and the carpet is looking very tatty. Generally I thought that the hotel was a bit scruffy in places. At breakfast, there was no porridge. The croissants and fruit salad had ran out. there was no pepper pot on our table and the seal on the jar of honey had been broken. The young staff were friendly but lacked supervision. we had to ask for toast three times. We asked for no black pudding but both breakfasts arrived with black pudding. Small things but they all add up..........We won't book again.
Review 103:Arrived at reception desk and youngsters working there finished their private conversation before acknowledging that we had arrived, however they were polite and well spoken when they did book us in. Rooms very tired and paid additional £10 for balcony or patio area, we had French doors, no patio area though as we were next to the main entrance. Staff need additional training in customer service!

Consequently the restaurant was closed so I couldn't get anything to eat and the loud music made it impossible to unwind. Also, the blinds on the velux roof windows wouldn't close so I was awoken at 430am with the sun in my face and to top it all off, the bathroom light didn't work.

Review 114:The fact we were not informed we could not get any food or drinks for the 2 days apart from breakfast. Not even a drink at the bar before 6 pm. We booked early so an email to tell us the Restarant was closed and there would be no alternative facilities would have been appreciated. Finding alternative dinner venue on a Saturday night proved difficult.
