Guesthouse House Zupan sells fast on our site. Situated in the small village Rakovica, only 5 miles from the UNESCO-protected Plitvice Lakes National Park, House Zupan is surrounded by green meadows, fruit trees and grounds.

Review 19：Our only bad experience was the trip back to Split. Noone said there were 2 buses back to Split, only 1 on our timetable. We caught the 9.30 expecting it to take 3hrs. It went around the world, Zadar, Sibenik, Trogir all the bus stations and some local stops and took 6.5 hours........

Review 20：Loved the look of this hotel and the facilities are compact but good value for money. Breaksfast was great, more than you could eat. Bed was very comfortable. Marijana went the extra mile and drove us to a restaurant for dinner and picked us up too. We got lost arriving and they came to collect us.

Review 27：Nothing that could be helped. The roof was sloped which was a problem for the tall person in the party, however this was noticed straight away and asked if it would be a problem. It wasn't as the room was so lovely, it was a minor sacrifice.

Right when we arrived, she offered to make us omlettes in the morning and explained all about Plitvice Lakes Park (what entrances to use, the paths to take, etc). Her dogs are the sweetest and our room was very comfortable. The room had one of the best showers we have ever taken. Good water pressure, and the heat doesn't give out. We also enjoyed spending time on our (sizeable) balcony, drinking wine purchased at the store one street over, listening to the church bells and looking at the fruit trees.

However, without a car, you should contact the hotel direction to make plans ahead of time on how to get to the house and how to get to the lakes. Grocery store nearby but closes at 9 pm so be sure to go early if you want snacks.

Review 51：This B&B is located in a very quiet and secluded area and really worth staying if you are planning to make an early arrival at Plitivice Lakes National Park. Actually, I would highly recommend getting to the park as early as possible as you avoid the crowds that arrive from other destinations. Marijana, the hotel owner, was great and accommodating. Bed was comfortable, room was spacious and breakfast was great.

Review 52：Ran out of hot water during my shower and the pillow was terrible for me. I ended up using my own travel pillow. Otherwise, we enjoyed our stay and would stay again.

Review 56：A few things that we did not like:1. I am not a picky sleeper, but the bed was NOT AT ALL comfortable. You can feel the mattress springs through the sheets. Not a great feeling after a long day of walking around in the park. Unfortunately, because of this, I would not stay here again. It is really too bad, because the place was otherwise nice. 2. There was no hairdryer in the room. 3. The room was not cleaned during our stay. We stayed 2 nights and thought that the room would be cleaned once. We were told that this was not the case, although we did receive new towels after asking. Maybe this is common for guesthouses in the area -I don't know, but check if it's important to you. 4. The breakfast is good and copious; however, it is not customized. They bring everyone the same thing, including eggs and bacon, without asking how you would like them cooked. Not a big deal, but upon arrival I had explained that I was a vegetarian. They remembered the first morning, but not the second -my egg was served dripping in bacon fat.

Review 58：This sobe is a large home located about 15 minutes from the entrance to Plitvice National Park, in a small village. The owner is very nice and helpful, and speaks fluent English. View from my room was over the neighbouring hills. Breakfast was excellent.

Review 64：The landlady was very open to help us with tips for our trips. The breakfast was everything we could wish in spite of that it was only the four of us in the house. The rooms were very clean and nicely furnished. There was a nice restaurant a few kms away.

Review 65：I actually had a struggle getting there since my coach dropped me off at the wrong stop. However I did get help there. When I finally got there Marijana was so sweet and helped me settle in. I was given tea and the room was so relaxing. It was great to have after a long day. They also give you a ride to and from dinner if you choose. I chose to get breakfast and it was worth it. I would love to come back and stay longer than a night.

Review 67：Very clean and comfortable hotel. Very close to a bus stop but a bit of husstle to catch bus to/from the lake as there are limited bus service. Highly recommend to visit Rastoke while u r there but with public transport, do-able but a lot of waiting time. Good Wifi plus supermarketin walkind distance. Feel a bit over priced during off season plus after knowing price for food in Croatia, I feel that 7 Euro breakfast is overpriced. Still a very nice and satisfying meals tho! Self-serve drinks were really good too so may worth including BF if you like coffe and tea. Staff were very friendly too. Price is high for a tight budget traveller but probably cheapest and most comfortable hotel you can find in this region.

The house is basically a 4 room apartment, with a shared living room & kitchen. We had the whole place to ourselves. The kitchen was small, but enough for the two of us - we were able to make dinner at home (the grocery store is a 5 min walk). Everything was great, I'd choose this places over a 5 start hotel any day!

Review 79：2 small things bothered us a bit: Our room was the first room and shared the door to the shared and public kitchen and living room, so everyone coming in and out was heard. The other thing was that we encountered 2 cases of no hot water, so we had 2 cold water showers and waited for a later opportunity for another one. The reason was not understand, and when there were hot water they were boiling hot in a good way.

Marijana and her family were great, very helpful and willing to answer any questions.Great breakfast for only 7 kuna as well. It is about a 10 minute drive from the national park, so if you do not have a car, it might not be your best option. Plitvice is unbelievably beautiful as is the rest of the country.

Review 94：Marijana would have to be a national treasure - I have never met a host, so welcoming, enthusiastic and delightful. The room is one of four (I think) so it was like being in a grown-up B&B hostel, which was really nice as you get to chat to fellow travellers from across the globe, and yet still enjoy the privacy of your own room and terrace. Breakfasts were very hearty, and the subtle video showing the sights of Croatia, including the lakes, was a great way to set the scene for the day's adventures.

Review 96：Marijana was on the doorstep to welcome us when we arrived, and that set the tone for our whole visit. The room was spacious and immaculate and very comfortable. The communal kitchen area was well equipped, and the breakfast room attractive. The non-stop rain prevented us from fully appreciating the beautifully kept gardens, but they were clearly a source of pride. Marijana gave us plenty of advice, including an excellent recommendation of a nearby restaurant, Marko's. This lovely place is most certainly worth a visit. We will return!

Review 117：Marijana our hostess was friendly, helpful and accommodating way beyond what was required. House Zupan is immaculate in all aspects, has a kitchen area for those who prefer to be self sufficient and each of the amply sized and comfortable rooms had its own private balcony. The breakfasts provided are great quality and value for money. We were also travelling long term so had no car and Marijana made arrangements to ensure that we could get the short distance to the park entrance and back each day, met us on arrival at the bus depot and arranged transport to get us to the bus terminal on departure. We will definately return to this region and will be making a stay at House Zupan our number one priority...
