Review 1:We could not open a window for any fresh air. Was a little nervous at the thought of the hotel being unmanned all night. The tv only had two channels working.

Review 2:It was central. The hotel staff were excellent. The whole place was lovely and clean.

Review 5:Stay at your peril,checked in and while having dinner out 5hours later had a call to ask if I was 'turning up' to the hotel that evening!!..heating never came on in the bathroom, Even tho they said they were full after I asked for a complimentary upgrade I never saw another person,I mislaid jewellery in leaving,so I called the hotel to check the room,they never did return my call,and to finish it off they 'pre authorized' my card when I checked in,I paid my bill at the end of my stay and still 4days later my card is still pre authorized so I'm fighting with my banks help to get my monies back,no help from the hotel at all...very poor overall,i certainly wouldn't even think about staying again.Stay at your peril,everything seemed too much trouble,certainly not a Boutique 'hotel.

Review 8:The deluxe room was really nice and spacious! Queen size bed was comfy and bathroom was good. Location was perfect if you want to explore historic Lincoln and shops.

Facing the west side of the castle and short walk from the Cathederal and the upper part of Lincoln town with traditional shops and eateries. While you are there visit the Museum of Lincolnshire life it is amazing.

Review 22:We would have liked the bar to serve Beer, they only had Lager on when we visited, however they directed us to the Victoria pub across the road which did a very good pint with nice atmosphere.

Review 23:The location was superb close to the castle walls, centre and shops. Our rooms were large, well equipped comfortable and spotless. Staff very pleasant. Good Breakfast hot and fullsome. A real boutique hotel we will revisit on our next Lincoln trip

Review 24:Parking is extremely limited, at first refused to give us a parking spot as they were fully booked. noticed only 3 cars in parking bays after much complaining they got one of the staff members to move their car, wasn't impressed. In addition the public car park has a strange ticketing system whereby you have to buy a ticket during the day 8.30 to 6.00pm then another ticket after 6pm and then a brand new ticket from 8.30am the next morning, not ideal if you want to wake up late in the morning.

Also the room we had was nice apart from the hairs in the shower and the bed linen was clean unless you look at the pillow which were yellow! Order breakfast in the morning then had to ask for the coffee 15 minutes later ! I thought the staff were rude, I wish l would of taken some photo but only stayed one night ! Thank hid !!

Review 37:We liked Lincoln itself, but the hotel was not that good parking was poor , we came back to the hotel @ 10.45 pm to find police cars there as they had some problems with a party ! Then l had to ask in the morning if someone could sweep up the broken glass @ my new BMW so l could drive it out of the car park !

Review 50:The room small, window didn't open, toilet seat broken, shower not very clean, breakfast very poor, little in way of choice, no kettle only hot water unit, made lousy tea, bed and pillows very uncomfortable., wallpaper torn in corridors, paint knocked, it had a very uncared for feeling. The hotel felt very dour. After we had left we found out that it used to be a Lunatic Hospital, so not surprised it had an atmosphere. Won't be staying again. Feel sorry for the staff they work hard against great odds

I did think having to pay for car park was a bit off when we were resident at the hotel. When it mentioned for hotel residents only, I automatically assumed it would be free for us. Review 59:Converting hospital single person wards into hotel rooms does not work very well. The large bed, in our room, took up almost all the space with no room for even one comfortable chair

Review 69:We got a free upgrade from a double room as my Brother and I were sharing - we expected a simple Zed-bed, so that was brilliant, and very much appreciated !

Review 72:The suite I stayed in needs updating , the hotel was an old hospital previously. The breakfast room has a really bad odour , it needs to take all fabrics out including the wallpaper and give it a complete clean down.

Review 73:Staff were very pleasant and the exterior of the building , location was very nice. Smoked salmon & scrambled eggs were lovely. I had booked my colleague into a normal room & it look like it had been modernised & nice. Saying that I did have a lovely bathroom with a super shower.

Review 81:We booked the Charlotte House Hotel as a late special as we arrived in Lincoln. We were immediately impressed with all respects of this place. We loved that we could look out our window at the castle and the cathedral. After our first night we decided to stay for another.

Review 102:Hotel lacked any atmosphere, the bar was unmanned; you had to ring a buzzer for a drink. The lounge was also the breakfast room and wasn't a place you felt you could relax. Furniture was traditional but tired, everything seemed it needed a bit of attention. No lift; we had a small baby luckily we where on the first floor.

Review 111:The room was very dusty especially on the four poster bed and window blinds. The toilet bowl had not been cleaned, pubic hair in the bath and bits on the carpet. We spent our wedding night here 2 years ago and loved it. Returned for our 2nd wedding anniversary and very disappointed. Room was above the kitchen and the radio was playing loudly from 7am.

Review 119:By no means a quality boutique hotel. Lack of attention to detail. No loo brush, no bedside light (one side only), duvet too small for large bed, TV overlarge for room, Radio/CD clumsily installed. Morning paper offered and requested but not provided or reason offered. Continental breakfast poor choice and display (no bread), breakfast service slow and amateur (someone didn't show up we gather). Overall, a lack of any style, incoherent furnishing. Review 123:Me and my partner was enjoying a drink with another couple who was staying at the hotel and when we asked what time the bar closed we was informed for a while yet no plans to close then after we returned from smoking we was told we had 5 minutes coz the lad who was working had made an executive decision and we wouldn't be able to have anymore drinks.we also ordered breakfast to our room for 9:30 with the same lad and he said there would be a £5 charge which is fair enough and he said he had wrote it down but in the morning we over slept and received a call telling us to leave the room as it was 11:30 now if we had our breakfast delivered to us as arranged we would of had the lad at reception talk to my partner so rudely and when your paying over £100 for a night you expect a lot better service than what we received and therefore would never stay here again. Very disappointed

In heated towel rail only bottom 12" got hot, carpet needed vacuuming under bed and skirting boards, no bedside tables, very tired dusty faded plastic flower troughs on stair landings. Only one cold meat available for continental breakfast, no Allbran or bran flake products

Review 138:I stayed in a suite which was upgraded for me free of charge, very quiet and the bathroom has obviously had a recent refurbishment with an awesome shower.
