Review 1:Really friendly staff and host Leslie brilliant, nice comfy bed best hotel I have been in for years. there willingness to please which was a surprise. Thanks for looking after me guys.

Review 2:Food expensive but not up to scratch. Veal osso bucco with a choice of chips or potato gratin? Butter shaped into swans but stale. Bread also stale. Breakfast greasy!

Review 21:we totally loved the place. It was our first holiday with our puppy and the hosts were super welcoming, attentive to our needs and comprehensive with a cheeky jack russell. The food was exceptional! It's the second place where I have eaten so well in my entire life - and my boyfriend is a French chef. View was great and the place just right to relax with no noise around.

Review 22:We got a room at the end of the corridor called Widgeon (the rooms are named after birds). When we first got into the room it smelt of cigarettes, even though the room was meant to be non smoking. The receptionist who showed us the room acknowledged the fact that someone must've been smoking in the room. Nothing was done about it. There were no other rooms available. The room was also very damp. It smelt like mould. It was very unpleasant.

Review 24:We couldn't believe the views what a hidden gem. You wouldn't believe you were behind an industrial estate. Beautiful absolutely charming. Staff were really helpful and friendly. Just such a calming place . We will come again.

Review 35:The room seemed smaller than in the advertised photos and got very hot during the night - bed was uncomfortable and not quite double size; not a particularly clean place, noticed spiderwebs both in the room and restaurant; towels smelled weird and the way in which they were thrown on the rack made me suspicious if they were freshly washed or not; small hand towel was actually visibly used before our arrival; noisy drunk guests on the common terrace ruined the tranquility of the place; waited a bit too long for a coffee in the morning - which was frustrating as there was no one else to be served and we were in a hurry. I'd come back just for the nice view and to try other things on the menu at the restaurant.

Review 40:Loved the hotel room, very clean and the view from the balcony across the estuary was stunning as the sun came up. The walk along the canal into Ulverston was really nice, and Ulverston its self was nice with lots of places to eat at night and cafe's in the day time

Review 41:booked room with balcony but was very disappointed. other balcony rooms had table and chairs and were a good size, ours was more like a window ledge. we purposely booked a balcony room to enjoy the view and the forecast sunshine. it spoilt our time there.

Review 48:The hotel room smelt terrible and we did not like that staff had been in our room in the evening whilst we were out. The room was dated and did not resemble any of the nice pictures on the booking.com site. Before we could put down our luggage we felt pressured into making a decision about whether or not we would be eating in the pub in the evening and we had not even seen a menu or made a plan for our day so just declined to save them what seemed like hassle as they asked us twice in the space of 5minutes. If we had not upgraded to a sea view room and had the lovely view we would have most likely asked for our money back and a different hotel.

Review 51:Well, what can we say? Did have reservations when driving through the industrial estate - wondered what we would meet at the other end. What we did meet was super. Very friendly and helpful staff, the food is par excellence; housekeeping was very good. Miss-match of furniture which gave the place a comfortable feel. Location is quiet despite the industrial estate. Will definitely be staying again.

Review 65:The limited food menu choice, and the prices of items on the menu. Fillet steak £27.00? Chilli Con Carne £12.99? Hardly appropriate when staying on business. One other thing - the in-house hotel notes state that the bar closes at midnight. I was asked to leave at 23:00!

Review 69:A very warm welcome and greeting on arrival. Staff were always very attentive and you felt they would do anything at all to help you, nothing was too much trouble. Great food served in the evening, and equally so for breakfast. Everything was clean, and in order. Not easy to fault at all.

Review 82:The double bed though comfortable we found small. We are used to a king sized bed at home. The bedroom though very well furnished was small. Also the cost of the meal, again well cooked, we found expensive compared to the Fylde restaurants. We have a 4 * apartment which costs £70 per night for a twin room, with lounge & decking area, kitchen, large bathroom with walk in shower & Jacuzzi. There is a food starter pack with bread ,butter, cereal, biscuits, tea, coffee, sugar & milk. Either we are too cheap or you are too expensive.
