Review 1:Although it stated there was wifi in the rooms, there was none in ours and when we questioned it we were told its hit and miss?? Well then you shouldn't state it's in every room! Had to ask for more tea etc as was only a couple in our room. We paid extra for a later check out only for the hot water to be switched off at 10.30am so we couldn't shower, we did ask about the hot water but still didn't get any! We were refunded the extra money for the late check in. Walls quite thin, could hear the activities of the couple in the next room!

Review 7:It is always hard, it was a busy weekend, the parking became quite full and was concerned that I had blocked people in, luckily we were away earlier than them. Nothing you can do about it. there were at least 12 cars.

Review 8:The staff were very kind and cheerful. The Hotel was well decorated and cared for. It really had a lovely ethos. I wish that we hadn't been stuck on the A12 so that we might have enjoyed a meal in the evening... as breakfast was delicious, with plenty of choice.

Review 13:This is the best b&b, for the money, I have stayed in. I cannot fault my stay. The staff were polite, smiled and the service was fantastic. Lovely bright and clean room with ensuite bathroom, tea & coffee making facilities, tv and wifi. Would definitely stay there again when visiting my family in Woodbridge and I would definitely recommend it.

Review 14:TV was very small and far from a comfortable viewing location (i.e. bed etc). Shower had poor drainage, which made the shower prone to leaving slippery soap in the tray ... I tried to rinse it away, but always left some slippery layer in their. Important to warn the next person to use the shower so they don't skid.

Review 17:Inevitable traffic noise from A12. Be careful which room you book. Last time we had a lovely big doubleroom. This time we had a (cheaper) very small twin with no windows, only velux sky lights. Felt claustrophobic. Had to rinse hairs out if shower before I used it.

Review 19:Our room was quite small with no external wall windows, only 2 small velux roof windows. En-suite was very clean but extremely small, and when our son arrived for the one night, he was given a huge room with en-suite bathroom!! But we laughed about it with the owner!!

Review 21:Is nothing to do with the place, I'm from Spain and a 2 stars hotel in Spain is like a 4 in England. Was £65 per room and nigth in a guest house at the end of octover wich is about 90€, with that money you can rent a 5* APARTMENT (not a room) for 1 nigth next to the Mediterranean Sea in August. But like I said is nothing to do with the place, if you look around you will find the same or even worse for the same price or maybe more expensive. The business bill was hand written and the WiFi signal really low in some rooms, need to add that we were 3 guests in 2 rooms but the rooms price were the same.

Review 23:The location was not great - right on the side of the A12 outside Woodbridge. The sound insulation between rooms is very poor, so I could hear everything the person in the room above was doing.

Review 30:Clean, comfortable and welcoming. A busy dual carriageway serves the hotel; my room faced the road and the noise isolation was sufficient to reduce the road noise to an occasional hiss of tyre noise. It wasn't necessary to adjust the TV volume to compensate

Review 33:The tiniest shower and toilet room bar one, we have ever stayed in. Really really small. No where to put your things at all.Shower was more of a trickle than a flow and took some working out as to how to turn it on and off. Wi Fi would not connect at all despite several tries and we were very disappointed to receive no refund when we did not take breakfast as is the custom in most other establishments, even in France! We did ask for more ice in our drinks and were told that there was already some in there - just the one/two cube does not chill a large coke! No room service or night porter which does not a hotel make. This is more of a guest house.

Review 34:Lovely sized ground floor, warm room. Plenty of parking. Simple check in and speedy dinner as we were due to go out soon after we arrived. Very clean. Lovely comfortable beds. Good quality furnishings. Very well kept.

Review 35:Everything excellent, but just one small point, the bathroom could use another light above the shower cubicle as this seemed dark.

Review 36:A small friendly and good quality hotel. Large comfortable room and bathroom. Staff excellent. All areas very clean and tidy. Price was fair for accommodation. We had king size room and this was great. Food also excellent. Seemed to be plenty of parking spaces. About 20 - 30 minutes walk into town, but it has plenty of parking if necessary.

Review 37:Although it looked clean, I found quite few hairs in shower. The room was so small, between the toilet and bed was tiny it can't fit a normal door, it was a bi-fold one. After my husband used the toilet it wasn't present as the tea facility was just behind the door. We didn't like the decoration, bit pretentious. As the hotel was on the main road, even our room wasn't facing to the front, we could hear the traffic noise non-stop.

Review 38:The room we stayed was in the middle, there weren't any windows on the wall but two skylight, which was nice. Room was reasonably clean, modern facilities.

Review 39:parking inadequate if hotel full. water pressure (in our room) insufficient for a cleansing or refreshing shower. Manner of manager either brusque or faux friendly.....in between would suffice.

Review 41:Arrived at 13.40 and found the front door locked (check-in was clearly advertised as 1400hrs). However after a 300 mile journey it was a disappointment. Had to search around the back of the property to find any member of staff, who reluctantly allowed us entry.

Review 43:NO hot water or heating. Freezing cold water at night and morning for showers. Chilly night and cold start to the day yet the heating was not working. Also, ensuite (room number 3) was little more than a cupboard. Too small for comfort regardless of water temperature. Told owner who apologised but that was all. Not enough especially as he had already tried to charge us for two nights instead of one.

Review 52:You could feel the springs through in the mattress. The windows were in the ceiling we were advised not to open if it was raining, so the room became quite stuffy overnight. Also there were no blinds on the windows. No traffic noise in the rear of the hotel despite being right on the A12.

Review 64:Lack of consideration of manager to recharge 10 pounds per hour late after 10.30 p.m.. Because we arrive at 01.15 he recharge 30 pounds !!!!! I think that is illegal to recharge 10 pounds per each hour we were late. First time in my life that a hotel recharge me for this concept and I travel a lot ...

Review 65:Unfortunately the attitude of the manager could not enjoy the day I slept there.

Review 66:The room was large and airy with lots of storage space, the bed extremely comfortable and a very large bathroom with both a bath and shower cubicle. The staff were very welcoming and helpful and you were made to feel at home straight away. We were very impressed and will definitely stay there again.

Review 68:Considering this hotel is on the main A12, it is relatively quiet. Very clean and comfortable and the staff very friendly and efficient. Ample parking which is a bonus. Very convenient for the coast and National Trust properties close by. I would certainly recommend this hotel.

Review 71:It is comfortable, very professional with good food and the proprietor always goes the extra mile' ie an early breakfast so that we could attend our event on time. I would also thank him for returning my sunglasses by post so quickly after I inadvertently left them behind.

Review 72:Our room 8 on g floor very disappointing. Tv could not be made to work, only one wooden kitchen type chair for 2 person room, toilet seat v loose and diff to flush,basin had tired old taps and outlet, incessant creaking floor from room above.Extremely hot water with no warning.

Review 74:The awkward windows in the roof of the twin room on ground floor, annoying and really dificult to open and clise and also the little blinds that go over them. Kettle was full of manky limescale so maybe should be checked more often. The location is next to quite a busy road allthough traffic noise is minimal

Evening meal was excellent, we were a party of 8 plus a two year old, nothing was too much trouble and Ed and his team couldn't do enough for us. Breakfast was excellent and big selection with plenty of fresh coffee and tea. I cannot be more praiseworthy of this hotel, manager and staff.

Review 99:I know it's difficult to be responsible for others using the hotel ,but we were kept awake until after 2am by the couple above who were extremely noisy until told to shut up!

Review 101:Everything was absolutely great, evening meal and breakfast excellent. There were 8 of us staying to attend the funeral of a member of our family. The attention given to our comfort was very personal, which helped everybody to relax before the upset of the funeral. Thanks

Review 105:The staff treated us as if we were old friends, everything was absolutely perfect. Everything was absolutely cleaning; the evening meals served, were great value for money, cooked and presented without any fuss, and an absolute great breakfast. We were a group of 7 adults and 13 years old, attending a family funeral, the attitude of the staff made a very heartbreaking time bearable. I would recommend this hotel to everyone.

Review 123:The staff were very helpful and friendly. Both times we returned to the hotel one of the elderly people in our group was helped to their room. TV fault was fixed really quickly. We thought it might be noisy being next to the A12 but we didn't notice it at all.
