Review 1:Spare blanket in room was cold second night!

Review 4:a warm welcome , friendly staff, and private secure parking was a bonus , the owners making a real go at this bed and breakfast,with an on going make over, and i am sure they will succed once all the rooms have been refurbished to the high standard of the room i had .

Review 10:We were up many stairs BUT I did not mention our ages and disabilities as I wanted a room anywhere at the cost Acorn offered. We were not disappointed.

Review 12:I suppose the kitchen ventilation could be improved: even on the top floor you get all the smells as soon as you step out of your room.

Review 14:Room was very tired , the mattress was knackered , the chair in the room was stained , the wallpaper was starting to peel off in places and they would not cook breakfast before 7am all in all not great , it is an old house under restoration maybe I had the room that was not quite finished, I will not be staying again .

Review 20:Secure parking in a gated compound, fantastic fresh-cooked breakfast along with a clean and comfortable room. Excellent at the very low price... Could easily have spent much more for less.

Review 21:Rock hard beds and single glazed windows meant noisy uncomfortable sleep. Power tripped a few times leaving guests with no showers or breakfasts Staff handed out a sandwich instead but no offer of refund or options to wash anywhere

Review 22:I did not have a bad experience but the guest house is on the edge of what appears to be a very run down area. I walked there to find somewhere to eat but brought back a Chinese meal instead. Incidentally the meal was very nice.

Review 23:The proprietors were welcoming and friendly. The room was a nice one and plenty big enough for one person. There was wifi and all other facilities in the room. There was cutlery and china so I was able to buy a takeaway and eat it in the room. There décor was very pleasant.

Review 24:Unfortunately there was a fault with the electricity supply one morning, the owners got a chap in to work on it very quickly, but could only offer tea and toast for breakfast and there was no hot water or light in the bathroom, we chose to go out for breakfast, a reduction of the bill should have been offered, but wasn't. i should have asked for a reduction.

Review 36:Free Wifi was excellent. The location was perfect for us. Being able to have the car locked away in the back yard gave us peace of mind. Having a 'frig in the room was brilliant. We were made very welcome and it was easy to come and go as we pleased.

Review 39:Convenience of location to park and town centre. Friendliness and helpfulness of owners. Although still a work in progress, the owners already show the high standard they are aiming to achieve.

Review 40:The only downside was that we were quite hopelessly lost when we got into Sunderland, so that it took us an hour to find The Acorn! It definitely had as much to do with sleep deprivation and unfamiliar street signage, but it was the low point of our trip.

Review 41:They were so sweet! They knew we were travelling with small children and even put toys in the room for the kids to play with! Having travelled from Canada and packed lightly, it was very much appreciated.

Review 50:We booked this guest house for 1 night for a rugby event in Newcastle. It was excellent. Lovely staff. Very accommodating as we were arriving early and going straight out again and not getting back till nearly 11pm. The room was great, the beds were very comfy with good quality bedding. Breakfast was fabulous. We had to wait a while as all the guests had decided to go for breakfast at the same time but that wasnt the owners fault and they apologised for our wait, but it really wasn't a problem.

Review 51:My only comment would be the parking area is very small but not really a complaint as it was in a secure yard with roller doors.

Review 55:I booked this as part of a Christmas present for family. They stayed last weekend and have told me how much they enjoyed the stay and how friendly the staff are so much so that they are planning on staying again.

Review 56:The guest house was easy to find and situated in a very quiet area of Sunderland. It took about 10-15 minutes to walk into the centre, which was perfect for us. Vicky was very helpful and the breakfast was beautifully cooked. We would definitely stay again.

Review 60:The welcome was very friendly, and the room was large, quiet and clean with excellent facilities such as microwave / fridge etc. Whilst I didn't require them, useful to know for another time. The secure off-street parking was a huge plus point, and breakfast the following morning was very good. The B&B is only a short walk from the city centre too.

Review 61:The fact there was a mini fridge and microwave in the room.when we were nearly Home my partner realized she had left her rings in the room,I called them up and they said they had found them and that they would post them off to us which I thought was good of them.

Review 62:My associates were a little hot at night in their room but I was comfortable. They maybe should have just turned their radiator off. There really is nothing negative to say about this place.

Review 72:The beds were amazingly comfortable, firm yet forgiving. lovely and warm the radiators worked great. Off street parking although this is limited to only 6 cars it was behind roller shutter door so felt very safe. Amazing owners, when my wife mentioned she couldn't use feather pillows the owners bought brand new hypo-allergenic pillows for our second night. Lovely breakfast!!

Review 74:The welcome was warm and I felt instantly at home. The accomodation was spotless and very comfortable and the breakfast lovely and well cooked.

Review 75:On arrival was a bit surprised by the location, was in a residential area. The room was quite big with a cooler and microwave and a tv. The bathroom had a bath and shower and was very big. Room was nice and warm,bed comfy. Breakfast was excellent with cereal, choice of cooked breakfast and toast. Excellent value for money
