Review 1:room not serviced properly; mug only washed once in five days; hospitality tray only replenished once in five days; bed not remade properly and no bedding change in five days; 3 star guest house shouldn't have the same bedding for more than 4 days
Review 2:I asked for my room to be cleaned because I managed to drop some weetabix on the carpet but when I got back from work the bed was made but the carpet was still dirty. Wasn't too happy! For two days the toilets had no soap, can't imagine how many dirty hands had been used to open the door to get out of there. Horrible thought! If you are on a business trip I don't recommended staying here on a weekend as it gets very loud all night long with people coming back at different hours and on occasion you can hear people in the other room doing things you don't want to hear
Review 3:I loved the location as it was near the sea front! The staff was friendly too.
Review 4:Under the bed sheet we found a pill/medecine box. The cleanliness of the ensuite was below standard.The dining room was in the next house. It seemed to be a problem that we arrived at the guest house 15 minutes early.

Review 8:The towels in the bathrooms were not clean. Someone with dirty hands had used them before we arrived and left black marks on them. The bathroom floor was also not clean with black marks on them. The bathroom window was very drafty and there was a big gap between the floor and the room's door which made the room very cold and drafty at night when the heater was off. The first night we arrived the weather was extremely bad and it was so windy so there was a strong banging noise in the roof above the room all night and I could not sleep. The room was not cleaned during our stay.
Review 9:The staff was very friendly. The owner of the hotel called us to check our arrival time and to make sure someone would be waiting for us as we were expected to arrive late. We stayed in the hotel for two nights and on both mornings we had to leave very early. When the owner knew that we need to leave early she had kindly put the heater on one hour early in the morning. The room where we stayed was very spacious and newly decorated. There was a single bed and a double bed. The mattress on the double bed was not comfortable but the single bed was very comfortable. The wifi was very fast.
Review 10:Although the bathroom decor and size were nice, the shower was shocking. Very spacious but it was either boiling hot or freezing. Definitely needs and upgrade!
Review 11:The staff and lady who ran the guest house were very pleasant and accommodating. The room was a nice size and included a working mini fridge and microwave which was handy.
Review 12:Room was not very clean. Actually got moved to adjacent building which was fine. The walls around sink were not clean. Breakfast was ok, basic but fine.

Review 14:First room was filthy. Could write your name in the dust on the headboard. Turned back covers and moth flew out. Windows had black mould. Don't stay in room 4.
Review 15:Good breakfast. Kitchen staff were very helpful. Second room was lovely with great view of beach.
Review 16:Nothing much was wrong. The mattress didn't quite suite me (7/10), and the fridge was noisy so I had to unplug it to sleep.
Review 17:The room was well presented and everything well organised. The location is fine with the beach and places to eat nearby. Cooked English breakfast was very good.
Review 18:Be aware that there were 'For Sale' boards up, so things may be different in a while. Located close to the seafront and harbour, about 20 minutes walk to The Stadium Of Light and the station. I had a large triple, bay fronted room with a seaview all to myself so had loads of room. The room was nicely decorated, as was the rest of the property. There was a TV, tea making facilities, a small table and even a small fridge and a microwave oven. The bed was quite comfortable. I had a room with a shared bathroom. The bathroom, and the electric shower were both excellent. Again in excellent decorative order. Breakfast was very nice. Severed downstairs in a smart dining room, there was a choice of cereals and juices and a full English that was delicious and nicely presented. The service was both friendly and efficient. All this at a reasonable rate. I would definitely stay again. Highly recommended.

Review 20:It's super close to the sea and there's a really nice fish & chips place and a pub 3 minutes from there (and on the beach). Also, there's a bus directly from outside of the house to the bus station.
Review 21:The only tiny thing was the wifi connection was a bit patchy. But there was 4G connection in the area, so it didn't matter too much.
Review 22:The staff were friendly and helpful to a fault. Nothing was too much. I've stayed in most of the guest houses on St George's Terrace and this is definitely the best. The value for money was amazing. My room didn't have an en suite bathroom, but the loo was right next door to the room and the room had a sink in it. The bathroom is shared between two rooms and is massive. Most of all the can-do attitude of the staff was great. As i said, I've stayed in others on this terrace and some can be a bit snooty. But not here. I note the guesthouse is for sale. I hope the new owner continues in the fine tradition of the current owner.
Review 23:The lady who owned the place was cheeky, not pleasant and had a poor attitude towards me and my family.plugs had tape over them so they couldn't be used.

Review 25:Owner begrudgingly allowed extra towels! told me they were the usual amount given at guest houses (I am 30 not 13) we ad 2 bath towels only between two ladies (hair needed washing too!) The bed was tilty and the room very hot.
Review 26:Shower was lovely and spacious. Staff making breakfast were wonderful and helpful! fab. Fantastic to have a fridge (wear ear plugs and you cant hear it!) Quiet guesthouse.

Review 31:No complaints at all. Very accomodating owner who was flexible with time of arrival & let us lock up our bikes in the garage behind the guest house. Very friendly, good facilities and only a stones throw from the beach. Would highly recomend!

Review 46:The friendly and helpful owner . The bedroom was very comfortable and clean and the house is in a very quiet street overnight only one minute walk from the fabulous sea front and a few minutes taxi or bus ride to the city centre.

Review 51:Shared bathroom & bathroom window dangerous as you can open window right up. I would not be able to bring my children as they could actually fall out the window in bathroom. Did not have bfast as could not do early enough. Cannot claim my room cost back from my company as they could not provide vat receipt.

On arrival due to a mix up our en-suite room had been allocated inadvertently to another guest leaving only a room with sgared facilities available. Thankfully Karen was able to sort things out and things were resolved quickly. Morning staff were very friendly and helpful.
Review 60:Excellent location. Owner Karen does everything to make from booking to leaving, an easy , organised process and enjoyable stay. Rooms clean and great value for money. Always approachable and friendly if you need any help for whatever reason.
Review 61:I think the heating should be on for a longer time at night, 12pm is a little early to go off. My partner got very cold. And i felt the bed could do with an update as it was very soft so overall was not the best sleep we had.

Review 69:The lady who runs the house is well organised and gets in touch by email, organises times to meet and greet, is very efficient and helpful. The place itself is clean and beautiful, on the seashore. Near by, a 5 minutes drive away, there is A fantastic place where to eat freshly coat and cooked fish and shellfish - and if you bring a cooling bach with you you can fill it with omega 3 incredibly fresh products to take back home. Definitely will come back. Exceptional value for money, too! Gabriella

Parking excellent even though Sunderland illuminations were on. Fridge and microwave in the room. Gorgeous bathroom with hairdryer and iron. Sink in room and all for £28 for a single room.

Review 80:Very very noisy...the doors on guests hotel rooms didn't shut properly....the automatic door closers didn't work on our own bedroom door and neither did they work on adjoining rooms.....making the doors slam loudly.I would have gladly stayed there again if it wasn't for the lack of sleep due to the noisy doors

Review 83:Well located, with the beach a minute's walk away and Roker Park two minutes away. Decent pubs in the vicinity (I particularly liked the Harbour View). On a quiet road, so no problems with noise or parking. I had a shared bathroom, but this was a lot roomier (and with a more powerful shower) than your standard en-suite. Cooked breakfasts were good and the staff were friendly. Definitely a value for money place to stay.

Review 101:I was contacted before I arrived for an eta. When I got there I was warmly greeted by Karen and shown to my room which was clean and spacious. The beds were comfortable and the breakfast was freshly cooked. What more can you ask for??
Review 102:Everything was great, we visit the area at least once a year to visit family so we will definitely use Abingdon guesthouse again. Plus at the end of the road is one of the greatest coastlines in Britain if you have never been before make time for marston rock and grotto. And seaburn beach is great.

Review 108:Staff very friendly, made very welcome. Was useful having a fridge and microwave in the room. Being on my own did not want to go into anywhere to eat so bought something and heated it up in the room. Good location for the sea, had a pleasant walk down.
