Review 1:Room smelt of damp, it was next door to a toilet which gave off very pungent bad smell. Dining room was freezing, staff were very unfriendly. No breakfast cereals available, orange juice hidden away, not offered extra tea. Whole building smelt of stale fried food the smell nauseating I left my mobile phone charger behind I've been unable to retrieve it

Review 8:The Rooms were very basic, and there were a few alarming attention to detail points, ie broken lid on the kettle for mainly safety use. I was placed down stairs during my stay as I could not climb stairs on regular occasions we had a shared bathroom, it looked hellish broken tiles, Capet looked very unkept, so we used the one at the top of the building, amazing, why couldn't the one down stairs mirror image the one upstairs?? Staff were ok all they needed was a smile though.

Review 11:It was noted a lot of corridor noise and doors slamming in the early hours of Monday morning around 2am. The only reason why we booked a Sunday evening was to get rest as we were getting up at 5 am.... We were disturbed for at least 45 minutes. On departing the hotel at 515 am we noted a group of none English speaking men loitering in the private car park.
Review 12:booked for my installers -they made a point of telling what a lovely setting it was, excellent food and very friendly staff .... particularly liked the 'on the move' bacon sarnie !
Review 13:It was difficult to find. The sign is small. I passed the place several times. More detailed location directions need to be given on the website.

Review 15:This place was brilliant, it was clean and warm and comfy and fitted our purposes to the T. The breakfast were more then ample and not only well prepared and cooked but also presented. We loved our time there and would definitely go back. Thank you so much.
Review 16:Very friendly staff - nothing too much trouble. Breakfast was hearty & set u up for the day. Location- couldn't be bettered& room overlooked the sea & promenade. Thoroughly enjoyed our stay & wouldn't hesitate to book again at Balmoral & Terraces.
Review 17:The place looks tired. Our bedroom, although having a great view had paint flaking off the walls and cracked sink in bathroom and needed a decent clean :-( Room above had people moving around from 6.20 and the floors squeaked a lot, but this is not fault of B&B just the actual guests.

Review 31:We weren't looking for anything fancy, and in this case it meant having a shared bathroom (which there was never a wait for), but the huge room, sea view, fridge and microwave and great breakfast more than made up for that! Staff are lovely. :) Recommend for closeness to beach- makes it excellent for quiet breaks and in our case, convention stays.
Review 32:well nowt really ... Apparently there are ensuite bedrooms too ... 19 in total .. One at least with a 4 poster hehe !!! I found the mattress not overly comfy but I was tired n it was fine to be fair ... And quiet too ... I had a sea view too ... Room 1 ground floor ... LOOK ... This is all written in the what I didn't like section .. And all as positive as the section above ... OK ... If your budget says Marriott then fine ... I have stayed there and it's lovely bit this was tip less u are a snob lol ... There are other bed n breakfast on this terrace ... But don't knock this one till u AV tried it ... From the outside ... Well all I can say is don't judge a book by it's cover ... At end of day the choice is yours. !!! I went on price ... Mite of been terrible but it was not ... It's competitive out there ... Omg .. I'm not a salesman ... Enuf said ...
Review 33:Friendly staff ... Great breakfast ... Nothing too much trouble ... Fan .. Iron ... Fridge n microwave in room ... Everything spotless n new carpet .. I was a solo guest .. It was a shared shower n toilet ... More than adequate ... Remember I paid £37 !!!!! It was more than just functional ... Ok Marriott n Best Western in earshot ... But this place was fine !!!! Truly it was .... Car parking available FOC
Review 34:A little bit noisy - both the plumbing, and our room was next to the breakfast room so no chance of a lie-in. Upstairs room at earlier stay was quieter.

Review 39:Stunning views of the North Sea, Roker beach front and pier. Lovely couple running the place and friendly staff. I stayed in a single room right on the top floor, it was fresh, bright, clean, comfortable, cosy and plenty of space, with sea views. Amazing full English breakfast, cooked to perfection and fab coffee. Really great value for money and highly recommended.
Review 40:My criticism would be the floor boards creaked a lot from people walking upstairs disturbing my sleep.

Review 55:The room had a bit of a strange odour that might have come from the carpet. Bed a bit lumpy so had to put duvet from other single bed underneath to get comfortable. Would not have attempted to sleep in the other bed as the ceiling far too low at that side of the room. Bit of a funny corridor arrangement to access breakfast items and kept having to stop so others could walk by which wasn't a problem but a little cramped. Also a bit odd that you had to go outside to get to next door for the breakfast room, glad it wasn't bad weather. There is a fair bit of noise from the road below if the window is open but that quietened down after midnight.

Review 62:Upgraded to 4-poster bedroom with sea views so I didn't have to share a bathroom (glad I did) Location excellent with great sea views of Roker beach. Breakfast really nice. Big portions even when I asked for small and cooked really well. Car park right out front. Good to have wifi in bedrooms. Seems like lots of people use out front of hotel as short cut even up to 3am when slightly merry and quite noisy.

Within 48 hours of my arrival I felt so relaxed I extended my pre-booked 4 day stay to 6 days. I thoroughly recommend the Balmoral & Terrace Guest House to anyone visiting Sunderland.
