Review 1:What wonderful warm informative host Patsy and Mike are. Nothing is too much trouble for them, the accommodation is to a very high standard. Little extras like tea and cake on arrival, handmade truffle’s daily left in room and a superb breakfast selection which will last you all day.

Review 3:Lovely place to stay. Very friendly owners making your trip to Lakeside even more pleasant. Providing lots of information about walks/hikes in the area. Great breakfast and lovely rooms. While strolling around in Ambleside and Windermere we were also very happy staying at Hawkshead (Hill). Its less crowded and will give you a way better experience. Food/drinking tips in the area: Queens Head, Drunking Duck (book in advance for the latter one).
Review 4:The helpfulness,friendliness and very informative advice given by Patsy and Mike on where to go,what to do and where to eat in the area. They gave us a warm welcome. Their house had excellant facilities was immaculately clean and the breakfasts were wonderful with lots of variety.

Review 6:patsy is a great hostess, she helped us plan a full day driving tour of the lake district so we get a good feel about what lake district is like. she also gave us lots of tips about where to go and eat. breakfast is delicious, and we received chocolate handmade by patsy everyday too.

Review 9:We had a great time, thanks to Patsy and Mike going out of their way to provide a wonderful home from home and to help us out in any way possible. Great location for access to lakes, hiking, swimming and all sorts. Stop looking at other guest houses and book this one!!
Review 10:We loved staying at this nice B&B. The owners were really nice and friendly, always open to have very interesting talks if wanted. The B&B is an excellent location and very close to walking paths, ideal for resting and disconnect.

Review 15:Patsy and Mike were very welcoming and friendly, humorous and helpful hosts. The location is quiet and good for the Langdales, Coniston and Windermere areas. We had a lovely room (Room 4) with a large bay window giving extensive views over the garden and surrounding countryside. We enjoyed excellent breakfasts served with a large helping of Mike’s humour. Hawkshead village is a mile or so walk from Summer Hill (mostly on a footpath across fields or slightly longer by road) and has a number of pubs/eating places. It was a perfect base for our short walking break – we would strongly recommend.
Review 16:We did not really enjoy the room, which was for disabled guests. The bed was too hard. The breakfast was available in a very limited time slot, and felt hurried. This B&B compared badly, in most respcts with our next B &B in Keswick, which was cheaper.

Review 19:Patsy and Mike were excellent hosts, their personal touch made the difference. Our twinbed room was convenient with elevater and big bathroom. We did like the homemade truffle and cookies every day! Central place for trips.
Review 20:The next room's bathroom was adjacent to our bed and soundproofing not great - not helped by very early start by next door guests. Perhaps if bathroom fan was quieter?

Review 27:Patsy & Mike are warm, humorous and thoughtful hosts who run a lovely spick and span small hotel in a picturesque, typically hilly location well situated for driving to, or a good walk to many local amenities. Weather was very kind to us but even if it had not been, we could easily have stayed longer.
Review 28:Just having a quiet 2 day break away, this lovely B&B is in an ideal location. Lovely and quiet surroundings but a short drive away to shops, restaurants and places of interest. We were greated by Patsy & Mike the host's along with a pot of tea and home made cakes. We stayed in the deluxe room which has stunning views. When shown to the room, there are home made truffles to be tried and just the tiny welcome note makes your stay all the more special. They are both more than happy to share their knowledge on the area and give you direction if needed. Mike has a great sense of humour and the breakfast in the morning is absolutely lovely. I would definately recommend a stay here, and we will no doubt be staying here again on our next visit to the lakes. Thanks for a great weekend Patsy & Mike!

Thank you very much :-D The room was very clean, those chocolates every day were just yummy, Patsy forgot the box one day and it was really difficult to resist them ha, the view from our window is a beautiful picture just "amazing" and the breakfast fresh and yummy.

Review 43:On arrival we received a warm welcome from Patsy and Mike who served us with fresh coffee, tea and home made cake followed by a tour of the B&B. Our room was ensuite and very comfortable with home made biscuits to have with tea in the room and a home made chocolate on the bed side table. Breakfasts were excellent, location was perfect, in the countryside but close to all main towns and attractions. On our return to the Lake District I would book to stay here again.

Patsy's daily homemade truffles and cookies were a nice added touch. The room was top notch and the décor throughout (with art and photos by Patsy) tasteful and of a high standard. We loved sitting in the garden by the summerhouse in the evenings. Having a spacious guest lounge with good Wi-Fi was an added bonus. Plenty of car parking room too. Being away from the busy tourist centres was a plus. It wasn't far to drive if you wanted to visit Ambleside or Windermere. Hawkshead with it's four pubs was only a half hour stroll by public footpath. Perfect.

This historical house had been restored with artistic flair and was well placed to visit Hawkshead and Ambleside. The breakfast was brilliant and the cost was very reasonable. A must stay if you want to experience the true Lake District!
