Review 17:My stay at The Rectory was superb from the moment I arrived and was served afternoon coffee with homemade cake, through my room for the night (Tackleaway) with its beautiful decor, comfy bed and view of the gardens, to the most exquisite breakfast before I left... a true home away from home. I would definitely stay here again.

Review 18:From the moment we were greeted on arrival, until we left 6 days later we could not fault the comfort, food, service and the staff at this establishment. Top marks. It is located in Old Hastings and set in a beautiful terraced garden. Breakfasts were superb and although we were there for 6 nights we were able to have something different from the menu every day. When we mentioned the we were a couple of 70 year olds on our honeymoon, Helen and Tracy Ann went out of their way to make our stay with them a highlight of our UK experience.

Review 19:No full length mirror & as I a bit of a shortie had a job to see in mirror to apply my makeup

Review 20:Attention to detail by Tracey-ann & her partner Helen

Review 21:Slamming downstairs door disturbing the peace and shaking room for part of first morning.

Review 22:Wonderfully peaceful looking out over garden. Proper thick cut marmalade and English mustard at breakfast. Fresh milk available for drinks in bedroom.

Review 23:That the owners have gone out of their way to make it special. The breakfast menu is superb, probably the best I have had, and I have stayed in a lot of hotels

Review 24:Absolutely nothing to complain about !

Review 25:Beautifully decorated and luxurious B&B , staff made u feel so welcome and were very helpful in booking restaurants and local advice. The breakfast is excellent and 5star quality !

Review 26:The fact I couldn't stay longer!

Review 27:The manager was delightful, the building gorgeous, garden exquisite : the whole package for a relaxing and stylish stay. I wanted to live there!

Review 28:Quirky ,elegant interiors, fabulous room , lovely garden, great breakfast. The 2 girls who run it are friendly & nothing is too much trouble. In the old town of Hastings, short walk to Jerwood art gallery & sea front/beach/shops Best for couples or solo.

Review 29:Nothing not to like. Lovely setting. Great atmosphere. Based on the quality of the breakfast would love it if they provided food in the evening.

Review 30:As soon as I opened the entrance door I was greeted with a warm friendly face who welcomed me on my arrival. The hospitality was outstanding and couldn't have done anything more. Thank you

Review 31:We liked the warmly atmosphere in the house and the breathtaking views into the garden. The surroundings are phantastic: the old town, the seaside, the country-parc.

Review 32:Parking is limited as it is everywhere in Hastings. The staff again went out of their way to fit as many cars as possible on to the drive.

Review 33:A warm welcome when we arrived and very attentive staff who cater for your every need. Breakfast was lovely with plenty of choice and we tried most of them during our stay. though slightly on the small side the room was tastefully decorated.

Review 34:Having to leave at the end of the stay

Review 35:The breakfast is a joy ,they cure their own bacon and hand make sausages and home baked bread Bed was comfortable

Review 36:We had a top floor room and it was the cheapest room, but it was too warm. Even with the window open it took hours to cool down. Just be aware if you come n the summer. The bed was too soft for our liking and it creaked a lot.

Review 37:We were warmly greeted with a pot of tea and homemade cake. the staff was very helpful finding us a restaurant for the evening. Breakfast was wonderful and the back garden is relaxing and delightful.

Review 38:Some traffic noise from the road in front - but not enough to impact my stay.

Review 39:The room was luxurious, beautiful and comfortable, the staff were super friendly and the breakfasts were amazing. I felt well rested and looked after.

Review 40:Best location in Hastings for exploring the old town, wonderful back streets and the seafront. Beautiful property, room felt grand (very high ceilings) despite being not overly spacious, super-comfortable bed/bedding and lovely staff. Also - breakfast surprises with great local options (I had the Kippers) and the honesty bar is stocked with some really good wine.

Review 41:An earlier breakfast would have been good. But we enjoyed the place so much it perhaps did not matter as much as usual.

Review 42:Brilliant interior decor. Very good room with exceptional facilities. The best full English breakfast I have ever had (that I have not cooked myself) and I write about food! The staff were excellant. The Old Rectory is almost 10 out of 10 and getting close to perfection.

Review 43:Our room was a little chilly (though it was the coldest day of the year - so maybe to be expected).

Review 44:Loved the quirky lounge and general interior. The staff were fantastic and attentive, the breakfast was delicious. The little touches like homemade biscuits were fantastic.

Review 45:There's nothing I didn't like.

Review 46:The staff are great. The rooms are lovely. Breakfast is superb. It's located in an area of the old town that gives easy access to the local pubs and restaurants.

Review 47:No issues.

Review 48:perfectly positioned to explore the old town. Warm and friendly welcome and service. Interesting building next to a lovely church. Excellent breakfast. Bread, jams etc home made even the sausages & baked beans were made on the premises.

Review 49:Unfortunately only able to stay one night rather than two as booked due to double booking, but manager Luke managed to relocate us to the Laindons two minutes away, which was also excellent. As there are so many booking sites these days, it would be prudent to ring where you are intending to stay as soon as booked to ensure you truly have secured your booking, I think that this is an increasing problem as this is the second time in the last year this has happened to us. We were fortunate to have such welcoming and helpful hosts, who did their best to ameliorate the problems on this occasion, but might not always be so lucky.

Review 50:The welcome, comfort and ambience. Large and attractive common rooms, decorated and furnished with thought and style. Bedroom spacious and stylish, comfortable bed nice linen, and bathroom with lovely full sized bath. Good breakfast with locally sourced produce, home made sausages and bread for example.

Review 51:Wonderful welcome and delightful staff with lots of local knowledge. Tea and cakes on arrival with a beautiful view over the garden. Quiet location in the old town and only minutes from seafront.

Review 52:The car park is quite small.

Review 53:Very warm welcome with delicious cake and tea. An extremely beautiful house with lovely rooms, some of which have garden view. For breakfast there is a good choice of different meals that are all prepared fresh. The town centre is within walking distance.

Review 54:Some may consider it pricey for a B&B but the standard far exceeds your average B&B and many hotels that charge similar prices.

Review 55:Warm welcome, overall ambiance, comfortable bed, powerful shower, cafetière & fresh coffee in room, 2 course breakfast with variety of choices. I chose sausage, baked beans, cured bacon (all home made) as was the bread for toast with poached egg instead of scrambled which was no problem. It was excellent and would certainly stay again & recommend it to colleagues.

Review 56:Wifi was very poor so not possible to work using it. This was mentioned though.

Review 57:Good location for sea front and old town. Rooms decorated to a very high level. Bed was extremely comfortable! Very good breakfast with lots of options.

Review 58:The staff were incredibly helpful, taking time to tell us about the area whilst we checked in. The hotel was stylish, clean and in a fantastic location, we would thoroughly recommend it.

Review 59:Great location in the old town of Hastings, near to the best pubs and cafés. This is a unique and beautiful B&B, friendly staff and delicious breakfasts.

Review 60:There was nothing to dislike which I realise sounds unusual but it's true in this case.

Review 61:Excellent location a short walk from Old Town and Restaurants. Good size bedrooms, well appointed and quiet. Staff friendly and helpful but not intrusive. Excellent choices for breakfast. Very, very clean throughout. Our perfect place to relax for a few days. Would return.

Review 62:Hastings has begun to emerge from decades of decline and lack of investment. I had never been to this part of the south coast before and decided to visit for my daughters birthday. The old town in Hastings has some recently revived shops, bars, restaurants and a beautiful new gallery, so offers an interesting area in which to wander for a short stay but the extended town is quite run down. I am not sure I would chose to stay for long as I found the extended area quite depressing. I heard however it is on the up, the pier is being rebuilt and a high speed train from London will no doubt bring much needed investment.

Review 63:The whole ambience was very well balanced. Both the shared and personal spaces are tastefully decorated to a very high standard and attention to detail was faultless. The staff were very helpful and keen to offer advice as required.

Review 64:The staff at the Old Rectory were all extremely friendly & helpful and couldn't have made us feel more welcome. The hotel is very tastefully decorated, has a beautiful secluded garden and the breakfasts are excellent offering a wide variety of choices

Review 65:We were made to feel so welcome, with the offer of tea or coffee on arrival too. The room was lovely and the breakfasts were simply delicious. Tracy-Ann and the other staff were delightful and could not have been more attentive hosts.

Review 66:We were met by the most helpful (but somehow completely non-intrusive) who served us with home made cake & coffee while he told us all about Hastings and checked us in. The hotel was stunning & comfortable and the breakfasts were amazing. We'll be back in a heartbeat

Review 67:Bed wasn't too comfortable. Noisy as the B and B is not carpeted all the way through.

Review 68:Staff were friendly and helpful and the breakfast was fantastic.

Review 69:We stayed at the Old Rectory on our wedding night, there was a bottle of bubbly waiting for us when we arrived, the room was fantastic and the bathroom and toiletries superb, we would definitely recommend it was a real treat.

Review 70:Warm welcome, excellent location, beautiful bedroom overlooking the gorgeous gardens, tea served in said gardens, fab breakfast - loads of choice& perfectly cooked, couldn't fault it in any way can't wait to go back.

Review 71:The bathroom door didn't close properly. WiFi intermittent.

Review 72:Friendliness, room, location, breakfast, comfortable bed, view from room, welcome on arrival.

Review 73:Had to think hard! but we did comment that the bath towels were rather small.

Review 74:Everything from the welcome coffee and cake on arrival, the helpful attitude of staff, the clean comfortable room, to the tasty breakfast was first class - we were sorry we were only staying for one night and didn't have the opportunity to enjoy the peaceful garden.

Review 75:Warm welcome and friendly atmosphere. Well appointed room. Excellent breakfast.

Review 76:Absolutely everything! Wonderful venue, staff and surroundings!

Review 77:Very handy location. Staff amazingly friendly and helpful. Food for the most part homemade. Room very comfortable
