Review 1:Pity there was no lift. I was on top floor and, following the climb from the seafront, it would have been nice not to have to go up lots of stairs - which were very well-carpeted and comfortable to walk on.

Review 5:Good location for us as my sister has recently moved to a flat just around the corner. It is literally 3 minutes walk away from the beach front - and no more than 10 minutes to the White Rock theatre. Breakfast was fine, not a buffet but there were choices of cereals and fruit juices and the hot breakfasts were cooked to order and very tasty. Rooms fine - clean and tidy. Bar, reception and restaurant nice and modern. It was good value for money in that our room rate included breakfast.

Review 8:The Breakfast was not very good, very basic and poor quality food, and not cooked particularly well. The towels and bedding of a poor standard, threadbare towels.

Review 10:No hairdryer in room (nor could one be found when I asked at Reception.) Sharp cracks in floor tiles in bathroom - (Beware!) Manager said he had got in gluten free cereal and biscuits as well as the usual GF bread, but they didn't materialise. (The waitress got confused with the breakfast orders - seemed like she was new - so we didn't ask for fear of causing further confusion.)

Review 12:Room was a good size and well decorated. Bathroom was roomy and convenient with a good shower. Electric heating was very efficient. Had an excellent special steak dinner in the restaurant. Free on-site parking.

Review 17:There is laminate flooring through the hotel, I understand this is easy to clean, but when the couple above us moved around we heard every step...when one of them got up in the middle of the night I thought someone was in the room with us! There was no full length mirror, which I missed as it is nice to check how you are presenting yourself before you leave the room, the hairdryer was broken and taped to the wall. There was a period dressing table but no chair to sit in....made little difference as I could not blow dry my hair anyway! Breakfast was well cooked and presented but lacked the quality ingredients of the evening meal so did not deliver on taste.
Review 18:The bed was very comfortable, and the evening meal was great, we had the steak and were very pleased.
Review 19:I loved the friendliness of the staff, the beautiful decor and the wonderful garden which our room overlooked. I am returning in a couple of weeks. Also the food at the restaurant was of a very high standard and the chef was delightful.

Review 23:The hotel is in a great location, within easy walking distance of the St. Leonard's Warrior Square train station, and there are buses to Hastings right outside the door if the walk seems a bit too far. My room was spacious and comfortable, and was kept spotlessly clean throughout my stay, with clean towels daily. There was a very good selection at breakfast. Overall, a really good stay.

Review 26:We arrived to the most unpleasant and un welcoming man ever. Our room was freezing and when I asked if there was heating he pointed to a heater in the wall and said switch it on . Room was dark and tiles in bathroom were all cracked and could have caused an accident. Priced way too high.

Review 28:only there for 2 nights first night woken up at 1.30 in the morning because we had a superior room downstairs directly under the bar area and all we could hear was furniture being moved about apparently down to the cleaners the shower cubicle we had in room no 2 took ages for water to run away clogged up with filthy hair so we left the plug out water running away so so slow could have flooded the floor walls were damp which you can see so clearly to the walls above the mirrored unit the toilet roll holder was to far back should be slightly closer to the hand basin no towel rail to put towel on in the toilet not even a hook on the back of the door and the worse thing was for a supposedly superior room was the view omg a bloody wall to look at lovely view wouldnt have been to bad if it were painted white wont be going back there again ever ...........

Review 30:No wifi in rooms was a let down but I coped! A problem with the booking due to Booking.com stating they take Amex and they don't which meant I had to try and find alternative payment. Was embarrassing but the Manager was very helpful in trying to resolve it. The listing has now been changed on this site.

Review 42:Basically nothing related to this hotel and the room was as advertised in the description nor, quite surprisingly, as reflected in the reviews posted by others. The distance to the old town is a good 30 minutes walk, not the "5 minutes" mentioned in the description. The room (one of the 5 so-called "superior rooms") was located below ground level. No view whatsoever apart from some hairs of grass and bamboo and, obviously enough, almost no natural light. "Recently renovated"?! Not even an overstatement, just a bad joke. The only things that look indeed renovated are the bar and restaurant areas. Persistent stanch, hairs of dust hanging from the ceiling and more than a handful of spiders roaming happily on walls, curtains, even linen. We had a small baby with us so imagine the thrill. Peeled and cracked paint was a bonus. Night lamps were not quite a match - one was chunky and shiny the other one slim and basic. No buffet breakfast. Waited tables with just a very few options offered to choose from. Scrambled eggs on toast for example is just that. To make a long story short - £95/night for this room is nothing short of a rip-off. It was the first time in the long while I've been using booking.com when reviews written by others were so disappointingly infirmed by the reality. I can understand (and even sanction) cynicism but I thing it should be put to better use.
Review 43:hotel is up a hill but the bus stops are close by its not in hastings but st lennards on sea so dont go to hastings on the train get off on the stop before st leonnards short walk to hotel from there hope that helps

Review 56:Was a very comfortable room good do with some updating but this did not affect out stay. Bar/resturant and downstairs was lovely and food was good,cooked fresh. They supplied a travel cot for our 10 month old as well as bedding for her. Staff were friendly.

Review 72:Something you cant really avoid, but the area nearer the riverside is run down and does have a lot of shady looking people wondering around. Particularly in the evening and night.

Review 74:The toilet still contained poo from the previous visitor and would not flush away completely. On complaining I was told it was too late to do anything as the cleaning staff only worked in the mornings. The room I was then offered was a standard room whereas I had booked a superior room. As it had an additional bed in it which I didn't need he said it would cost the same as the superior room when it should have been much cheaper. This room was tired and not very clean. The shower didn't work properly, the toilet lid would not stay up when needed and the wardrobe door would not stay shut. All the furniture looked like it had been in the room since the 1930's with all the ware of generations showing through.
Review 75:The location and first impressions when entering hotel. They have spent a good deal of money on this area to drag you in. The rooms are a very different story.
Review 76:The person (male) who greeted me hardly spoke, never mentioned where to get breakfast or any 'hotel rules',I paid for breakfast but had to leave before it opened at 7.30. The night porter (he was very helpful) if only I had met him first as he would have sorted breakfast for me. The room was ok but there were stains on the covers and curtains and on the bathroom floor; a plug & a light did not work and the headboard was so flimsy and pointless - it looked like it had been glued to the side tables and therefore was not really fixed to anything! I only paid £55 for my double room - so value was good overall.
