Review 1:So used to having an en-suite room that I forgot to check. Really disappointed to find that the bathroom was through 2 doors to get to. Because of that I won't be returning.

Review 3:Friendly owners and homely atmosphere. Breakfast was above expectations and very filling. You have a real feeling that the owners love what they do and are proud of their business. I'll certainly book again.

Review 7:A friendly & warm welcome from Angie from the moment I arrived. The room & ensuite nice and all very clean. Angie was really helpful, lending me a phone charger & booking me a taxi straight away for my evening out. A great breakfast & friendly service. Overall a lovely B&B with free overnight parking available on the seafront. Would stay again.

Review 10:Wish the fridge had have been plugged in on arrival as we didn't realise until the next morning but this is probably usual practice and we should have checked.
Review 11:Good location between Hastings and Bexhill with ample free parking. We were struck by the homely feel of the guest house and the cleanliness. The large family room was clean and comfortable with a great sea view. Breakfast was tasty and the proprietors were friendly and accommodating which is most welcome when travelling with two young children. Loved the place even more as there was no bible to be found in the room! Also the 'Bo Peep' pub nearby served a decent selection of food and was reasonably priced.
Review 12:A reasonable walk from town but a small price to pay for free parking and a walk along the sea front.

Review 14:St.Leonards is a bit run down…. with a very limited choice of places to eat. I have nothing negative to say about the Rutland b & b.
Review 15:Lots to like. The hosts…perfect, they provided everything I could've hoped for - clean rooms, towels & bed linen, plenty of breakfast options and were very helpful with tips and advice. The location is great for walking or cycling along the coastal path. Classy Bexhill-on-sea is about 3 miles & Old Hastings (smarter than the new) is about a mile. When the tide is out walking along the beach is just wonderful. A bus stop is about 50m away and a train station about 300m. If you like to Parkrun, it starts & finishes directly opposite the Rutland! Oh, and there's plenty of free parking.

Review 21:A kind couple runs the property. They were really helpful! A friend I met there needed a taxt for Hasting train station and they called one for her (though she canceld in the last minute). The room was sufficiently big and very clean; so was the bathroom. I had everything I needed. For the breakfast menu, continental and English are both available. I tried both and they were really lovely! The property is located in St. Leonard (West St. Leonard is the closest train station), between Bexhill and Hasting. The place is not extremely convenient yet few come here for commuting anyways. :) The house faces the sea. On the evening of arrival, I took a little walk around the beach which was really relaxing.
Review 22:Lovely room, clean, bright and airy, the food was great and the owners of this B&B were warm, friendly and incredibly welcoming. I would highly recommend the Rutland.
Review 23:The shower cubicle was uncomfortably small in quite a large bathroom - so it could've been a lot bigger. Not much elbow room! Parking was a bit tricky - but to be fair there is nothing the guest house can do about it. In theory you can park on the road outside but it was always busy when we were there. We parked on the seafront, accessed by walking through some gardens from the guest house. This was easy, with plenty of parking available, but it was a bit of a way to carry heavy bags and marshal children too.
Review 24:The rooms were pleasantly decorated, and our family room had plenty of room, including a kettle, fridge and a decent amount of storage space if you were staying for more than a couple of days. The staff were very welcoming, and you have your own key so that you can come and go when you please. The breakfast room pleasant and light, and the tasty breakfast was cooked to order. We had a lovely view of the sea and public gardens opposite. It was quiet - there was no noise from the road or fellow guests.

Review 28:I only live up the road so I stayed here for a night to escape horrible building work going on at my house. The room was cosy and comfy with an excellent shared bathroom. Fantastic property. Sooo clean, had everything I needed. Thank you. I will return no doubt, I have more imminent building work!!!!!

Review 30:I was made to feel so welcome, nothing seemed to be too much trouble. Breakfast lovely, with a good selection. Location is great, near to sea and shops, but far enough away not to be bothered with noise.

Review 43:We stayed at the Rutland Guest House on the 22/8/14. Our room was en suite on the top floor of the building. The room was larger than most guest houses we have stayed in previously. The room was clean and the furniture was in good condition. The en suite was again larger than some, we have stayed in and the shower was in good condition. The breakfast was very good and well prepared. The Bo Peep pub is a very short walk from the property and is a nice friendly pub with very good pub food and there are a number of restaurants nearby. The seafront is just across the council gardens in front of the building with a long promenade into the town.There is free on street parking on the road outside or in the car park across the gardens in front of the property. A very nice stay and we would use this property again and would certainly recommend it to others.
Review 44:Shared bathroom although this is reflected in the price. No WiFi in Room 8 as has been noted in other reviews. Unable to lock the door from the inside and the door to the room next door banged each time someone went through it. These issues weren't brought to the attention of the owners though.
Review 45:Very friendly and helpful couple which translated to the guests. Right on the seafront and plenty of free parking right outside which I had worried may be an issue but wasn't. Very clean room of a reasonable size and excellent breakfast made to order.
Review 46:As a mature married couple (both 61) the climb to the top of the house was a little tiring even with the help afforded to us by Angela the proprietor with some of our luggage.
Review 47:The location was good even if it was a little far from the main attractions of the seafront. The welcome and good nature of the owners was great. After a week of continental breakfasts in France, it was good to eat a full English, and what a good breakfast it was.

Review 55:Great location, we had a nice peaceful room facing the garden. A great night sleep followed by a fabulous breakfast to see us on our way. Only comment I would have is that the bed was quite small and our feet tended to poke out of the end! Other than that, would rate it 10/10.
