Review 2：Good value and very friendly staff. Clean and tidy room, albeit simply furnished. Breakfast was good too, and the location is convenient for Exmouth and the train towards Exeter.

Review 42：Have marked the breakfast with a :( not because of the food - the choice and standard of was excellent - but the finishing time of 9.00 a.m. was a 'killer' and service seemed rushed. One morning we had not even sat down and were being asked what we wanted for our cooked breakfast!! 9.30 a.m. would have been so much nicer. After all, most guests are on holiday and who wants to be eating so early! Staff were generally very helpful and attentive but for one poor experience. When asking for directions to the bar the response (from a lady chewing gum behind reception) was a curt "it's in there" and "I will be with you in a minute" (it was more like five minutes). Did not feel very welcomed.

Review 52：It was advertised as free parking but there were no parking spaces available and there were no permits left for the car park, so we struggled to park our car, the staff didn't seem to know where we could park either, she said to drive around and look out for a space :( Free wifi we didn't have a code to unlock it. Breakfast was between 8 and 9 which as we were away for a few days we thought this was a bit early and would have liked it to be as advertised until 9.30 - 10. We ended up only staying one night instead of the two as planned

I went down the other side of town and I got a phone call telling me I had to move my car. I had to leave my family and walk all the way back to move my car. Nothing above chest height appeared to have been cleaned for quite a while; dust everywhere, mould on the walls in the bathroom and several of the lightbulbs in the room had gone. They were all full. not prepared to leave our new car there anyway, ending up on street parking nearby. In the morning, shiny slug trails on the carpet . which had been around my bag and some clothes. Shower plughole was full of debris and hair which resulted in us standing to shower in 2 inches of backed up drain water, not very hygienic. The bathroom shelf was nowhere near the sink, but above the toilet?! toiletries were put on the floor by the sink... no soap tray either in the shower, so soap had to be left on shelf at edges of shower tray, first breakfast we had, full english, was served on cold plates and also reached us stone cold. second day we had poached eggs, bacon and tomatoes, although still on a cold plate it was hot.
