Review 1:Freshly cooked and utterly delicious breakfast - one of the best I've ever been served in a B&B or indeed an hotel. Very friendly staff. Warm and cosy ambiance.

Review 4:The road outside is a little busier and noisier than I thought it would be but it quietens down at night. The hotel overlooks a car park rather than directly over the beach but you can see the sea.

Review 6:Room was lovely and spacious. The owner was very helpful, even carrying my very heavy suitcase upstairs for me! Breakfast very tasty. Would definitely stay here again if I am back in the area.

Review 22:Lowestoft is my home town and I took my partner home to visit the seaside. The beach house was run by a very lovely couple. Sadly the lady was under the weather so we never got a chance to meet her. But there were homemade preserves and Jams made by the lady in the lovely little dining room which had a big television and a view of the sea. The gentlemen running the show was so friendly and accommodating. Nicest, cleanest and comfiest place I've stayed.

Review 24:A lot of thought had gone into making the place welcoming and cosy - liked the room decor, and loved the homemade jam!

Review 25:We were warned the toilet was noisy due to the Saniflo system and Chris wasn't wrong! Couldn't flush the loo in the night as it was very loud! Other than that everything else was lovely

Review 27:Although there was a trundle bed underneath the single bed, it had no mattress on it which meant my two children had to top and tail the single bed. This was a little tricky until they fell asleep. Also there's no hand soap in the bathroom for hand washing.

Review 30:The owner was lovely and helped us so much to accommodate us and our toddler. Breakfast was gorgeous especially the home made jams and breads.

Review 31:The phone was just outside the family room door so was a little disturbing. The mattress in the single room was to narrow for the bedframe. One of the other guests was smoking inside which was unpleasant.

Review 32:The staff were all really lovely and the food was amazing. The family room and the single was amazing on size and privacy from other guests all decorated to a high standard although some areas were still in the process of renovations. This will we amazing throughout when it's all finished.

Review 33:The room needed finishing off properly and some of the cupboards contained items that shouldn't of been there.

Review 35:Very clean ensuite but was being refurbished so no towel rails or shelves for toiletries and pipe from floor where radiator not fitted. Bedroom carpet was stained (needs replacing) but once you ignored that all was well.

Review 44:Ideally situated on the seafront, right between the pier and town centre. The owner Warwick could not have been more helpful. A decent sized double room, great breakfast and very enjoyable stay.

Review 51:I am so pleased with picking the Beach House for our stay with my 10 month old son. We read many reviews and this one just looked perfect online. We stayed in the family room 2 with a sea view. It was very relaxing with our own ensuite. Breakfast was easily the best I'd had at any hotel or b and b and the selection of coffee, teas and biscuits in our room was also great! The owner was very friendly and made us feel welcome and we'll taken care of. Our bed was just right and we slept well, as well as out son for which a travel cot and linens were provided.

Review 52:The bed throws and over pillows were not very clean, the hand basin didn't drain well ( clearly needed unblocking ) and there were no lights in the bathroom , just wires hanging down. The owner , Warwick, was friendly and very apologetic about this ( and offered to reduce our fee by £10, much appreciated ). They had had bad luck with the previous sub tenants of the house, and also with flooding. But I felt they were only just coping with the practical problems this had caused.

Review 58:I suppose the gas boiler was located at the floor below and I could hear the turning on and off along with the noise of the wooden floor expanding in response to the heat. The room was isolated with a single wall from the dining room and a row of see through layer was inserted at the top - this allowed light coming in throughout the night.

Warwick was the perfect host, attentive but not in your face. for the amount i paid it was real value for money. I also loved all the Seaside theme and Nick knacks all about the place.

Review 64:That was a wonderful stay. The gentleman was helpful and went beyond the regular customer services. We travel with our little child and arrived very late, but we were welcomed and given also bigger room. The breakfast was amazing with home made bread and jams. Lovely B&B. Highly recommend.

Review 69:Not a negative at all, but something to note to potential travellers the hotel is a work in progress and having works following floods so be aware there are unfinished things dotted around but personally this made no difference to me.

Nice sandy beach. Not too far from other places, North and South, along the coast if you want to venture out.

Review 81:We were not informed about ongoing renovations in advance of our visit and when we arrived our check-in time was put back two hours. The repairs were necessary following an insurance claim but that said, the new style of room was really lovely and worth waiting for. Breakfast was a mixed bag. A big selection of continental style items but the cooked options were poor. Nothing apart from sausages and tomatoes with toast. Toast was nice but homemade and extremely heavy. I assume the lack of any choice was due to the kitchen not being ready to use.

Review 82:Lovely, newly renovated room with a slightly nautical theme. The owner - Warwick - and other staff were very friendly and helpful. The Beach House is also in a great location for the waterfront/pier and getting to other surrounding areas.

Review 83:The only downside to us was the lack of amusements in Lowestoft for our 4 yr old Granddaughter ,but we knew this from the off ! That's why I/we drove a twenty five minute drive to Gt Yarmouth.

Review 84:Central to either Pier & only 12 miles from Gt Yarmouth . A well worth visit to Thrigby Wildlife Gardens (17 miles out ) if you get a chance . Cooked full english breakfast with a selection of homemade bread .

Review 85:The fact the local council / insurers have not been able to make repairs after the storms of last winter which made the walk along the front less attractive with fenced off areas.

Review 103:Sharing toilet and shower room. I was on the top floor & the people on the first floor hogged the only 2 toilet/shower rooms! With potentially 10 people staying, 2 showers & toilets were insufficient.
