The Ness House Hotel is a Georgian property, built in 1810, on the outskirts of Shaldon village overlooking the Teign Estuary and only a stone’s throw from the beach.
50 feet away the Smugglers Tunnel can be found, leading you down to the secluded Ness Beach, sheltered by the Ness Cliff. There is a ferry which runs between Teignmouth and Shaldon and fishing at the mouth of the estuary is popular year round.

Review 1:The food for dinner wasn't great which was disappointing but breakfast was lovely! There are lots of restaurants near by to choose from as an alternative.

Review 5:The company we used to book the Ness were useless. They failed to make the room reservation and consequently we could'nt stay at the Ness because it was fully booked.

Review 7:THE ROOM WE BOOKED WAS NOT THE ROOM WE GOT ALTHOUGH IT WAS LOVELY ROOM 9 annex. WE WERE PROMISED A ROOM OVER THE RESTURANT WITH ROLL TOP BATH AND TV IN BATHROOM THIS DIDN'T HAPPENED AND WE WERE NOT OFFERED THE ROOM PROMISED. Review 9:Leaving !! Seriously though, there was nothing about the hotel we didnt like. Oh, apart from the waterproof remote control not working in the bathroom but we could manage without that!!

Review 11:Meals over-priced and not much choice - same from night to night. Some bedrooms too cluttered with 'ornaments' and need decluttering. Sinks far too small and access made even more difficult by positioning of shelf. (Excellent showers.)

Review 13:No storage for clothes.Could have done with a chest of drawers at least, only had a few coat hangers. A bigger sink and a smaller shelf would have been more practical in the bathroom. A little overpriced compared to some. Room was on the small side but the location makes up for this.

Review 22:We booked into a wonderful room with balcony and stunning sea view. They have carefully thought about all the comforts in the room. We had the best sleep in a hotel ever.The staff are very friendly and helpful.

Review 26:The Ness has a lovely setting with views over the teign estuary. Our room had a balcony overlooking the estuary and gardens. The bedroom was spacious. The staff were friendly and helpful.
Review 27:Bathroom door was loose and difficult to close. (top hinges were coming away). Kitchen floor looked rather grubby. However, we were advised that refurbishment was planned for next year. This didn't spoil our stay, and we will revisit.

Review 34:Its position on a hill overlooking the estuary, a delightful walk around the water's edge and a nearby tunnel down to a beach. My room led onto a verandah with a water view, the room was very comfortable and the food great.

Review 40:Disappointed with our room. One of the bedside drawers, the front of it had fallen off and it had been left inside the drawer, the bathroom was very basic, no glass to rinse your mouth.

Review 87:Our room (10) in the annex was very spacious with good sized en-suite and a kitchenette with a very useful fridge. There was also an iron and ironing board which was helpful. The views from the room and its little balcony were wonderful. The food in the restaurant was excellent with a good choice for breakfast and the view from the restaurant was even better than from the bedroom. All the staff were friendly and helpful. There was quite a lot to do in the area without having to use the car.
Review 88:Rooms need some upgrading and decoration, not absolutely essential but they are looking slightly tired. My own room, bed head missing, wardrobes doors broken.

Review 90:The sink and bath were not very clean scummy and greasey,as we were only staying one night it was not worth complaining had we been staying longer it would have been different. The hotel says parking is available on site and reservations are not required, the truth is their carpark is tiny about 6 spaces and you have to park in the public one which in fairness is only across the lane and they do refund your fee but why don`t they tell you this. The area is quite inclined so what if you had mobility problems

Our expectation of the Ness restaurant were quite high, so we did not like the fact that the restaurant has a pre-printed menu, suggesting it rarely changes and that food is not made from fresh ingredients on the premises, but instead sent in from catering suppliers and heated up. The quality of the food was far below the standard expected given the prices charged.

Review 112:Our visit was a trip down memory lane. We used to holiday in the area and would visit the Ness for drinks whilst the children played on the grass opposite. Staff very friendly in the restaurant and bar. Nothing was too much trouble.

Review 118:The food,the service,clean,beautifully decorated .....the room had a great view, not as good as some of the others ( room 11 ) but a view all the same. Breakfast was a pleasure vast array of breads cereals cold meats, juices etc ..... Full English for me but staff very flexible if a twist on what was on the menu was required ..... All un rushed and with a reasonable spread of time you could take breakfast at.......... Evening restaurant very busy, but that's to be expected as the food is excellent ...... Room was very spacious, very clean ... Spot, location was terrific small zoo just up the road 5 min walk, great beach via a smugglers tunnel or short walk to ferry and other beach all in all a brilliant break thanks to James and all his staff for which nothing was too much effort ..... Would I go again ? ...... Yes,, and will be sorting dates very soon .... Thanks Kim and Terry
Review 119:Avoid room 1 until they re-new the carpet. I was moved to room 4 (I wasn't supposed to be in 1 anyway (long story)) and it was much more comfortable (except for the pillows!). I gather that an upgrade of the first floor is due soon, but don't read too much into that, room 4 was very acceptable.
Review 120:The food was good and the staff friendly and helpful The location was wonderful (I had good weather) above the beach with fabulous views of Teignmouth bay. Public parking also very convenient (although not immediately obvious).
Review 121:Arrived at 3p.M.,given the room key to no.12 Only to find room was notready, unmade bed, dirty towels in bath,rubbish in bins,etc.- Attemptto pacify with free drink.Stayed for 5 nights,first three morningsbreakfast quite good when hotel half full, but fourth morning whenhotel full cooked breakfast arrived one hour and five minutes afterfinishing cereal.Fifth morning only had to wait forty minutes, butbreakfast was inedible, poached egg must have been scooped out of thepan along with half a cup of vinegar water and deposited on the toast,could only manage one mouthful.How can anyone mess up poached egg ontoast? Glad to go home.
