Review 1:Nothing to dislike, I could be picky but all places have their own little quirks that you learn whilst staying there

Review 2:Very homely and welcoming. I had to be at work early so would have to miss breakfast. The owner made me a takeaway bacon sandwich and coffee and I love her for that .

Review 3:"We stayed at the Baytree House in an annexe, during the Christmas time from 25th to 27th and thank God we stayed there only 2 nights (4 adults) in these very cramped, dark rooms. There were no windows, just tiny lofts which were very difficult to open as they were situated above beds, so we were worried that all dust or rain would fall down. There were also no sitting room and dining area so all social events had to be carried out in the bedrooms in beds. Furniture old and smelly. Cost of £198 for two nights - wasn't worth. I wouldn’t recommend Baytree House to any of my friends however the Lowestoft is a very nice place. "

Review 6:Warm welcome, Excellent Service and really good food ,could not fault food nor service at dinner we invited two friends there to join us steaks to die for! it was Halloween two days before and it had the best decorations I have ever seen - we will return.

Review 7:While this is a negative, it is totally understandable, given the economic climate; in that the establishment does look a little 'tired'.

Review 8:Staff were friendly and very welcoming. The food is absolutely first class, and no 'penny pinching' on portions. This well made up for the 'negative'.

Review 14:The bedside lamp is very tall so you have to get up from your comfy, just-about-asleep position to turn it off before you sleep. The mattress felt very soft and a bit thin.

Review 18:We loved all the charming details that give the Baytree House its cosy, creative flair. From the water feature and animal friends in the front garden to the little decorative touches and original features in the rooms, the property is definitely above any standard B&B or hotel in providing a fun, relaxing space in which to welcome guests.

Review 19:The facilities where all falling apart, the main window next to the door at the front of our annexe was broken so anybody could have got in. The toilet was held up by piece of wood. The floor was damaged causing my daughter to cut her toe. There was thick dust behind our bed with boxed in wires which was on show. The shower didn't run hot and we were advised to run the kitchen tap to get it going- which failed! Wouldn't recommend for any young family or anybody over 5 foot 7 as the beds are short. Very poor facilities for the price and to top it off I had a hair in my full English- which consisted of 1 sausage, 1 egg and two fatty rashers of bacon.

Review 22:We stayed in the annex, which is a self contained two bedroom apartment with its own parking, ideal for a short stay for a small family. Breakfast was lovely, and all the staff very efficient and helpful.

Review 23:Beautiful house, fabulous host and gorgeous breakfast. The Pugs are lush aswell, I could have easily took them home with me. I highly recommend this place and will definetely be back! Thank you for the lovely free pot of homemade Jam aswell.

Review 26:More space to put clothes as no wardrobes or shelves in our rooms , only hangers on a wall fixing. Didn't matter for a short stay but would've bothered me for a longer holiday.

Review 27:Room decor very appealing and free homemade cake in the lobby a lovely touch (and delicious!). The breakfasts were really tasty and more original than the usual e.g. scrambled eggs with smoked salmon on homemade cheese and parsley bread. Owner's homemade jams also for sale which made good presents to take home.

Review 29:What can I say,absolutely fantastic, fantastic host,hotel beautifully decorated styled with delightful furniture. Room lovely, everything you need, kettle teabags,coffee sugar. Review 30:Very poor accommodation, we stayed in the annexe and it was not finished to the high standard they stated. Definitely not a boutique hotel.

Review 34:We did book the annex/lodge and found it to be well below our expectations: Around the block on the backside with no direct access from the main building in a not so clean environment, cramped and dark rooms.

Review 35:As we did not want to stay in the pre-booked annex we were able to get a regular, family-sized B&B room at least for one night. This was a really nice room and we very much liked it. The main building incl. the breakfast met our expectations of a nice, charming B&B.

Review 37:Shower sporadically ran boiling hot. Basin held up with piece of wood/ tiles not grouted in bathroom. No wifi connection found. A phone through to main house to report issues would have helped greatly. Would not have coped with more than a couple of nights here. Tea/coffee were not individually wrapped for freshness/ hygiene. Website states extensive complimentary drinks and snacks in every room ... There were 4 after dinner chocolates between 5 of us.

Review 43:The decorations could do with up dating. The was dust on the furniture which could have been cleaned. Free parking is on street outside if you're lucky. The location didn't suit us it is a fair walk into town to find a restaurant etc and the choice in Lowestoft didn't seem too great a bit of a ghost town.

Review 44:The guest house is unusual, it is described as a boutique hotel what ever that is. The front of the premises has an area for sitting and is well kept which means it stands out against the other residential properties on the road. There is free cake in the hall which is a nice touch. The rooms are a good size and had everything you could want including tea, coffee and fresh milk, a selection of dvd's etc. the decor was not to our liking but I guess that's why it is boutique! The breakfasts were of a really good standard. The staff were excellent and friendly couldn't do enough for you. They changed the pillow cases due to a mark on them and provided a heater when my wife remarked she was cold.

Review 47:The smell of dogs/animals in reception. In bedroom: No comfychair/sofa in huge bedroom. Dangerous position of kettle &coffee maker. No long mirror. No space for toiletries/makeup bysmall mirror in bathroom. Numerous lightbulbs need replacing. Pillowswere very poor, flat & grey & no pillow covers. Window openerbroken. Curtains too high to pull so came off rail, need curtain poles.No yogurt for breakfast & poor/small selection of fruit & none at all on 2nd morning. Back garden full of rubbish. No local shops, cafes or pubs to walk to.

Review 50:We felt welcomed, in such a beautiful setting. The lovely owner went out of her way to assist us even lent us some of her shampoo when we had run out. The food was gorgeous and the homely touches were so welcoming. We hired the annex at the rear of the property with our own parking space we were made to feel we could come and go until any time without disturbing anyone. Wonderful stay highly recommended x

Review 53:The window was very difficult to lock in the annexe and needs attention. The toilet/shower light didn't switch off at all, the exterior of the annexe needed tidying up (piles of wood laid against the back of the annexe. The annexe was apparently meant to be for a family of four although that wasn't clear to us on booking for 2 couples, consequently our bedroom didn't have a lock on the door and being glass at the top half with a filtered blind we weren't entirely sure that we had full privacy..

Review 54:Beds comfortable and food excellent (in main house). Good value for the price we paid. Owners were welcoming and friendly, even gave us free cakes as they weren't expecting us even though we'd booked on the website (best to ring them before arriving). We would be happy to visit again but probably not as 2 couples.

Review 55:Bit noisy! Room had a boiler in corner cupboard. Nice exposed floorboards but could hear every footfall in hallway and on floor above.

Review 61:Very welcoming owner (Liz) and staff. Gave us helpful and informative answers to our questions, which really helped to make the most of our very short time in Lowestoft. Great breakfast with plenty of choice and home made bread was lovely, as was the banana cake given to us by Liz for us to have on our long journey home to Cumbria. If we ever visit Lowestoft again we would certainly return to Baytree House.

Review 74:I was on my own for work and felt totaly safe and the staff were so friendly, helpful and made me feel at home and could not do enough for you. The food was excellent and plenty of it.

Review 75:I very much appreciated the restaurant on site so I did not have to go out at night. The meals were good and the staff very willing to accommodate to my preferences.

Review 76:The front garden looks like a tidy tip, however my children liked the rabbits and it was the 3rd of Jan! and my own garden does not look its best but this did not affect out stay in any way. The finish in the annexe was not quite top notch, its all there just not quite. The 2x4 lump of timber holding up the sink was a little odd, however there was plenty of hot water and a heated towel rail as I say it was all clean and usable. We would book this place to stay again. I would stay here again, the people are great and the location worked for us.

Review 77:The staff and owner (Liz) are very nice and you are made to feel welcome. We stayed in the annexe which works out well if you have young children or as a group. It was clean and tidy and warm. The small kitchen helps when keeping the kids feed and nice to make a cuppa for us. The breakfast was good and set us up for the day, was nice to have the open fire lit. I stay in a load of hotels for work and we have paid a lot more for much, much worse than this place. My option is well worth a stay, the sea is at the end of the road and places to eat with in a few miles. We spent some time on the beach, good for walking on and easy parking.

Review 78:Found the shared bathroom and our room to be a bit chilly as there was no heating on. The small storage heater in our room didn't work. This didn't detract from a lovely stay and i'm sure if we mentioned this to the owners it would have been sorted!! A squirt of WD40 on the bathroom door would stop us feeling guilty about waking anyone up when we nip for a midnight pee!!!

Review 79:The room was large and the bed was comfy. Lots of tea/coffee/biscuits. Breakfast was good with homemade touches. Large bath in shared bathroom with plenty of hot water. Parking was easy and 10 min walk to town centre, and 4 min walk to the sea. Will definitely be back next time we visit relatives here again.

Review 80:Due to owners family bereavement substitute staff welcome showed some uncertainty. Heating broken down unfortunately on 1st coldest time of year. Have used property several times previously so not quite up to normal standard, however for personal conveiniance will go again.

We booked family room but they gave us just double room as ours was not available.

Review 84:The Annex is situated at the back of Bay tree house. The owners are very friendly and welcoming. The Annex is small but comfortable and warm, the place was clean and in good decor.

Review 91:was told boiler not working but had heater in room, fortunately it wasn't cold. tried to turn on tv but no control, had get owner who then told us previous occupents had taken it! He did take a tv off the wall from another room for us and rested up against the wall. after we returned from our night out i went into bathroom to clean my teeth and out of the corner of my eye i saw dirty water bubbling up from the shower. Had get owner up again to room as we didn't want to use the shower, was told he knew about the problem but was ok to shower and the water would eventually drain, we told him did not want to get in the shower the way it was and to stand in dirty brown water that had bubbled up plug hole! said he understood and the room down the hall was vacant so we could use their shower, unfortunately i could get no hot water! by this time it was well past midnight and we just wanted to get into bed. Without a shower! Next morning i used the communual toilet opposite our room only to find out after that toilet system was not connected and wouldn't flush! They did take £20 off bill but to be honest i feel they should have taken off a lot more, infact they shouldn't be letting the room at all until all the drainage problems are solved. such a shame because such a nice room

Review 101:The room was very clean, well decorated and comfortable with nice extra touches such as range of teas, coffees and biscuits and a chocolate placed on each pillow. Review 111:When we booked I was told we were on the ground floor and the ensuite had a bath which was great as we had a young toddler. We got there and was on the first floor with a shower. On arrival we were waiting 15 minutes before someone came to check us in ( after several loud hello's and ringing of the bell). our room was ok but dated and in need of a face lift, the window was broken and several spotlights in the bathroom were broken. The owner had 4 pug dogs which are kept behind a secure gate but they got out on one occasion and came bundling towards my daughter. because we were travelling with a small child we didn't think the b and b was appropriate for us and decided to leave before we were due to.

Review 112:Loved the look of the place with all it's little bits and bobs. My daughter loved the rabbits that were outside in the garden. The breakfast was nice with a good selection and the room was huge. We were close to pretty much everything and staff were friendly.

Review 113:We had the annex apartment down small narrow dirt track so hard to fit large car down and couldn't be seen from main road. Room smelt musty, tv and DVD equipment in both rooms were broken so unusable, furniture old n bit tatty could be cleaner. Had cooked Breakfast it was small portion and didn't have beans hash brown or much on it really. Cost £99 for one night wasn't worth it if have put it more £60 2**/3* at a push

Review 118:Going home unfortunately was the only good thing , having stayed at baytree house , health and safety is non existent and a fire officer would close it down .

Floo not vacumed.Omg the bed was appauling , the headboard and footboard were very loose .The matress was very low to the floor and spongy. Having looked at the pictures on the site we have concluded the owners have become complacent. Our room was the one on mane picture.

Review 123:The theme of the accomodation was good but my room was tatty and in need of some repair/maintenance. e.g. the tap on the washstand.Shampoo & things like chocolate sachets were not replaced and my damp towels were on one occasion refolded and placed on the bed.I do not want to comment further.

We had the suit and the room was decorated beautifully ,beds were very comfy,quiet,only a 19 minute walk into town.Breakfast was fantastic especially all the different types of home made bread.Staff were very friendly and we would definitely stay here again and highly recommend it.

Review 129:The smell of dogs in the hallway (although they were cute and well-behaved and were kept away from guests). We saved money by having a room with shared shower and toilet. Whilst the toilet was fine, the shower was not always clean and fresh-smelling. We would love to return but book an en-suite.

Review 130:The likeable and dedicated staff, the room was clean, comfortable and quirkily stylish and the food was excellent. It was like a home from home. Free cakes were even left outside our room for guests, plus magazines and books.
