Review 1:Little outdated furniture and decoration. Can't check in til 4 and had to be out by 1030 so less than 24 hours in the room for a fairly hefty amount for just overnight

Review 3:The property needs updating, it is a little tired, the lift broke down whilst we were in it, so didn't trust it again. Didn't try any of the facilities or restaurant as only an overnight stay for New Year.

Review 4:Excellent customer service, the staff couldn't do enough to make you feel welcome. Location was excellent. Had a suite which was massive and could easily slept 5.

Review 5:Very very old and tired carpets (threadbare in room 104), fittings (bathroom cabinet dates from 1970s), poor sound insulation (we could hear a neighbouring guest snoring). With some long overdue investment this hotel could be excellent.

Review 9:the layout of changing rooms and lockers at gym/swimming pool.Not private.You have to go through gym in swim wear to pool, and double bed wasn`t for two people.We also were charge for cotbed,which on booking was free ( £2 per night)

Review 12:Loved the hotel, even though some of it was dated, that was easily over looked by the friendly staff and hotel facilities. I requested a sea view room as it was my birthday and got one! The garden was glorious with all the Christmas lights they have scattered in there... No expense spared it looked fantastic! The hotel facilities were great I really enjoyed use of them, such a nice option to have during your stay. The breakfast was lovely aswel which is a rarerity as I normally find hotel breakfasts a bit lack luster. The room was clean and tidy and the bar was ideal with great places to sit and have a drink with views of the garden.

Review 13:All the staff were very helpful and considerate. It was good to have a kitchen with a fridge. The pool was great to come back to after a days walking.

Review 14:The whole building is in need of modernization. Our room was a good size and a fantastic view, but it was so cold. The light was on outside the building as well as the light from the corridor meant our bedroom was lit up for most of the night. I don't think you should have to pay to use a towel when using the leisure facilities.

Review 17:Great location town and beach within walking distance. Room was excellent with a sea view bath and shower very spaces. Breakfast was cooked to order with a good variety. We made use of the swimming pool and Jacuzzi.

Review 18:I love the mix of big hotel facilities with the quiet ambiance of a country retreat. I had a comfortable room at the perfect temperature! There were people about on the Sunday morning using the facilities and it was fun to be there.

Review 19:The whole of the building was too warm .. it was like being in an old peoples home and was very uncomfortable to the point that we almost walked out at breakfast. The bed was terrible and like a trampoline, every time either my husband or I turned over it woke the other up and the bed was very small. Not too enamoured by the bar man that served us and answered a mobile phone (which he said was not his) while serving us. TV in the main bedroom did not work. No hot water at all for a shower in the morning.

Review 28:Old part of building very restrictive with narrow corridors, steep staircases and stiff fire doors; smell of cigarette smoke downstairs. Tiny lift. IMPOSSIBLE to get bath/shower mixer tap to provide a safe temperature... too hot or too cold! Inflexible arrangement between separate bar franchise and hotel management; no 'tab' and cannot order alcohol at dinner or outside of bar opening hours, for example early afternoon!

Review 49:The apartment was dated, and knackered. To get to it was down a long corridor, stinking of cigarettes. It was weird to book an apartment and then discover that use of the kitchen was £25 extra. Breakfast is expensive, so we did not bother. Dinner was a very dated menu, overpriced and not great. My salad (main course) had 2 slivers of cheese, a few olives and none of the promised ham. The bath had carpet up the side and was peeling. Lighting was harsh and the furniture was a feast of 70s and 80s kitsch. Beds were uncomfortable and we encountered our first sheet and blanket in 30 years.

Review 59:i didn't like the hidden charges to use the kitchen in the apartment...being locked out of the hotel at 1pm on a saturday because the night porter was fast asleep on the foyer sofa, leaving us in the cold for 20 minutes, no electrical sockets by the mirrors in bedrooms, nails sticking out in the door frames causing me to rip my new dress, no hot water because no one informed us we had to turn the water tank on ourselves, the smell, rippled carpets due to age and wear...

Review 61:The hotel was well located and when we arrived after a long drive from London we were able to head straight to the swimming pool with our kids. They loved it! The 2 bedroom apartment was clean and comfortable with a wonderful view of the beach and the staff were very helpful and accommodating. We would definitely go back.

Review 71:Apartment was great for us as family with a baby. Beds comfortable and kitchen included all utensils etc we needed for a couple of nights' stay. Pool was warm and quiet; jacuzzi lovely and staff were really friendly. There is also a hidden outdoor pool but we didn't get chance to try it out! Just a short walk from Exmouth centre.

Review 72:We were originally given a second floor room but due to disability were not able to cope with stairs. The management very quickly sorted a ground floor room which was very comfortable and had wonderful views.

Review 87:Manager was rude and discourteous about hot water being turned off.Toilets were broken and not flushing well enough for use. One of themwas leaking and regularly left a puddle on the bathroom floor Roomdecoration outdated and unfinished, urgent need for redecoration.Electric heater filthy and when tried to use, started smoking and smeltawful. Bed and sofa bed probably older than me. Very uncomfortable andcreaky. Unpleasant to try to sleep on either. Bad backs/necks allround! Early check out in the morning, no time to get in at the pool oranything before needing to leave. Damp coming in at the windows haveruined wall paper and left a musty smell in the room. Showers had theworst water pressure, my camping shower is better. Also variedtemperature so we got both scolded and frozen in one shower.

Review 88:The reception staff were friendly and helpful, the manager howeverwas neither.

Review 89:Room 10 was next to an ageing lift it was very noisy all afternoon and I was woken three times during the night with the noise. I had informed reception at 6pm that this room was not relaxing and she said they were fully booked so no alternative room was available. Hence not a relaxing stay as I had intended.

Review 91:Car park very difficult to get in and out of. Our room was on second floor and we had to go through a maze of corridors to reach it - not very well signposted either. One lift which was very small and smelt of mildew/damp - the smell also pervaded the corridor. Our room was very 1960/70ish in design; only redeeming feature being the balcony with sea view.

Review 96:The whole place unfortunately is stuck in a time warp. Particularly the 1960's - 1970's.Although, the staff are very good and they keep the place clean, there's only so much you can do when everything in the hotel is 30-40 years old. The carpets, fixtures and fittings, bathroom suites, sofa's, even the gas fire's in the rooms don't look fit to pass any health and safety requirement. There's a strong musty smell throughout the place too, especially around the gym/pool area. I won't be returning. :-(

Review 97:The location was good, away from the main town and any busy roads, yet easy walking distance to the promenade. All the staff were very attentive and friendly. Lovely gardens and a great view of the sea.

Review 98:The sofabed was not really comfortable for 2 adults. We had to make it ourselves and the sheet wasn't clean. I went to the reception and got two perfectly clean instead. During the night two (or more) guests had an argument and went on shouting incredibly loud for hours, making it impossible to sleep. It smelled of sigarettes in the corridor.

Review 108:Breakfasts were very good, but dinner on Saturday 29th August (LambShank) was poor. The gravy was tasteless, the lamb had been defrosted,the mashed potato had been made from powder. All in all, tasteless andnormally, I would request a refund. As a result, my lady and I decidednot to dine at the Hotel on Sunday evening.Also, on Sunday 30th August, 2015, a private party was held in the Hotel lounge (fair enough) BUT at nine in the evening, there were four adult men, who were in a drunken state, swearing in their conversations "effing" and even using the 'C' word quite often, which is NOT nice, especially for ladies to hear.

Review 111:Hey yes it is a little dated, but we had a one bed apartment (room2) that had oodles of space (large bedroom, bathroom, lounge and kitchenette with small balcony), was comfortable with fab views with a short walk through the fab grounds to the beach. Wonderful views over the bay from the lounge in the evening with good food and service. All in all loved it!

Review 112:The hotel is in need of some tlc, the decor and furnishings are decidedly jaded. There is a pervasive damp smell especially in the lift and on the way to the health suite.
