Review 1:Room was clean and tidy, but it was noisy with the guest beside me. Room 10 isn't a good room to get as room 8 and 9 are so close.

Review 3:Friendly, helpful, comfy, clean, perfect location for a surprise birthday dinner at Brown's Lane. Triple room was absolutely perfect for us to socialise with our older children, who slept in other rooms and our grandson who slept with us. Perfect weekend! Thank you!
Review 4:Things will occasionally go the way we don't plan. It's the getting it right again that matters. Things got put right fast and without fuss.

Review 6:- Lovely crisp clean bed linen and towel - Toiletries!! - En-suite - Parked right underneath my hotel room - Breakfast selection was fabulous - Super-friendly welcome of staff On my first night I told the hotel that I wouldn't be needing breakfast on either day as I had to be gone by 7.45/8am and it only started at 8am - too late to eat as I was on a course - so she said that it wasn't a problem, what time would I like it and they would have it ready for me. Can't ask for better than that.
Review 7:Breakfast time from 7am till 8:30. Ceckout time at 10:30am. Room cleaning before 12pm. Don't disturb sign not available. Separate Cold/hot water tabs. No refrigerator for cold water. No safe box available. Bed NOT comfortable.
Review 8:If you are a student and looking for a place to stay for a few days than this B&B could be suitable for you. It's definitely not the right place for businessmen or someone wants to have some relaxation.
Review 9:Water pressure in the shower was minimal. The location is fine say if you´re coming by car as it´s on a main road. However it´s not close to the local train station so either you have a good walk or you get a taxi. This is not a dislike as such but being a B&B so no lift make sure you´re good and healthy enough to lug those suitcases up to the third floor if in room 15.
Review 10:Was in room 15 at the top (attic room). Comfortable and own bathroom. Good hearty breakfast. Quirky place with some interesting tips from the owner for opening the different doors!
Review 11:Booking dot com web site needs modifying re meals. B&B with no B!!!!!! Fortunately the staff sorted it on arrival.

Review 15:Was surprised and disappointed to be charged full price for a family room even though there was only 2 of us. £40 extra for 2 days made it rather expensive.

Review 17:The only thing I could fault is that there wasn't a toilet in my room but there was a shower and basin. The toilet was however on the same floor and not too far at all.

Review 19:We were traveling quite late and needed a place to sleep, and a discounted rate appeared on booking.com around midnight so I went for it. We arrived around 2am. Turned out the host was not aware of that we had booked, was grumpy the whole time and said we should have been "chaged double" - I understand his anger might have been due to the fact that the guesthouse policies did not include a check in this late - but booking.com was showing a deal and I dont think I deserved to be treated that way.

Review 24:As a mature couple travelling with my Mother and our daughter and family to a family wedding this friendly guest house was enjoyed by us all. Everywhere was clean, beds were comfortable, breakfast substantial well cooked and served, everything was done to make our stay enjoyable - even helping us to locate the church and reception venue.
Review 25:It's a fair walk to town for shopping and restaurants, so if you have a car, it's a great place to stay.
Review 26:Best B&B of the whole trip. Excellent bathroom, comfortable facilities, nice breakfast, Cosmo and Irene are about the best hosts I've met in many years of travel. Highly recommended.

What also impressed me was proper food for breakfast, not mass produced junk. All in all we thoroughly enjoyed ourselves and felt pampered. They even catered for my gluten freeness with GF bread at breakfast

Review 31:The twin room we were given was small and a little claustrophobic as was the narrow passageway leading to it and needed some updating. There was a bar but not really used and no one around in the evenings when you would like to have used it.

Review 37:The bed was not clean duvet pillows needed to be laundered, there was a hair in with my breakfast you could hear everything the staff were saying in the kitchen from the dining room no salt on my table, constant noise of small dogs barking this place needs a massive revamp staff and all.
Review 38:The guest house is located only a 10 minute walk from both the town centre and the train station. My room was small but very cosy and nicely decorated. The breakfast was delicious. All in all you get a very good value for money and I can only recommend staying at this guest house!

Review 63:Clean room and the Guest House was well located for the centre of town, and - personally - five minutes from where I was working. Likes - the vegetarian cooked breakfast option and ample parking. With friendly staff and the above, would certainly stay here again in the future.

Review 65:There were two internet connections available, but on the first evening, both were so slow that I gave up. (Might be because I was way up on the top floor) But one worked fine the following morning.
Review 66:I needed a cheap but friendly B&B in Loughborough, to attend a meeting at the university. I chose Highbury because they have a really inexpensive single room (with ensuite shower but with shared toilet - it is right at the very top of the house) and they were so easy to find, and so near to the venue. The little room was really cosy and warm, fairly basic but with everything I needed. Excellent spacious off-road car park. Cheerful welcome. Hearty breakfast, too.
Review 67:I went to Loughborough to run a half marathon. Due to the event timing, I could not checkout on time. The owner, Irene, professionally explained the situation and we've agreed to an arrangement to allow me to shower before I checked out after the event. That was a very kind gesture and much appreciated. The room was very clean and warm. the facilities were all in excellent condition. I would definitely recommend this place to others.
Review 68:at night and in morning strong smell of sewage in en suite area and shower kept running cold so maybe a general issue with the water in the property which would explain both issues?
Review 69:the chap who greeted us upon arrival was friendly, funny and warmly welcoming. even though the property was on the main road and we had the windows open all night, it was amazingly quiet and the most comfortable bed. a proper kingsize spacious bed! we had an enormous bed and even a sofa to chill on! the room was very clean and tidy and well stocked with bodywash, towels, tea, coffee, biscuits etc.

Review 73:Friendly welcome and free upgrade. Very spacious room and large bed. The room was spotlessly clean. Convenient location about a five minute walk from the centre of Loughborough.
Review 74:Only problem is location if you're wanting to be anywhere else than Loughborough Uni - I needed to be a bit nearer Loughborough Station. However, given the price, it's not really that much of a problem. The road is a little noisy but that's to be expected from a main road.

Go for the breakfast.....its beautifully presented with lots of choice and more than you can possibly manage! On a summers morning the light amd bright dining room doors are open onto a lovely outdoor dining area.
