Review 3:Great location. Fantastic spotlessly clean rooms with all amenities. Friendly professions owners and staff. Excellent cooked breakfasts....... what more could you ask for. Looking forward to return visits. Highly recommended.
Review 4:Our stay was for our honeymoon, and was by far our best choice of stay out of the few places we went. Ideally situated a short walk from lovely pubs and breakfast was served with a smile and most importantly still hot!
Review 5:parking a nightmare this should be made clear when booking
Review 6:the very good breakfast but should have more choice of cereals we had to go and buy our own

Review 9:The quality of the rooms where a high standard clean and provided a warm relaxing feeling. The quirky way to order breakfast and perfect location
Review 10:The absence of a small fridge in the room was a pity but not a big concern.
Review 11:Charming attic room, excellent appointments. Delicious breakfast, friendly staff. Not much more to say!
Review 12:Had a lovely room but we didn't get a view of the countryside. I should have requested it.
Review 13:A very relaxed, clean and convenient accommodation for hiking around Conisron.
Review 14:V convenient, did what it said - ie no probs getting in using code. First time we'd stayed somewhere where no staff on premises. Staff nice at breakfast
Review 15:Lack of accessible parking, no warning about two flights of stairs to room, with heavy cases
Review 16:Very nice outlook and comfort, speedy service and excellent accommodation
Review 17:I suppose it's the recurring issue of wi-fi reception. It was very intermittent at the top of the building. When I mentioned this, the owner let us have another wifi address which seemed to work better. If wifi is really important to your stay, you may be better asking for a room lower down as the reception was better on the ground and first floors.
Review 18:Really lovely stay in a great location. The room we had was beautifully decorated and comfortable and quiet. Very nice breakfast. They provided secure inside bicycle storage which was an added bonus for us.
Review 19:The location was brilliant, the breakfast was delicious and the staff were fantastic- especially Rebecca! She was extremely polite, kind and friendly. We will definitely be returning.
Review 20:This was our 3rd stay at Lakeland House which we always find clean and comfortable. Breakfast is freshly cooked to order (orders placed previous evening) and we found all staff to be friendly and welcoming. There are several good local pubs offering excellent evening meals and great real ale. Location is ideal for a variety of lovely lakeland walks.
Review 21:Very organised. Although there was no 24 hour reception a door code and our room keys were waiting for us. Location was very handy and had good views of the mountains. Staff were friendly and helpful.
Review 22:The staff were so helpful and friendly the food and the hole experience was fantastic perfectly situated and free parking nearby , could not fault would recommend perfect
Review 23:Doesn't look like much from the outside but room was done to really high standard and fab modern bathroom. Lovely staff and lovely place, would definitely recommend! Oh and their free wifi when phone reception is bad is greatly appreciated.
Review 24:we didn't like the breakfast. there was very little choice, and not very tasty. there was no fresh fruit or yoghurt or cold meats/cheeses- which we would have expected for the price we paid.
Review 25:great shower in ensuite
Review 26:Nothing.
Review 27:The room was clean and tidy, towels changed. All the Staff were helpful and delightful. Breakfast choice excellent and most enjoyable. Close to village centre and easy walking from here.
Review 28:we had a delightful room with a view of the Old Man (with his hat on). breakfast - staff were helpful and provided Yougurt for breakfast which had not been available. and they provided contact information about the locality.
Review 29:No complaints!
Review 30:Very clean. Most bathrooms recently refurbished, final one to be done soon. Our friend had the family suite at the top of the building. It was lovely.
Review 31:NOTHING. Seriously, a perfect stay.
Review 32:Perfect spot to stay during our vacation! Room was comfortable and quiet, with a nice view of the fells and en suite bathroom; staff was very friendly and helpful; and the breakfast was to die for! Located right in the middle of Coniston - only a 15 minute walk from the boat rental docks, two doors down from the best restaurant in town (Steam! Really fabulous food.), and around the corner from some of the best hikes in the area. We will be back to the lakes...and we wouldn't DREAM of staying anywhere else.
Review 33:The staff are very friendly, happy to be of service, and very accommodating. The room was very clean, tidy and comfortable, as was the whole establishment. Good choice of breakfast and all very tasty. Ideal location in the village.
Review 34:My wife is used to having a better choice of cereals along with fruit for breakfast. She doesn't have a cooked breakfast. (Staff kindly provided an apple each morning, however.) I had the vegetarian breakfast which was very good, but too much for me so I asked for less after the first day. Our room was part of a loft conversion (very well done) but I kept forgetting to duck and drew blood on a low beam twice. Maybe the low beams should be padded. The Lakeland does not have its own parking area. Parking is problematic over Easter weekend, but we usually managed to find a place in the road at the back of the hotel. Otherwise we would have used the municipal parking area opposite (free overnight). The review form does not ask about breakfast. It should!
Review 35:Staff very helpful, Wifi exceptionally good for a B&B/hotel. Very clean and comfortable. Several different eating places within short walking distance including pub next door. En Suite facilities very clean and well designed. Nice views from (small) window. Price reasonable for Easter weekend.
Review 36:Confusing upgrade information from booking website which didn't correspond with what we were upgraded to. However staff happy to let us change room.
Review 37:Room 6 - very nice decor and view. Breakfast system simple and good choice of good quality, well prepared food.
Review 38:Bedroom was in the loft,i hit my head x3 times and my wife x2 times. The bed was comfortable and clean but my feet did hang over the end of the mattress(I'm 5.11)

Review 40:Fantastic location, friendly & welcoming family run b&b. We travelled with our 8 month old baby & was made to feel completely at ease, cot provided & high chair ready at the breakfast table in the morning. Excellent choice of breakfast & quality was great, fresh, home cooked produce. Couldn't recommend enough, we shall be returning.
Review 41:Nothing really.
Review 42:Family suite with large double and small twin rooms was perfect for us with two young children. View from rooms is exceptional. Although attic rooms I had no problems with headroom despite being 6'6" tall. Great breakfast and packed lunch available on request at reasonable cost. Very likely to go back.
Review 43:No lounge. The shower door in the single room was so hard to open we went without a shower.
Review 44:Very handy location. We had 3 rooms and all were comfortable and spotlessly clean.
Review 45:We couldn't get BBC1 on TV Had to plug in kettle in hallway from 2nd bedroom Had to stand on chair to deal with roof window blinds Would normally expect biscuits with tea and coffee with this price of B & B No official parking
Review 46:Lovely bath with lights TV in both bedrooms Good privacy between bedrooms Spacious building Ideally located Good breakfast - liked the touch with the jams and good vegetarian option
Review 47:No curtains just a grey pull down blind.Horrible to look at. Breakfast did not taste fresh but re heated.

Review 50:Attention to detail ererything spot on. Its the first place we have ever been to that provides wine glasses and corkscrew in the room. The full english breakfast was as good as you will get anywhere, I liked the beans in the ramekin dish instead of all over the plate

Review 54:Loctation was perfect. Views from our room were delightful. Room relaxing and very comfortable. The friendly atmosphere of Lakeland House good food and lovely staff made our stay a very pleasant and enjoyable one looking forward to another visit.
Review 55:if I where to niggle I would say slightly over priced for the amount of time you stay in the place and parking is a little bit hit and miss, other than that, nothing.
Review 56:location was perfect, friendly staff, very clean and could not fault the place.
Review 57:Kept banging my head on the low beams, breakfast could have been better considering its also a cafe next door. The toast was always cold, would have been better to have a toasting machine.
