Review 1:very friendly hotel with excellent staff. we had ordered champagne to be in our room as it was my 60th birthday and they had forgotton to do it. As soon as we mentioned it to reception it was rectified and brought directly to our room. minutes later a knock on the door and we had free drinks tokens for the inconvenience if them forgetting the champagne.
Review 2:I stay at numerous hotels throughout UK and the room was not worth the money, unless you charge £20 for the view (which may be justified).

Review 5:Lovely location. Tiny room. We were put in a room which also was the fire exit. There was a spare key outside the room in a fire box which made me feel uncomfortable. The room would have been more suited as a storage room, with access to the fire exit. Cobwebs in the room, dated and in need of attention. Part of the bath edge had fallen onto the floor of the bathroom. Temperamental shower over bath. Single glazed windows, understandably for a period property, but draughty nevertheless. Breakfast rushed and poor quality
Review 6:The location was superb, fabulous views out too sea. The staff couldn't do any more to make our stay a wonderful experience. A bonus was the live entertainment on Saturday night. Will be going back in the spring!
Review 7:The hotel was advertised as a studio apartment in the Clarence House. Ended up in a completely different building in a dingy small room. Needs desperately updating. Bed was a fold down bed, not comfy at all. All in all a poor stay.

Review 19:Room was the size of a storage cupboard and it was hard for both of us to get round the room. The windows need to be changed as it was very draughty. Carpet by bathroom door was permanently wet due to water from shower reaching the whole way across the floor and seeping under the door. The design needs to be looked at to stop this from causing damage.

Review 22:The hotel was right on the sea front with a small beer garden across the road over looking the beach. There was a nice beer garden at the back leading directly off the bar. The bar area was large and comfortable and had 3 happy hours a day

Review 27:Parking very limited outside, and VERY competitive to find a space. Room, (self contained apartment), was very cold on arrival as heating had not been turned on prior to arrival. I'd got exclusive use of a bathroom, although this was on another floor of the hotel with its own lock. Finally the kitchen was also very old, and looked like a throw back to 1960. Fridge / freezer didn't work, and bed (although double room), was a fold up bed, not a standard bed as I expected. Ok for price, but wouldn't stay again.

Review 29:The red wine out of a box when I asked for a Merlot... I wasn't quite preprepared for how small the room would be, however having said that, the bed was Very comfortable.. Unfort the shower dripped until I had to unhang it and put it in the shower stall.. The breakfast was a tad disappointing...especially as it cost 7 pounds.. however the service made up for this...
Review 30:I loved the location... I was very fortunate I got a car park FREE, just around the corner... The location was Everything I could ever have wanted.. right across the road from the beach.. The Staff were lovely... I LOVED the sitting area across the way - where I took my evening drink and sat to watch the sunset - and I had it ALL to myself... you could walk easily to anywhere you wanted.. I will be back again and would recommend it... you are doing a Great Job there.. keep it up :)
Review 31:The rooms were a bit dated and it was advertised as having a private bathroom however we had to go out of the room to get to the bathroom.

Review 61:the advert is misleading. The "studios" are not really part of the Hotel, they are owned and managed by someone else and the hotel just handles the bookings. So for all I know the hotel is great, but the studios are small and shabby and didn't even have a real bed, but the sort of fold-away thing you may keep for visiting guests - we both commented that they were the sort of accommodation that you could imagine refugees being housed in. However, the location is perfect - so for a short stay it suited us very well.

Review 75:A homely hotel, clean and friendly but needs a little extra thought in places. We were in the annexe in a small studio for 2 with separate bathroom, ventilation wasn't good - the bathroom was unbearably warm even with the window wide open. The only mirror in the bedroom was fairly small & in a difficult spot to access, no plug points near the mirror to use with hairdryer etc. One of the bedside lamps didn't work.

The welcome pack begins with a disclaimer and says that if you are not happy with the room you must leave immediately to get your deposit back! Not great when you arrive in the late evening with two small children.
