Condo Hotel Kings sells fast on our site. Kings offers accommodation alongside a high-quality restaurant and cocktail bar in the Suffolk town of Newmarket. There is free WiFi, and free on-site parking that is designated on a first-come first-served basis. The property is located just off Newmarket High Street, which features many shops, restaurants and cafés.

Review 1:Arrived late so didn't get to see much, however, the staff and room was exceptional value for money, will definitely stay again for the same price

Review 2:Place with a lot of potential but fails in too many details: breakfast from 10:00, bad painfull chairs in restaurant, music too loud, no glass to drink in the room.

Review 5:We were a family with young children who travelled 4 hours to get to the hotel to be put in a family apartment above a nightclub! Horrendous, none of us slept and we had a wedding to go to the next morning. We had to find another hotel for that evening.

Review 6:Didnt sleep the whole night due to a couple nxt door with aggresive arguing and very bad language. This did not make our stay enjoyable and a waste of money

Review 10:Should have been warned that there was an event on. Also that you cleared away bottles in the middle of the night (crashing n banging out of order) the floor moved in rhythm with the music. Ear plug provided but not enough to hide the noise or vibration pre payment option ok but if you didn't enjoy you stay and refuse to pay for the inconvenience abstained that tough!

Review 12:Trying to combine hotel with private parties, sometimes with loud music and dancing until midnight. Very noisy on those nights.

Review 14:Parking very poor hardly any space. Garden view room at £130 was like a box room and the shower was very dangerous water overflowing onto floor which husband slipped on . Make your own breakfast with bread in fridge and two boxes of cereal ! We stayed for a few hours and asked for refund and checked out . Stayed in much nicer hotels for less money . Do not bother booking this as you will feel disappointed ?

Review 18:The room at Kings was very clean with a comfy bed,and the selfserve breakfast was excellent. This was perfect,as I had to check out early. Overall the stay was a good experience,i will be back.

Review 19:There were a few let downs though. The bathroom was very small and cramped, and I could hear a lot of noise from the hallway through the door. As someone traveling for business it wasn't very helpful that breakfast didn't start until 10am - this to me should be advertised as brunch, not breakfast.

Review 25:Nice room really good facility's. Room was cold though as heating was not on and no individual controls for the room. But other than that excellent location, clean and very comfortable

Review 26:Very good 2 bed flat,but it is noisy. Its not a huge problem if you go being aware of that. Within 20 Min of being there, we had booked our next stay Comfy beds If you want a cooked breakfast, there is cafe on the corner.

Review 27:Room a little dated with only one small bath towel per person. You did go in the front door then back outside to get to the reception!, this may have been temporary.

Review 28:Friendly staff, nice restaurant and garden area. Good food. Comfortable room and bed. Nice touch having breakfast supplied in your room to help yourselves. Cooked breakfast available after 10 in restaurant.

Review 29:Room was very small and the shower was non existent! Whilst breakfast provisions were in the room we would have preferred a cooked one but alas 10 am was just too late.

Review 30:The staff were very accommodating and the restaurant food was excellent. The dining room/cocktail bar had a great atmosphere.

Review 31:The electric shower in the tiniest bathroom ever did not work properly. We stayed for two nights and the first time we used the shower we had intermittent warm/cold water. Second time we used shower the water was stone cold. The room didn't have much storage for clothes (not a big issue for a short stay like ours) but there was room to accommodate a few drawers. Our hand towels and bath mat were not replaced on day two. There was a disco on the Saturday night which was very loud in our room (not expecting this). We stayed in Bury St Edmonds for the following two nights and our accommodation there was second to none (including a fabulous breakfast) for the same price.

Review 32:Location was good and we arrived early and the very helpful man on reception checked to see if our room could be ready early which it was. We didn't expect this and felt he went the extra mile for us.

Review 35:the location was great for staying in Newmarket. the room was a good size with ample seating, plus a fan which was useful.no restaurant breakfast but we had a well stocked fridge, plus kettle & toaster. we would deffo stay again.

Review 36:Nightclub next door kept us awake from 12midnight to 5am. Sink didn't drain, shower boiling or freezing, bed bugs - simply horrible place.

Review 38:Very very noisy with a wedding downstairs and nightclub next door. So much so we drove the hour home rather than stay... So I can't comment how late this went on until. Reception in bar area so felt a little strange checking un in the middle of a wedding party! Breakfast cereals in room would have been a nice touch except they were out of date! Limited parking (prob due to wedding) Never got the wifi code.

Review 47:Great staff and location for race track. Room was quite small but absolutely fine for one night stay. Breakfast doesn't start until 10am but they put bread/butter/jam/cereals/milk in the fridge which is a really nice touch. Would definitely stay there again.

Review 61:I arrived not being informed of a party. I had my Msc exams the next morning. My room shook from the loudness of the music. U had ear plugs and pillows over my head. I was promised a refund by Amanda (manager of Kings via email). She has not followed through despite phine calls and emails.I have reported them to citizen advice and better business bureau and adviced to take them to the small claims court which I am now doing.

Review 62:If I had to find fault it would be the bathroom was very compacted, but the rest of the room made up for it, especially the bed!

Review 63:Excellent value for money, staff very friendly. When we checked in they listened to our requirements & choose a room to suit us. Everything explained to us very well. Great location too.

Review 68:Our booking company had not sent the details through to King's. However they found us a fantastic room with loads of room, a living area and a kitchen. It was so relaxing having so much space. The cocktails at happy hour were fantastic, unique and so lovely! The staff were all very friendly and helpful.

Review 69:We had put in a request to have a room with a large double bed. This was confirmed by the hotel via email. When we arrived and were shown to our room we found that we were given twin beds. The concierge kindly helped us draw them together but it was a bit of a disappointment not to have been given a double. Despite this, the beds were super comfortable. There were a few long waits at the restaurant, including a 30 minute wait for the bill that never came - we went up to the counter to pay after having waited so long.

Review 70:The food was truly wonderful. Unfortunately it was a Saturday night so the place was packed and rather loud but the food did not suffer in quality. We got complementary refreshments than we weren't expecting including bread, butter, jam, marmite, tea, coffee, bicuits, milk...a kettle and a toaster too!

Review 71:I paid over £100 for 1 night. When I booked this hotel I was not toldthey were holding a party downstairs. The music was so loud that my roomvibrated. Even with double glazed windows I could hear all the bottlesbeing thrown out back. Ear plugs provided but still too loud. I calledmultiple times downstairs who took 3 attempts to pick up phone. Managertold me sorry theres no more rooms but this will go onto midnight. Sheoffered to refund my mobey which I will accept. My exam is this morningand im exhausted. Music turned down at midnight but continued!! Mycourse costs £10000. I am not happy as a regular customer.

Review 72:The only bad thing about the room was that they were not at all soundproof and we could hear everything happening outside of our room.

Review 79:The idea of having a spacious well equipped 2 bedroom self-catering flat - as a base for the family while we celebrated a 21st birthday in Newmarket.

Review 80:Very limited car parking. Very disappointed with the breakfast selection. Very limited selection of childrens cereal boxes which were all out of date and some of the bread was out of date.

Review 93:The room was clean but very small with no facilities to hang any clothing at all. We could not get a table for dinner in the evening, we were not told on check in we needed to book one and none were reserved for guests. The communal areas were very dirty and looked like they had not been cleaned in weeks - not nice. Staff were pleasant but not helpful, it was clear they were restaurant staff and not hotel staff. This property should not be noted as a hotel as it is not.

Review 101:Rooms mixed up, staff nowhere to be found and finding reception was a nightmare. Our room wasn't ready on arrival (we were early) but staff weren't very helpful and when we returned that night check in was slow and was in the middle of a packed restaurant. Our room was directly above the dj of a wedding party so didn't get much sleep and my parents room had a radiator blasting so they had to sleep with the window wide open and so got no sleep either....and the thought of trecking through the party to get to reception didn't appeal.

Review 105:I seated myself for lunch on the day of arrival first asking the lone waiter if it is all right to sit at a table I pointed out to. I read the menu and decided what to eat but waited for about ten minutes to be served. A couple passed by my table and sat down and was served almost immediately by the same waiter. I decided to leave and eat elsewhere. I was seen to leave without being questioned.

Review 107:This is not a hotel, it's a restaurant that has a number of rooms. Very limited "hotel" space, no breakfast option other than a couple of pieces of stale bread and some rancid butter in the mini bar fridge in the room. Rooms needed decorating and furniture older than my grandmother !!. I will not be staying there again.

Review 109:Rubbish condition, shower was dirty and unusable as the water was cold and stopped flowing if the toilet was used at the same time or a tap was used. Very noisy even at 4am. The carpet is a state and the floor is bowing in places that cause you to fall over!

Review 119:It says breakfast included but it is not clear that it is a self catering breakfast in the room with limited facilities. Also for someone travelling all day and needing a good night sleep, it is not ideal that the restaurant and bar downstairs is open until late. If you are travelling for pleasure, it is a great place to have a drink.

Review 121:Dirty contact lenses left on the table! Claustrophobic bathroom - knees touch the wall as you sit! Water from the shower is a trickle. Hair wash was a toss up between a long rinse in warm water or a shorter more powerful rinse with cold! Outside the window is No1 Newmarket nightclub open until 4am! Thankfully didn't need the earplugs supplied as it wasn't open on Weds night - phew!

Review 122:The restaurant for dinner was lovely. Food, venue and staff were all great. Beds were very comfortable and our room was large.

Review 128:Room too hot and unable to open a window, only had a half stable door which led out to steps down to a yard, so not secure to leave top half open to get any air into the room.

Review 131:Hotel very central. parking outside the door. fairly basic but clean and comfortable room with everything we needed. Suited our needs perfectly. We were not expecting breakfast, so it was a bonus to have fruit juice, cereal, bread for toast and butter/spreads etc in the room.
