Review 1:Bathroom was dirty when I arrived and staff were not particularly helpful/apologetic, milk was off at breakfast, limited parking on street outside, sash window difficult to open and when open let in street noise.

Review 2:Nice big room and comfy bed. Full english breakfast was nice.

Review 3:No where to put my clothes except to pile them on the carpet. Not even a hook anywhere, neither in the bathroom or the bedroom. Even at Borstal I had a hook.

Review 11:Comfortable and clean rooms, well situated in the middle of Newmarket. No reception but easy access via door entry codes. Breakfast was good and overall it was fair value.

Review 12:Poor sound insulation from passing traffic/pedestrians, windows only single-glazed. No usable wardrobe space to hang clothes as they were filled with a make up bed and spare bedding material.

Review 14:Although we had booked a twin room we were provided with a larger family room with 2 double beds (1 of which was a bed settee) and a very comfortable arm chair. The room was on the ground floor so we had no stairs to climb. The breakfast was substantial and nicely cooked. The shower could not be bettered. The members of staff that we met were very pleasant.

Review 15:We had the suite, I felt this was a bit over priced as it is in need of a good freshen up.

Review 16:Ashley House is ideal for visiting the local restaurants and bars and a short taxi ride from the race course. The bed was really comfy and had a good night sleep. Key pad into main house and room which was fine for us.

Review 19:Someone tried to get into my room at 11 o'clock at night, told the owner who was totally uninterested. Strangers off the street can walk into your room so long as they remember the keycodes. Had to sleep with a chest of drawers behind my door!

Review 27:I had to phone the off site owners on arrival to gain access codes for the hotel and my room. In the room there was no remote control for the tv, and no chair to sit on. The shower head fell off during shower so I had to abandon shower. In the breakfast room there were only 3 tables, so people formed a queue outside the door waiting for their breakfast.There was a lot of noise from the street outside even when the single-glazed window was shut fully.

Review 31:There are no hotel facilities - no common room, no staff, no reception, and when you run out of toilet paper on Easter Sunday night what do you do.? We expected a small B&B with somewhere to gather as a group having originally booked 5 rooms. Instead we found a no-staff, code entry to a set of bedrooms and a small basement breakfast room where some appeared to cook breakfast. That was the only good part. Small rooms with an tiny ensuite shoehorned into part of the original bedroom. Economic, yes but now we know why.

Review 33:A few small points let the experience down. Bulbs missing in bedside light and bathroom. Shower head far too high to adjust away from head and face. Breakfast arrangements unclear, so we went out!

Review 34:Location was excellent and the fact that you could check-in at any time without need for a receptionist. Very clean and comfortable room and good value for money.

Review 35:The shower in my room was a bit dodgy and leaked water out the door, but was easily wiped up.

Review 36:The breakfast in the morning was really delicious, and Anne was lovely, friendly and incredibly helpful! The bed was really comfy, the room was cozy and it is located in a good spot. I would definitely stay again.

Review 44:Very straightforward facility, 5 minute walk from Newmarket racecourse and tucked away from the noise of the adjacent High St, with its vast range of bars and restaurants. Room was cosy and clean and catered for my very basic need of a bed for the night.

Review 53:Nobody there to receive us when we arrived. Was told that an email was sent with door codes the day before. This went into my junk box so I never saw it. Had to phone to get into the room. When there, the toilet was pulling away from the wall to which it was attached as a cantilever attachment. I was afraid to use it in case it pulled away entirely. There was a pub nearby which had a band playing until midnight on the Sunday. Revellers were making noise until 03.00. I was extremely tired when I arrived home.

Review 111:The bedroom had all that is needed for a 2 day stop. It was strange seeing no staff, but I realised how easy it was getting in and out of the Guest House. The one breakfast I had was good and no fuss about it.

Review 112:Ashley House does not have resident staff or owner. In my experience if you have a problem using the key code locks on the front & bedroom doors nobody answers the number you are given to call. So you can pretty much sleep in your car until somebody comes to serve breakfast next morning.

Review 113:No staff in residence - no keys - just numerical codes to access the building and the room. The lady who did the breakfasts was nice, but not around for the rest of the day or night. Felt vulnerable without anyone around; not pleasant for women on their own.

Review 115:The hotel is 'self-service' apart from at breakfast time. Whilst the key code system for accessing the hotel and the room was easy I was worried about how often the codes were changed, and therefore how secure my belongings actually were - I ended up carrying a lot with me. Payment and codes sent quite late the day before, which left me worrying about whether my booking would be confirmed.

Review 116:Good breakfast if you have the full English - if there were any other options we weren't told about them! Certainly a no-strings attached hotel, but good value for money.

Review 117:No reception. When we arrived we had to call a number and were given a door code over the phone. Very unusual. Not sure how that would work out for travellers without a UK cell phone. Also, the beds where fairly hard and had a plastic liner on the mattress. Keeps things cleaner, but also makes the bed really hot.

Review 119:Ground floor bedroom window had to be open as it was too hot this meant we got to listen to various conversations of people outside at daft o clock. Would be a good idea to put a notice in the window or have a fan in the room

Review 121:The double room was very dark and pokey, with cheap furnishings and fittings, not at all what we expected for the prices charged especially when compared to the other venues we have stayed in before in Newmarket. The single bedroom was extremely basic, no chair, only a stool, and it was extremely noisy all night, which was embarrassing as the guest is a good friend of ours. All in all, this venue is a "cheaply done conversion" which needs much improvement.

Review 125:There was nothing we didn't like. Just two points - which are the same in most of the hotels: 1. A bit noisy, but not to bad - simple solution which we used: earplugs. 2. The bed was a bit small for us - I think 200x140cm but it depends on your length and width :-).

Review 127:The room wasn't clean when I checked-in. The garbage was still full, the toilet seemed to have been used. The first night, the wifi was down.
