Review 1:The family who took over the hotel in 2015 made us feel hugely welcome and valued and were just lovely to chat to. We understand that they will be renovating in time for the 2016 season to make Primrose Valley an even more pleasant place to visit.

Review 2:Absolutely nothing! We thoroughly enjoyed our stay.

Review 3:We were warmly welcomed by friendly and efficient staff and conducted to a very comfortable room. Throughout our stay all the staff were extremely pleasant and attentive. The property is very well located and the area so quiet at night, it is possible to hear waves breaking on the near-by beach! The breakfast is outstanding and coffee lovers are in for a real treat!

Review 4:The staff were excellent very friendly and very helpful. The room we had, room 3, had amazing views of the beach. Bathroom very tired but the hotel is being modernised immediately.

Review 10:The only down side was the steep drive down to the hotel, but that's the nature of St Ives.

Review 18:The location was superb, 1 minute walk to the beach. 10 min walk into the town centre...probably less, but I kept getting distracted by pretty photograph opportunities or interesting shops. Hosts are lovely, providing some delightful updates on news from Australia. Room was comfortable and who can beat the sound of the beach. Lovely touch was the teapot at breakfast.

Review 19:Bed 3 shower mat and bath mat needed. Shower was inadequate, no water pressure. Bed 2 shower had black mould, toilet stained. All 5 HP sauce bottles were brought in and left with messy lids. Staircase carpet threadbare in parts.

Review 23:The room we had was very small felt like we were in the servants quarters. The breakfast wasn't that good. For the price we expected better.After the initial showing to our room on arrival we then only saw any of the staff at breakfast and were never asked 'if everything was ok'

Review 25:The room was not suitable for two adults, extremely small! Poor showerstrength, broken toilet seat. Noisy toilet fan, no privacy from thewidow(overlooked).Breakfast took 40 minutes to arrive and was cold.

Review 28:The wi-fi is pants: even the very pleasant part-owner agrees, and in 2015, that provided a problem. Is it picky to suggest the breakfast is more than adequate? The one inventive note for £130 a night is the homemade granola. Maybe, a couple more options would be welcome.

Review 29:Couldn't be handier for the rail station. Clean, modern lines in a traditional house overlooking the beach, and if you're lucky to get such a room, it's all you really need for an hotel in St Ives. The shower water took a time to get warm, but the set-up was of the large and luxurious type. Would stay again, but need a room facing the beach next time. Would stay again

Review 30:Comfortable, stylish and welcoming. This guest house is a short walk from the station and beach and 15 mins into town. We enjoyed the free cake baked each day and delicious breakfast made from local ingredients.

Review 31:Very difficult to find particularly at night time. No signage ; risk of accident turning into Primrose Valley Drive. No laundry facility. No lift access for heavy bags.

Review 43:Minute bathroom Too many stairs. Paid for a premium double, got a top floor standard room. No evening meal option. Breakfast:- no choice of juices, weak coffee and they ran out of things before half the customers had even come down.

Had to go shopping for toiletries. 4, There was never enough milk at breakfast even though we asked several time for more it never came. 5, The breakfasts came to each person at vastly different times. One of our group was assured that his breakfast was on its way. After half an hour we asked an other member of staff if it was on its way but was told no, the assistant had forgotten to order it! 6, The wardrobe door was hanging off. 7, One of the main light bulbs in the bathroom was not working. 8, Torn bedroom curtains. 9, Very basic in-room tea facilities.

Review 58:really bad road to try and travel down, very dangerous. The rooms really need updating, as blood red walls, view of a fire exist and having builders at 8.00am in the morning doing a shed in the garden is not great.

Review 65:Flat walk into town past a fantastic beach. The views are amazing from the hotel. The owners are new to the hotel so give them time. They are young, energetic and full of enthusiasm.

Review 66:Nothing specific. Breakfast needs a little work with organisation, setting up of buffet with all cereals, foods etc and adequate glasses for juice. Quality of ingredients very good but breakfast a little cold on first day.

Review 70:Only one or a half toilet roll in a bedroom each day was not enough so that we had to ask for a spare toilet roll. It was embarrassing that we needed to ask for it each time over 4 nights. We never experienced this before with all the hotels we stayed in the past as we were always provided with a second toilet roll in a room.

The bedroom was small, uncomfortable and not well cleaned abd we had the nouse of water running through a pipenext to our bed. The location is superb. Shame the service provided is not to the standard.

Review 79:The staff at Primrose Valley were very welcoming, it was my first trip to Cornwall and we soon made our way out to the town. This quaint guest house is conveniently located 2 minutes from the station, very close to the beach and has the added bonus of not having to walk up any steep hills!

Review 80:Excellent position for anyone travelling by train. Locally sourced food suppliers made the breakfast a little bit special and reflected a pride in Cornwall.

Review 83:Breakfast was an awful unorganised chaos.. You seat yourself and then wait around 15 minutes to be shown a menu and asked if you would like a drink. Tea and coffee will come around 10 minutes later at which point they don't even take your breakfast order.. We waited another 30 minutes to be asked what we wanted (we only wanted some toast).. On the 2nd morning we walked out after 45 minutes! Suggestion.. Add a coffee machine and toast making facilities with the cereal in the breakfast room, this will make the service more manageable.

Review 96:The staff, especially Jake, were very good as I was ill for nearly all my stay at the hotel. They gave directions to the doctors and even served me breakfast in bed one day. Much appreciated.

Review 97:Personally, the bed was a little too firm for both of us. The hotel is a little tricky to find and down a very steep lane, which made walking out to grab a bite to eat, quite a challenging event. Apart from that, not complaints at all.

Review 98:The hotel is very short walk from a fine beach and is nicely decorated. The suite is a beautiful 3 room unit with sofa and entertainment as one, a large and well equipped bathroom and a king sized bed. Attractive and subtle decoration and lighting made it a very pleasant stay. Breakfast was locally sourced, organic and very nice indeed.

Review 99:The breakfast is fantastic with great locally sourced food. The location really does mean you can nip out for a walk on the beach in under a minute! We had a small double room with a sea view and even though it was small, it was very clean and well presented. We'd definitely stay again!

Review 116:Unfortunately car parking was an issue for us upon arrival. There was no space for us to park even though we were told parking was available. Staff were accommodating and found us alternative parking after 45 minutes. The parking facilities cause some problems because 2 cars are always blocked in by other vehicles. It is not ideal for anyone.

Review 130:Bathroom was out dated, the bath was to small to bathe in and the electric shower had no water pressure. The room was £171.00 per night,for that money i would expect a bathroom you could relax in and shower/bathe.
