Review 1:the hotel stops serving food at 2100 and we were 5 mins late and couldnt place our order, suggest the dining time needs to be added to the menu so diners know. we will know for the next time.

Review 2:the hotel is situated next to the river and in a quiet location just outside the village. the bar area is really nice with several real fires to add a lovely atmosphere to the place. The staff are excellent and a real credit to the team. we will return again.

Review 3:Location of room. I tripped every time at the top of the stairs and other little steps that blended in the carpet. Breakfast was a bit costly as well.

Review 5:Brown stain on the duvet sheet when we got into bed, breakfast wasn't really worth £10 a head to only get 1 sausage, 2 rashers of bacon, egg, beans, hash brown tomatoe and mushrooms, showers were tiny.

Review 7:What a lovely little break away which we got back from today, only due to stop one night but when we arrived we loved everything about the place from the room to the staff to the lovely food so we added on for another night! Already booked again for New Year's Eve 2016!

Review 14:Had a bad fall in an unlit entrance, staff not interested, room very dirty, no plug for the bath. Such a shame, as its a great location.

Review 25:Room was ok, but wasn't what I expected, small. The bar was only place we could still with a drink, which backed onto the road. The other side of the building over looked a lovely river view. Would have been nice if once you had a drink from the bar, you could enjoy the view of the river.

Review 45:half drank bottle of water in the room, poor fixings in the room (door plate coming off, broken cord on mirror light, cobwebs, hairdryer in a drawer that just about reached the extension plug, chair arm broken). No food in the afternoon due to a wedding being on (would have been nice to have been emailed about this, after a 3 hour drive crisps weren't the answer).

Review 48:My room wasn't made up on my 2nd day because I had took the room key to work with me. Have they only 1 key per room ? Printer wasn't working in the reception. Creaky floorboards in bedroom. The beer was 60p a pint dearer than another bar a short walk away.

Review 68:WIFI and telephone connectivity was not good. Some of the staff were not particularly friendly. Food order was taken incorrectly leading to a long wait. Music at breakfast was inappropriate.

Review 72:cleanliness of the room no attention to details of room care i.e handle loose on shower, loose lamp shade, cobwebs on wall lights, front door doesn't open fully, we didn't rate the hotel and outside area's as wheelchair or disability friendly due to cobble's, gravel and uneven and slippery surfaces.

Review 74:Room was cold with radiators not working. Had to sleep in clothes. Wifi (in public areas only) was very slow and as the hotel is in an area with poor phone signal for my network, I had to drive to pick up a signal to make my phone calls. This is not the hotel's fault, but it means I won't be able to stay there again. When I reported the problem with the cold in my room, the staff member didn't seem that interested.

Review 75:Good, quiet location between business calls. Evening meal was very nice. Would probably be a great overnight as part of a holiday trip.

Review 76:Breakfast was burnt black and it was in a different room To usual I burnt myself in the toaster getting toast out as it slid down and there were no tongs to get the toast out

Review 80:The building could do with a bit of freshening up - it looked a bit run down from the outside. The room appeared a bit dingy and although generally clean it was apparent the hoover didn't fit under the bed as there was a very obvious layer of dust there. There was also the remnants of someone's glitter makeup in the carpet - so the hoover wasn't sucking very well either!

Review 81:We did get good wifi connection in the room we had - which was unexpected according to the advertised description. The bathroom was clean and with a bath tub. A very nice swan sculpture with the bath towel! The price was reasonable for what we had - but it was shown as a reduced rate. I would not have been so happy had I paid the full price. We had a reasonable evening meal in the bar/restaurant.

Review 82:Dining room poor. Very old, uncared for tables and chairs. Odd cutlery and paper napkins. 50min wait for simple starters with only eight other people dining. One starter was a duck terrine - very solid with no garnish and two slices of dry bread. No butter or anything to help the lumpy pate go down. Very poor.

Review 84:The area manager seemed very upset about something. For example she banged the plates down and whilst her words were polite, her expression was sour and grumpy!

Review 85:Rested here on long journey home, is on a busy main road, but some parking near rooms available. The waiting staff were full of smiles and very helpful, particularly in helping my elderly mum celebrate her birthday. Breakfast selection was plentiful, the chef is doing a great job!

Review 86:Cobwebs and spiders all over.(24). The bed was uncomfortable with winter quilts on in summer. The road traffic noise was pretty loud.

After waiting 20 minutes we had to ask her. She did serve everyone else waiting. Overall was a nice place to stay, but could have been better.

Review 101:The smell of sewage ! Was going to use the restaurant but decided not too. Were moved by very helpful staff to another room at other end of hotel .They seemed to think it was the nearby farm but it didnt smell at all like animals paid a lot too £89.00 no mention of compensation wont use this chain again

Review 102:The only negative comment I have is because of another guest playing loud music in the room below us. However, I asked at reception if anything could be done and soon afterwards the music stopped. The facilities are good but not overly geared to young children. This is to be expected though as it is not really a "family" hotel. Perfect for couples, travelling business persons and special celebrations though.

Review 103:I liked the huge family room allocated to us and found the standard of accommodation is very good for the price. We were travelling with my 2 year old daughter who loved the room and the hotel. The food was excellent and the staff friendly and helpful. The grounds are beautiful with great views of the historic bridge over the river Tees. I have stayed here many times and will do so again. It is ideally placed for a stop over when travelling north or south on the A1.

Review 104:Our room was in need of some T.L.C. but as there is an ongoing refurbishment plan I am confident this will be rectified.The rooms that had already been refurbished had been done to a high standard

Also the fire alarm went off at 22.45, probably a false alarm but there was no explanation. Overall I was disappointed, I hoped for and expected a peaceful quite night but unfortunately that wasn't possible.

Review 114:We only stayed one night. The room was spacious and quiet...except for the ceiling or I should say the upstairs' floor as it felt there was no space, therefore no soundproofing, in between. We were woken up by every little movement the people upstairs did: from taking the shoes off, to going to the loo, to turning into bed. Luckily we were spared bedroom activities, however we could hear one of the people snoring. One more thing that the room was missing was a good set of curtains to keep the morning light from coming in, especially in the summer when it goes light at 5.30am and you have to wake up at 6.30am!

Review 115:The staff was really helpful and the food and was very good: my steak was cooked as I wanted it, the hand cut chips were very flavoursome. The cheese platter is generous with excellent variety. The wine is a hit and miss: the Argentinian Malbec (we had two bottles) was an excellent choice, however I wouldn't have picked 3/4 of the wines in the wine list as they were really overpriced and of dubious quality - then again being very picky with wine doesn't help, probably the majority of their customers wouldn't notice the difference.

Review 116:The reception staff were very organised and gave us a nice welcome. Our dog was welcome both in the bedroom AND also the bar for evening meals and it was great there was parking right outside the room. The bar staff were friendly too.

Review 117:The member of staff who checked us in at the reception made no attempt to make any conversation and did not make us feel welcome. However the young lady serving breakfast on the Wednesday morning was very attentive .

Review 130:The shower cubicle in Room 214 was very small and anyone larger than me or my partner would have difficulty fitting in. The sliding doors did not meet in the middle. Therefore they did not seal and prevent water from splashing onto the floor.

Review 134:Breakfast room & set up was appalling, i am not sure I have seen worse on the hotel inspector...we all had cooked breakast which were very tasty (mushrooms awful) but I'm afraid it was let down by the awful tinned fruit, no yoghurt as advertised & the juice had run out.
