Review 1:Good location, friendly staff, good base for visiting the city. 15 min walk to town centre but that was ok for us. Good breakfast, clean room overall good value.

Review 7:Nice big rooms with crisp white sheets and white fluffy towels. Good location for all attractions. We were able 2 leave our suitcases after we checked out so that we could still look around until our train was due.

Review 19:The staff was really courteous. Allowed us to keep the luggage in the reception before and after checking in. They also carried the luggage to the room for us. I dropped the key of my house in the reception and did not realise it until they asked the next day morning. The hotel is just a few minutes walk from the main train station and the staff is really welcoming. Perfect value for money.

Review 29:The breakfast is great. OK, you won't get the most expensive sausages going but what you do get is a good plateful and the best cup of tea I've had anywhere. Staff are happy to provide more toast and breakfast was so filling I chose to skip lunch. There's a friendly atmosphere and I'd go back again if returning to that particular part of Edinburgh.

Review 32:Room not as good as the ones I've had on previous stays. Booking said garden view but I was initially given a basement room with window that looked up to main entrance. They changed this to top floor at front which was ok but not as good as the rooms I've previously had at the back of hotel. Room ok if fairly basic. TV rather small. Wall to adjacent room must be thin as I was awoken at midnight by occupant making long phone conversation .

Review 33:Good location in impressive Royal Terrace ten minutes walk to station and Princes Street. Room comfortable with good view to Firth of Forth when the rain eventually stopped. Good price for Edinburgh. Enjoyed porridge for breakfast.

Very good breakfast - you can get porridge, bacon, eggs, toasts, tea and coffee by request as well as cereals and juices. There is a small but very nice garden. I liked the view from room (my was on 3 floor). Street is beautiful and quiet. Calton Hill is in 2 minutes walk

Review 48:My room was at the very top of the hotel with no lift so I had to climb several sets of stairs with my heavy case (as a young, petite girl this was very difficult). My bedrooms walls were scruffy, bed throw stained, tv had 1 foreign channel, and overall it was a tiny space. Yes wifi was free but had appalling connection if you are at the top like I was so basically useless.

Review 52:This hotel – or at least the room we stayed in, on basement level – is in serious need of renovation. Rotting wood in bathroom, fixtures falling off the wall (the bathroom towel hook came away in my hand – and after I asked, was later "fixed", which amounted to it being shoved back in the door dangling from the same single screw that came away in my hand. Not usable!), mouldy curtains, visible water damage in ceilings. Furnishings are old, shabby and not as clean as we would have liked. After checking out, we had to ring twice about a lost passport: we were certain we'd left it in the room, but it wasn't until our second insistence they search for it that they found it (we suspect they didn't actually look for it following our first phonecall). This was annoying as we were still in Edinburgh when we first called and could have returned for it and saved ourselves the courier fee – and a lot of stress. I admit this was one of the lower priced rooms in town in the category we were searching – but even so, a certain standard must be upheld. Until we know it's been renovated, we won't be recommending the Abbey, or staying here again.

Review 53:Location is handy to centre. Good breakfast. Reasonable rate. The staff were friendly and helpful, and couriered my husband's forgotten passport to us after we checked out.

Review 54:I stay in Edinburgh at least a few times a month and this is one of my favourite city centre hotels. Comfy well appointed rooms, helpful staff and a great breakfast, usually at a good room rate. On road parking is more than adequate.

Review 57:Most uncomfortable bed I slept in through 4 weeks in UK. Beware of over vigilant parking inspectors each morning. Do not ask for an upstairs room. 7 flights of stairs too much to lug a suitcase.

Review 60:The staff here were excellent - all were friendly and helpful, our thanks especially to Kathy who waited up for us because our flight was delayed. The location is great only 10 minute walk from the centre and the attractions. Our room was at the back in the basement, so although we had no view, it was quiet. Breakfast was good.

Review 61:The breakfast is a little limited if you don't want a cooked breakfast. Tinned fruit available. A fresh fruit bowl, yoghurt and croissants would be a welcome alternative to a cooked breakfast.

Review 62:Superb location. A leafy terrace just round the corner from central Edinburgh. Easy to walk into town. Large and spacious room.

Review 63:Ridiculous breakfast time - finished by 9am - even on the week-end! Breakfast itself a bit mean with baked beans making up for lack of mushrooms, black pudding etc. which you'd expect from a Scottish breakfast and no fresh fruit or yoghurt. Poor quality coffee too. Wifi a bit slow. Location ok if you don't mind walking a bit to get to centre, but close to Calton Hill with the fantastic views. Therefore not great value for money, BUT beware, Edinburgh generally is expensive!

Review 64:Friendly staff, spacious room (think we were lucky!), quiet location, comfortable bed.

Review 65:When we arrived the bathroom wasn't cleaned (lots of hair / dirt on floor/sink/bathtub). The bathtub wasn't even rinsed as there were many very obvious pubic hairs. When we complained, the issue was underplayed and we were told, that the room was going to be cleaned whilst we are in the city. When we returned, only the tub was rinsed, floor and sink was dirty as ever and they left the cleaning agents in the bath. After that, we were not talked to again nore asked if the issue was resolved and we never received an apology. The lack of interest in customer satisfaction was shocking. Further negativ points: - toilet flush didn't work (only after asking we were showed a work around) - firealarm had a shortcut which produced some annoying sounds (problem seemed to be well known, maybe a safety issue?) - windows could not be opened - spyders and bugs in the room - jehovah's witnesses advertisments

Review 71:The room could have been cleaned more thoroughly as there was some dust in the corners. There was no hairdryer in the room, but I didn't need one so didn't enquire at the reception. I didn't enjoy the breakfast at all, but this is probably rather due to my fussiness, as my travel companions were perfectly satisfied. The hotel should, however, invest in a coffee machine, serving instant coffee is a no-no!

Review 72:The staff were all super friendly and helpful. Good location, within easy walking distance from the main attractions, but on a quiet street. Comfortable, spacious room. The kettle in the room was a nice touch.

Review 77:We thought this was a hotel! Left luggage at reception, to collect laterwhen departing, early evening. Arrrived about 7.30pm Rang bellconstantly, phoned but no answer! Waited ages, So missed train and hadto find somewhere else to stay in Edinburgh that night and buy anothertrain ticket for home the next day! I think this is totallyunacceptable! If you book a hotel you would expect reception to be openduring the day and early evening. When eventually got case, the nextday, the guy on reception said he did not live in Edinburgh so could notget there!

Review 78:I was very disappointed and would like to take this up with Booking.com. I had booked a single room which promised a level of facility to include view; on arrival there had been a re-shuffle and I was in a bedroom in the basement with no openable window, no view, a stale smell of mould and for the price extremely disappointing. I booked for the Edinburgh Festival and know that there is a 'mark up' at this time but the room was not what I had been promised. I suffer from asthma and detect damp immediately and am now unwell as a result.

Review 79:Had to fight with the shower curtain as it billows inwards when showering because it's set too close to the bath. Had to pump the toilet flush to get it to work.

When I was in the bathroom I heard a loud noise which sounded like that door hitting my suitcase. It was a very unsettled night's sleep knowing that someone could just walk in! Review 87:We didn't have a bad experience, the only thing that was hard was hauling our luggage up the 52 steps to our room because there is no lift... However, the receptionist at the front desk was very willing and able to help us out.

Review 88:The location was simply enchanting. My daughter and I loved walking into our room and looking out at the lovely garden. It was a bit further from the Train Station than I had anticipated as far as hauling our luggage, but the taxi ride was short and inexpensive. Once there we were within walking distance of everything in Edinburgh - especially really good Indian food! - and the staff were so helpful in giving advice about tours and sightseeing. Breakfast was wonderful. Will surely stay here again if we ever return to Edinburgh.

Review 89:No lift in the hotel and I had to climb like four floors to get to room No.18. Heater did not work.

Even allowed us to leave our bags for long periods at reception and kindly took them upstairs for us! Breakfast was amazing. Hotel located quite close to Regent Gardens which gives you a spectacular view over Edinburgh. Perfect location just a 15 minute walk to the Old Town!

Review 95:We both liked the friendliness of everyone at the hotel. We had a nicegreeting when we arrived, and were offered the option of having ourcases taken up to our room. The Abbey suited us, as it is in a quietarea and a manageable walk from the train station, so no need for ataxi. Would recommend!

Review 96:We were in a basement room which is probably because we needed 3 separate beds and that seems to be the exception for hotels. Room was due for an upgrade. Beds and linens were worn and price seemed high but I think all of the rooms in general are expensive in Edinburgh.

Review 111:Clean and tidy hotel very close to the centre of Edinburgh. This was our 4th stay here so it ticks all the boxes for me, not part of any hotel chain so you get that personal touch

Review 112:My only caveat was the internet. The hotel has brand new equipment, which meant I had a full signal, but their internet provider seems unreliable and the connection was reset frequently. It was virtually impossible to watch a short video without getting stuck during my three night stay. I had a video conference for work one evening. The quality was poor and the session was interrupted for ten minutes because the connection was gone. Altogether the wifi is good if you just need to check emails downstairs, but not working well on the top floor. Sending a 3MB attachment took me 20 mins the first night.

Review 115:great location, good offer on the price for two nights with breakfast included. room spacious for three of us, comfortable nights' sleep. Lovely staff, let us keep luggage there after check out time until our train home later on that evening.

Review 116:Everything in our room was tatty and needed a massive makeover. There was nowhere to put anything in the bathroom and unbelievably, the 2 cheap plastic cups had been put by the loo and next to the spare loo rolls. The reception/dining area was so unappealing that we decided to go elsewhere for breakfast.

Review 118:Think the hotel really need to advise, within the room description, that room number 6 is immediately adjacent to the kitchen - therefore expecting noise and smell of the kitchen coming through.This starts from 6.30AM when the breakfast preps begin. Thankfully I was only staying one night and the noise and the smell only made me more determined to get up for breakfast (which i was otherwise going to miss)

Review 122:There was no offer to assist with case up 3 flights of stairs (74 steps). We were told that we had a view to die for, this was 98% obscured by trees. Breakfast was fair, however the order was wrong every morning. The room was in a very bad condition, it hasn't been dusted in most places for a very long time. Even the ring that was left by our making tea wasn't cleaned until day 3. The bed throw had stains on it, the carpet too was disgusting. I don't believe that the rooms on the 3rd floor ever get checked by the management. Just plain dirty!

Review 124:This is really an amazing deal. The building is a bit older (what else do you expect for the area, though) with older rooms and no elevator, but everything was very clean and comfy. The staff was great and it's in such a great area. Breakfast was very good, and we enjoyed the free WiFi and tea/coffee in our room.

Review 141:I stay in Edinburgh frequently and the Abbey Hotel is a firm favourite when staying in the centre. Comfortable, good value, great wifi and generally plenty of on road parking. An excellent breakfast, included in the rate, to start the day. A home from home!

Review 142:Normally pay for what you get but in this case exceeded all expectations. Few minor things not worth noting unless paying the £100+ p/n off-peak figure and looking perfection in the smallest of details.

Review 143:Everything! Location, 10min walk to Waverley main transport hub, few minutes from the start of new tram line and up a cobbled type hill with beautiful buildings and lovely views. Inside much better than would have expected taking rate, stylish entrance and basic small, but very clean and comfortable bedrooms with newly refurbished ensuite. Full hot breakfast available and all staff encountered were great. Looking at for next trip already!
