Review 1:Minor point only but stairs a bit steep to upper floor (for us), will request first floor room next time we book.

Review 2:Owners extremely welcoming and attentive. Spotlessly clean with very comfy bed. Breakfast very good, excellent service. 20mins walk from railway station.

Review 6:The guest house is fantastic and service is impeccable. Our room was very spacious and comfortable. Breakfast was great (Bucks Fizz included!) and the hosts even leave out whiskey for guests. Southside is a little way out of Edinburgh town but it only takes 20mins to walk or there is a bus stop very close. Newington itself is nice - it's fairly quiet has some good restaurants and pubs. I couldn't recommend the Southside highly enough!

Review 7:The owners are the nicest, friendliest people you'll ever hope to meet. Always ready to help you and making sure you know how to get around and what to see and do. They genuinely care about their guests. Also, the breakfasts are wonderful - fantastic cook!!! Much choice, top quality.

Review 9:At face value, the size of the room, cleanliness, fitout, the hospitality and flexibility offered by the owners, the location and breakfast, everything is already up there with the best B&Bs we've stayed at (and that's more than a few - at least half a dozen a year). Add to that the little touches: the champagne with breakfast, the 'wee dram' on offer in the evenings... just the best B&B we've ever had the pleasure to book.

Review 10:Amazing selection at breakfast with daily specials. Hosts very friendly and helpful. Location convenient for accessing city centre by bus or foot. Great little details such as complimentary whiskey. Would highly recommend.

Review 12:Franco was most welcoming, both before our arrival (telephone conversations) and during our stay. It is the little extra touches, the coffee machine in the room, the wee dram, bucks fizz at breakfast. Far enough out of the city but close enough. A choice of interesting routes to walk into the city and a regular bus route to help when walked out Could not complain about anything and would definitely recommend.

Review 14:Friendly meet & greet, as though we had met before. Franco was very helpful and remembered our names. Wonderful smell of toast to wake up to. The best breakfast ever, fresh, very tasty and the flavours still linger. Was super clean, wish I had his cleaner in my house. The wee dram was delightful. Unfortunately, I had to refuse the Buck's Fizz but I had a pleasant glow from the wonderful breakfast.

Review 15:Great for walking to the royal College (where we needed to be) but quite far to walk onto the shopping street. Would need a taxi if late at night.

Review 17:Excellent breakfast and lovely room. We parked on one of the nearby streets - free parking in ticketed areas at the weekend. Was a nice 20 min walk into the centre. Nice little touches like a bottle of whiskey to help yourself to a night cap. Very good, no complaints and would stay again.

He took interest in us guests and kept good track on preferences and made great attempts to accommodate guests. I also found the information to be perfectly adequate and easy accessible.

Review 26:The room was beautifully decorated, large, confortable, and extremely clean. A glass of whisky welcomes you every night. The cooked breakfast is very good, they only offered us haggis one day, but it was the best we tasted in our trip to Scotland.

Review 29:We loved the atmosphere of the guest house as it was calm and peaceful. The hosts were so lovely and couldn't do enough for us. Breakfast was great and prepared you for a day of exploring. We liked that it was a decent walk into the heart of Edinburgh and there were great restaurants close to the guest house so we tried somewhere different each night and were not disappointed! The offering of a dram of whiskey at night was a very nice touch:)

Review 40:It being on a main road was a slight issue for my partner has a light sleep and is easily bothered, however for myself it was fine. The house is quite old so we could sometimes hear the plumbing when other guests went to the bathroom.

Review 41:Myself and my partner stayed in one of their suite rooms which was very spacious along with a four poster bed that was comfortable. It is only a 20 minute from the town centre so was ideal for our weekend break. Breakfast was fantastic along with the service from the owners which was top class.

Review 42:It's hard to think of anything. Our taxi driver had trouble locating the guesthouse, in part due to the small and not very visible sign outside. But with sat nav these days I wouldn't call it a major issue.

Review 43:The first thing that stood out was the excellent communication we had with Franco & Lynne before our stay. It explained everything clearly. When we arrived we were greeted by Franco who took the time to help us get our bearings in the city. He and his parter Lynne were friendly and professional throughout our stay. The room itself was absolutely perfect, with a big comfy bed, lots of wardrobe space and all the essentials you need including an alarm clock and hairdryer. The guesthouse is set in a classic tenement style building which really adds to the charm. Breakfast was great value for money, and it felt like dining at a classy restaurant with Franco taking our order (I'd highly recommend the omolette and sausages). It's about a 20 minute scenic walk into the centre and very close to local attractions. We were actually seeing a gig at Queen's Hall - only a short 4 minute walk away, so the perfect location for getting back to our warm room afterwards. All in all, it was just what we needed in a guesthouse, and we would highly recommend it.

Review 54:The room we had was on the road side and could get a little noisey at night. Whenever the room above us flushed the toilet it made a very loud noise also. These are quite minor negatives.

Review 55:Owners are very friendly and helpful. Room was very clean with good facilities (kettle/espresso machine). Washing facilities very clean with fresh towels daily if requested. Bed very comfy and clean. Breakfast was very nice. Also selection of fresh fruits, cerial and mixed nuts aswell as full cooked breakfast.

Lots of attention to detail, it was a joy to stay there and our hosts, who were very charming and welcoming, really knew how to run a guest house. We had room 2 which was at the rear which was nice and quiet so we enjoyed a good nights sleep in a comfy bed. We would definitely stay here again and would strongly recommend.

Review 60:Had a super stay at Southside - Franco and Lynne could not have done more and the buffet breakfast combined with a la carte offerings were delicious. Can't wait to return.

Review 62:Our room faced the garden and was large, quiet and comfortable. The 2-Course breakfasts were excellent - freshly prepared hot breakfast with a daily special, and a cold breakfast buffet with all types of cereals, milk, yogurt, fresh fruit, a variety of fresh pastries. Franco and Lynn are perfect hosts - very accommodating and they made certain all our needs were met. The house is easily walkable to a variety of very good restaurants, Holyrood Park, Parliament, Holyroodhouse, the Royal Mile and Edinburgh Castle, many museums, the Univ. of Edinburgh, and all kinds of shopping. The bathroom will barely accommodate two people, and the shower tiny but really excellent - the best I've ever had in a hotel. The room has adequate drawer space and a large closet. This is probably the best B&B I've stayed in. We were on the second floor and did not year movement either above or below us, which surprised me because the house is 150 years old and the floors creak!

Review 63:Close enough to walk to most attractions without being in the heart of the Royal Mile. Lovely small touches - great toiletries, cookies each night, big plush bath towels, and a complimentary nightcap of wonderful Scotch whiskey. Breakfast was plentiful and delicious.

Review 67:We stayed at the Southside guest house over the Edinburgh Fringe and really enjoyed our stay. The location is great with a good bus service into the city, we didn't use this however as it was only a twenty minute walk to the Royal Mile and only ten minutes to some of the Fringe shows we were there to see. The walk was also a nice one, taking in some of the lovely streets in South Edinburgh or through the Meadows. The hotel and facilities were lovely. My partner and I booked a Petite room, which was petite (as it says on the tin) but had everything we needed as well as being clean and well decorated. We did have some maintenance issues while we were staying, but the manager was more than accommodating about providing us with the facilities we needed at a moments notice and swapped our room when the issue couldn't be immediately resolved - so our petite room became a suite for the night! Which really is a beautiful room at the front of the property. Shame this one wasn't available when we first booked - perhaps I should book even earlier for the Fringe next year! The food was consistently wonderful and thoughtfully available at a later hour than their usual service, since we were all keeping festival time. I'd recommend to anyone wanting to visit Edinburgh, a lovely small guest house, with the family-run feel and home comforts. Including a "wee dram" provided for all who wanted to partake!

Review 69:Southside is a really nice place, well-maintained and nicely furnished, and Franco is a very nice host - friendly and informative. The location is very convenient for the buses and it is very easy to get around Edinburgh from there. Breakfast is very good, as previous reviewers have said. The property also has a few decent eateries around it, and the pub/restaurant across the road has live music (which you won't hear from your room, it won't disturb your sleep). The coffee machine in the room and the kettle, with an ample supply of tea, sugar and creamer was nice. A really good stay.

Review 71:our electric shower was the only thing I could fault as it could not maintain a constant temperature,however the bath facilities and bath products left for our use were lovely.
