Review 1:Didn't think the staff were very welcoming or helpful in reception. The food in the Bistro restaurant was horrible and well below par for such a luxurious hotel.

Review 3:Heater in room was very loud and had to be switched off to sleep which meant room was very cold at night. Breakfast should be included.

Review 5:The furniture was a bit scuffed and carpet was stained. Cleaning could have been a bit better as was a bit dusty and coffee machine hadn't been emptied from previous guests but otherwise clean. Sofa and pillows were hard but they did change the pillows when asked.

Review 6:Great location in old town and also close to princes street. Everything we wanted to see was within walking distance. The apartment was stylish just a bit worn in places.

Review 7:Breakfast was just suitable to be eaten but not tasty at all. We expected it to be much better and did not like it. Old single-glass windows with cold air from them, we had to keep them closed with curtains all the time instead of looking at the great view of Edinburgh. It was a little bit noisy from time to time because of traffic and people on the street but this is a very centre of the city, just be ready for it. In the first apartment (junior suite on the 6th floor) we had very noisy ventilation system that could not be switched off as it was central, and there was a dust seen on the black wardrobe's doors. In the second apartment (one bedroom apartment on the 7th floor) we had a lack of some place to hang our coats near the entrance, there was only one wardrobe in the bedroom and it was not useful for coats.

Review 8:We have stayed two times for 3 nights: 26.12-29.12 and 06.01-09.01. Second stay was much better. Apartment has all amenities in the room. Polite and helpful staff. Very Central location. Great view.

Review 11:We stayed in The Fraser Suite Edinburgh for our first wedding anniversary as Mr & Mrs Fraser!! The staff were very friendly and we found the room very clean and comfortable. The location was ideal for us right in the heart of the city and only minutes walk from city centre and all the attractions. Would highly recommend! We had a great weekend and will hopefully be back for our 2nd anniversary!

Review 12:The Fraser Suites are in an incredible location next to The Royal Mile in 'Old Town'. We booked a Junior Suite that had an excellent view of 'New Town'. While not huge rooms (yes, a separate small lounge - all rooms had high ceilings and windows) the decor and presentation was first class, and extremely comfortable. And breakfast in the Bistro had all the trimmings...! Would not hesitate to stay here again when in Edinburgh.

Review 13:The cleaning of the room during our stay was pretty basic. No toiletries were replenished. The bathroom floor on our arrival, still had talcum powder between the door stop and bath.

Review 20:It was so close to everything. The rooms were large by European standards and for the price we had a lot in the room; mini bar, full bathroom with large tub and shower, large bed, desk and bay window.

Review 21:Wld be good if bedroom slippers could be provided in the room. But service recovery done when it's provided immediately upon request. The beds are comfortable but somehow seems a little narrow (for Asians).

Review 22:The hotel is situated in a central location, just steps away from St Giles Cathedral and the Royal Mile. Plenty of food options available and was near to a day tour operator. You can get to the city centre fairly quickly, within 5 minutes if you go via the New Steps. It's alright during the day but got to be more careful at night as it is not very well lit. Best not to take the steps alone. There was a drunk man asking for money at a dark corner. Alternative route wld be to go via market street. It will take a couple more minutes. Fairly cosy room and L'occitane toiletries are provided. Service is prompt.

Review 24:The staff were excellent, really friendly and helpful. They recommended restaurants, helped with travel plans, and were easy to get along with. Our room was massive and had the most beautiful view!!! So far our favourite hotel on our Europe holiday

Review 25:After spending 8 hours out of our room, the maid arrived just after our return to clean the room. We didn't want this service at 16.30 hence our room wasn't cleaned. Also, breakfast was poor...perhaps the chef was having an off day

Review 26:Great location and the rooms were very stylish and comfortable. It was so easy to get around Edinburgh and the Fraser Suites were within walking distance to everything.

Review 27:Crockery in suite were not cleaned (example someone's lips stains were on wine classes). Pillows were covered with chocolate stains all over. For that the suite was too pricey.

Review 39:It’s unfortunate my experience was not as good as I anticipated. The hotel is in an excellent location and the décor is superb. I usually stay in hotels that are highly rated on booking.com as my number one criteria is cleanliness, and I can say that so far I’ve never been disappointed. I’m not sure if the issue was that my room was simply not serviced or if the rooms are not maintained. The room had beige carpeting and furniture so it’s understandable it may get easily stained, but the carpet looked like it hadn’t been vacuumed for weeks with long bunches of hair and stains, while the chairs/furniture in the room had coffee stains and makeup. The bathroom floor and shower were full of long bunches of hair as well. Typically one or two small issues are not a big deal for me as it’s understandable given the high volume of occupants, but all these issues compounded made my stay very uncomfortable. It's not my nature to make a compliant, but I requested a room change the first day and was told I would have to get a smaller room despite paying the price of a junior suite. So I requested if the room could be serviced instead. Although improved, based on the price and category of this hotel it unfortunately leaves me unimpressed and would not consider returning. When I worked at a hotel years ago, had a guest presented these issues I would have immediately discuss solutions with the manager. Instead my option was downgrade with the same rate or wait for housekeeping to do a “deep cleaning" which included the standard replenishing of toiletries/towels.

Review 41:We didn't like that our double room booking was 2 single base & mattress'so placed side by side to give the illusion of a double bed.see photograph for example . This was of poor standard & would have been more comfortable to have 1 Double bed as EXPECTED in a double room. £157 for room only & we had the discomfort of 2 single beds joined together. The reception area lacked atmosphere.

Review 58:Only faults were that the hairdryer was starting to fall apart and the video of the TV would cut out sporadically. But this is really nitpicking in my opinion and didn't hinder what was an important weekend for me and my now fiancée.

Review 65:Never stayed at the Fraser Suites before despite travelling to Edinburgh a couple of times a year for at least 10 years now. Slap bang in the middle of the Royal Mile which was fantastic. Loved having a small kitchen in our room as well.

Review 67:I didn't like the time of cheking in and checking out since i have to check in at 3 pm and check out at 11 which is different from most of the hotels in the world. I didn't like the size of the twin bed that we have, it is very small.

Review 69:The front desk staff was very friendly, but didn't offer to show us to our room or help with luggage and we were on the 7th floor, and the lift only went to the 6th floor, so the 7th floor was only accessible by stairs from the 6th floor. It would have been nice to have had help, especially since we had our 4 year old with us. We ended up getting lost trying to find the 7th floor and luckily found a wonderful member of the cleaning staff that helped us the rest of the way up. Help out of the hotel would have also been nice.

Review 70:Loved the location, and the spacious rooms were clean and lovely. The view from our room was spectacular! Would definitely stay here again!

Review 71:Internet was so slow it was worthless (speed equal to a DSL system from last decade). Double bed was 2 twins pushed together under 1 top sheet - you could feel the split between the beds. Matresses were extremely poort and made sleep miserable. Soap, shampoo, and conditioner were not restocked by housekeeping after they were used.

Review 73:Location was phenomenal, staff were very helpful and friendly, big, clean rooms and comfortable beds. Very handy onsite laundry. We arrived at 8am after a long flight from Sydney Australia and the staff bent over backwards to get us into a room straight away.

Review 74:The hotel is in major need of TLC in the rooms. We were offered an upgrade for and extra £15 per night (making our trip £150 per night) when we got to the room it was disgusting and hadn't been cleaned!! We told reception asked for the room we originally book, this was cleaner but looked very tired, in major need of TLC!! Bed very uncomfortable!!

Review 75:Very hot in top (attic)room. No working fan in bathroom so heat and damp from shower just made the heat in the room worse. Staff did not seem surprised and assured us (twice) that the engineer had been in (twice) and that the fan was working. Very dismissive of our complaint about the heat and lack of fan. We had the distinct impression that others had complained before and there was nothing they could / wanted to do…..

Review 83:The rooms were tired and stains on the rugs tiles falling of the walls in the bathroom. Wifi slow and inconsistant. The continental breakfast was sub par. Not sumptuous as advertised. The Shelbourne in Dublin is sumptuous. Rooms tended to be hot. Hotel staff not familiar with rooms as my daughter was given the larger room and my wife and a much smaller room. Yet they were advertised as the same size. Plus they said they were beside each other, which there were in number but not in location as we were down the stairs and hall and around the corner. Which was not a big deal, but lead us to believe they clerk did not know the lay out.

Review 85:Bistro closes early last orders taken at 7pm. Told reception we would like to eat at 7pm for last order could we book. They said no problem, no need to book. Arrived at 7.02pm to be told too late to have a meal !!! As it was our 1st Anniversary not best pleased. Told them this, asked could we have table as very few people in, told no sorry with shrug off shoulders !!!! Very unprofessional.

Review 91:Issues with general cleaning. The carpets and chairs in the room had many stains on them. Black wood furniture in the room and the restaurant was worn out. Therefore although sheets and towels were clean there was no real feel of cleanness. The tables and the plates at beakfast are so tiny. Not adequate to have a comfortable breakfast. The price is around 250gbp BB. You expect more for this price.

Review 92:Location is perfect. Right on the Royal Mile, 5 min walk to Princess Street and the station. Lots of restaurants and cafes nearby.

Review 98:Ripped off by in room dining for breakfast. I am a gluten free eater there was nothing for me so I had some fruit nd veg and then asked for mushrooms. Was not told that would incur an addition cost. Our breakfast was over £30 and rubbish and the woman who took the order and delivers t was rude.

Review 107:This is a great hotel offering a big sized and well decorated room. Its location is perfect! It is within walking distance to most of the sightseeing points including Edinburgh Castle. I have no hesitation to recommend this hotel to my friends.

Review 113:Our room was smaller than most hotel rooms we've stayed in and could never be described as a 'suite'. Very clever integration of small sink, fridge and oven but no real space to sit and eat anything you cooked! We had to complain about the housekeeping which was very hit and miss but they did try harder once we mentioned it. Needed air conditioning as it was like an oven without it, but a freestanding a/c unit right next to the bed made it impossible to sleep with it on. Unfortunately they said there was nothing they could do (staff were very polite and tried to be helpful but no other rooms were available). There seemed to be quite a lot of redecorating going on which during the busy time of Edinburgh Festival seemed a little odd?

Review 114:Room was really quiet (if you didn't have to use the huge free standing air conditioning unit....). Toiletries were L'Occitane. Location is really central.

Review 115:Soiled toilet on arrival...!!! Not acceptable! But had already startedto shower so could not inform reception. 2 coffee sachets for 2 peoplefor over night...? Useless if you want more than one cup of coffee each!As we left... Noticed the guide book described a coffee machine... Whichwas not in the suite! Suite with no coffee machine?? When checkingout... Was not asked if there were any issues with the hotel.

Review 120:The location was central (steps away) from the Royal Mile and the Fringe activity. Great view over Edinburgh roof tops and beyond. The room (suite) had a kettle, microwave, fridge and kitchen items - should you want to use them.

Review 121:Breakfast staff were a big let down. Table not cleared. Left to stack our own used plates etc to make room on table. Five staff chatting and fooling around instead of attending guests. Tall male member of staff very abrupt and surly. Breakfast quality poor.

Review 128:The single beds were extremely narrow and uncomfortable. Mattress extremely old, room was small for the price we paid. Unlikely to return to it again.

Review 129:Water wasn't hot enough for a bath, there was no mini bar (well it only provided bottled water) and you had to pay £5 supplement per person for hot breakfast which a) wasn't clear and b) I think was a little pricey based on having already paid £10 each pp for breakfast (and accommodation is not cheap).
