Review 1:It's about 15 minute walk to the main part of town - not too far out but could be a bit inconvenient for some. Very low pressure shower but I think that's just how it is in the UK.

Review 3:Other guests were coming to breakfast in there pyjamas and with nothing on their feet, the management never said a word. The same guest had there 4 year old on the reception desk without supervision. The breakfast should have been included in the price of the room.

Review 31:Bed was pretty average. I had a bad back after 2 nights sleep as the springs were saggy. Hot water was not so hot hot just warm. Lovely interior and rooms are huge. Close walk to everything you need to see as a tourist.

Review 33:Great location as plenty of buses into Edinburgh, with bus stops very close, but away from the hussle and bustle. Short walk to Haymarket, Where there are trams and a train station. Very comfortable room and friendly staff. Intend to stay again in 2016 for the Edinburgh Tattoo. Happy that there was free parking, so we didn't need to move our car for the duration of our 6 night stay.

Review 36:I had been traveling for some time and the room felt very cozy and "home-like." I even extended my stay. Of course it was Kamila, the manager, who really made me feel at home, going out of her way several times to make sure I had everything I needed for a comfortable stay.
Review 37:Lumpy pillows not use able. Mattress very soft. Shower tray soft / creaked in parts shows problems with it. Bathroom renovation ok but not 100%. Wardrobe creaked and moved when walked past a little. Doors had jams to close them on room door and bathroom made noise whenever opened quite noisy in morning.

Review 62:Although otherwise well maintained, there is some fraying of carpet joins in the rear ground floor corridor and in my bathroom doorway which should be taped over as a temporary measure to delay worsening. A lick of paint on marks on the bedroom door would cost very little. I am surprised at the fourth star, considering the fact that there are no bedside telephones in case of emergency, which could pose quite a safety risk. The booking was for a twin-bedded room, which turned out to be a double. This didn't matter as I was staying alone, but might have inconvenienced or even embarrassed some other travellers. Hot water in the wash basin is turned off overnight, and there ought to be some instructions displayed on how to work the shower controls. People in a hurry don't have time to fiddle around experimenting with temperature and flow. Both taps seemed to control the latter.
Review 63:The place is easy to reach by public transport from the centre, or even walking. Beware of nearby rugby matches, when buses are diverted and there are no taxis, however! It is clean, comfortable and problem-free. Staff are cheerful, pleasant, and helpful. My room near the back on the ground floor was very quiet, though I imagine front rooms must suffer from traffic noise as it is on the major route west. The decor and furnishings are tastefully chosen and in keeping with the architecture. Towels and linen are high quality.

Review 68:Advert did not specify waverely station is approx 30 mins walk. Need to let customers know that alternative station Haymarket is 5mins walk. This is important information. Poor quality home made muffins at breakfast. I did not eat any. They looked dry. When I asked for muffins I was told their were none even though I saw some (not home made)in the kitchen. Pls cover up all food. Nothing should be left uncovered in the buffet section. Not enough table space for toiletries in bathroom.

Review 70:We chose this Hotel from many other similar premises largely because it had its own parking which seemed to be a real bonus in the city centre, however city centre isn't really an accurate description - its on the outskirts of the city centre and a good 30 minute walk to Princes Street/Royal Mile. It was very pricey but that was to be expected during 'the fringe'. The room was o.k. but very small - so small that the wardrobe door didn't open because it knocked against the bed. There was also no accessible mirror in the room (the only one was on the back of the wardrobe door!). Another minor niggle was that the plug on the kettle didn't reach a socket and necessitated a lot of crawling about on the floor under the table to plug it in. Not really what you expect in a 4* hotel.
Review 71:The Hotel is o.k. and has its own parking. The room was comfortable and clean and had everything we expected. The bathroom was surprisingly spacious and well-equipped.
Review 72:Our room, #7 upstairs, had an odd smell. Unfortunately the difficult to open window did not help. Bed small. Bathroom looked nice upon first glance but poor workmanship showed once up close. Shower had no water pressure in the morning so I had to postpone till later in the day. The downstairs rooms are a bit nicer but noisy since they are close to the dining room and kitchen.

Review 113:We stayed here for 2 nights, hotel is in a lovely location, bus stop over the road we had a day bus pass £4 each . The hotel is clean and comfortable and the staff work hard to make your stay enjoyable, nothing to much trouble. The breakfast is fab and kept us going well into the afternoon.

The breakfast was excellent, a good mix of cooked breakfast as well as cereals, fruit etc. The location is quite good, you can walk into town in 10-15 minutes.
