Review 1:The room was very small. The bed next to the window was cold with a drought from the window.

Review 3:it was in need to a deep clean the shower was in need of a proper clean ..they had taken my credit card payment on the day i booked 10th August but we were not staying until 5th November and the balance had to be paid in cash as they said payment machine was not working .....not a nice play to stay . dog fouling in private car park , which i hadnot realised was on my shoes . horrible, key was left in reception. no. human contact untill they wanted the balance of the bill...

Review 4:nearness to where we needed to be ... room had tv on wall. plenty tea and coffee sachets left and small fridge on dresser.. free wifi ...

Review 5:Room no. 5 no window or decent ventilation. It was boiling and therefore uncomfortable, noisy of people upstairs, baby crying. Toilet made noises all throughout night which woke boyfriend up.

Review 7:Lack of breakfast, car park to small for vehicle I was in, having to wait outside in the rain as there was no cover, discovering after a few minutes that the door was in fact unlocked, and discovering that this is yet another establishment that takes your money before you have arrived, a practice I'm afraid that is turning into a pet hate of mine, so if like me you disagree with this practice, don't go here.

Review 9:I found the cobbled streets hard to negotiate being that I walk with a cane, also the hill going up to the town. None of which is your problem, but maybe you could inform elderly guests in the future what to expect. Having said that It would not deter me from staying again, I"d come by car.

Review 11:I try to find good in everything but this time it was difficult . I missed the e mail stating the room has no window s . OK, but we were asked not to put the extractor on as other guests complain ,so by 1 am I had to hold the door open for twenty minutes to get enough air to sleep. the shower was a caravan tray so you had to decide to put your body on either the cold tiles or the cold shower curtain . the sink was a tiny hand basin not suitable for anything other than washing hands. being right at reception we had to let some late arrivals in and they thought I was the proprietor. the dried blood on the quilt we found in the morning did not make me too happy either . doing mostly camping I can normally put up with alot! sorry this has to be the worst ever accommodation i have stayed in !

Review 13:I arrived early and called to ask if I could leave my bags as I was going out with my cousin, they couldn't have been more helpful and when I got there provided me with the keys to the room even before they had finished getting it ready

Review 15:The staff were brilliant and we were made to feel welcome, room was big enough we had the room leading onto the garden with the patio doors the bed was comfortable (the girlfriend had to comment this one as) well i slept in the garden on the grass lol, but over all great family ran guest house we have friends who live here and they were alloud to come round and sit with us :) if i was to be honest i would giv this a 5 star guest house :)

Review 16:Room and bathroom was far to small, no windows which we wasnt told about. A large fan was put in place which blew out hot air, was like sleeping in a Sauna. Could hear people coming in and out of the quest house at silly times of the morning as the room was besides the main entrance. No one waiting at entrance for our arrival, had the wait 30 minutes before anyone came to us (we stood at the entrance and phoned the staff to come down) bathroom was to small you couldnt bend over in it. Shower floor was extremely slippery. Aircon should be put in room 5 as you couldnt breath in there without a window.

Review 18:My room number 5. No Window. Too hot. Fire trap. Bathroom tiny,wash basin so small could not wash both hands at once.Could not bend over in bathroom shower did not get hot enough.The room had no windows and was really hot so could not sleep,room was drab needed a good painting and refurb.Headboard on bed was not fixed,walls had holes in it.What I saw of the other rooms from the outside they were a lot better and cleaner.Room 5 should not be rented out.

Review 20:Such good value, for such a luxurious experience. My single room included supplies of hot chocolate & biscuits. And I was very comfortable. I wouldn't hesitate to return, an outstanding stay.

Review 21:We booked last minute and was told the room had no window. I suppose we should have cancelled but decided for one night it would be manageable. Don't ever stop in room 5 it was horribly hot. We had to risk it and opened the bedroom door to get some air in.Also the shower and toilet room was tiny and not very nice. Even some vents in the door would help with some air.

Review 22:Close to customs house and the river. Great historic place of the river and its past.positives were fridge and comfy bed.Other rooms did look a lot nicer.

Review 26:Couldn't connect to the wifi. Strange noise all night. Very noisy toilets of other occupants. No staff on hand to pay- she had to leave her other job to take payment.

Review 28:Nothing cleaned on Sundays! If you are not going to clean the room, then make the sign bigger, not a line on a long detailed list, charge less for that night (this hotel charges more on Fridays and Saturdays (why?) - and leave a supply of biscuits to cover the day.

Review 36:Upon arrival we had to buzz and wait for what looked like the cleaner in her slippers [ dont know if she was as no name was given] that was he last we seen of any staff. The room smelled heavily of air refreshner when we arrived , this turned out to hide the strong smell of dampness. The ensuite toilet was so shocking it had make do boxing in around held with silicone.It made a noise all night when flushed and you clearily heard when next door was in the toilet , worst converted cupboard ever. The bed was so bad , the mattress was badly marked which if i had seen at the beginning of stay i would have been out of the place like a shot. Its springs made pinging noises when ever you sat on it , well passed its sell by date. The room had only one basket woven chair so only one of us could sit at a time . The kettle couldnt be filled from the toilet sink as it was too large . We had to fill the kettle a cup at a time. The small lcd tv was placed pointing to the bed not the chair but strangly 3 inches from the ceiling so watch your neck looking up .The place has workmen at it at moment so early am there was men outside the patio doors shouting for a broom . Really the worst time Ive ever had at a hotel

Review 48:My sat nav found it difficult to find at night as it is off the bigger road and not clearly sign posted. The shower was a wet room which although lovely meant there was no where dry to put towels or clothes and the sink was tiny.

Review 49:We were very late in arriving ( due to extremely poor weather and poor driving conditions) but the member of staff was there and welcoming. We had phoned earlier to advise of our lateness. The room was generous in size, the beds comfy and outside quiet.

Review 50:We had booked and payed in advance for two nights but the "receptionist" had no record of this. We were put into a room which was scruffy and had a miniscule and dirty bathroom. On the second night we found a bed bug in the bed. After booking in we did not again see a staff member and the security arrangements are appalling.

Review 54:The journey by road to the Port of Tyne was more than the stated distance, therefore the taxi fare cost me quite a lot and I could have upgraded to a guest house/hotel that did breakfast also.

Review 58:No Staff to meet us on arrival. We had to ring the Guest House telephone number and were told which room we were in. The keys were in the back of the door and the invoice was on the bed. The bathroom drainage was operated by a pump that made a loud noise every time a tap or shower was used, or a toilet flushed.The taps were loose in the tiny sink. The bathroom mirror was inadequate. Poor lighting throughout the room.

No normal sized mirrors in either bathroom or main bedroom, sink in bathroom far too small. TV didnt work first day. Never saw owner when we left, gave the cleaner our keys. Difficulty filling kettle from the tiny sink.

Review 113:The room wad clean but thrre were a couple of small things that let it down . Dust in obvious places where you couldn't help but clean in plane sight on windowsill at the head of the bed . Bathroom surfaces again in plain site where you cant miss it . And the coffee mate container , there was a lovely supply of tea , coffee , hot chocolate and milk , Coffee mate was in a very dirty clear container .

The owner was genuinely friendly and went out of her way to accomodate my needs (including extra nights at short notice) and nothing was too much bother. I stayed in two different rooms during the week. The decor was very tasteful and the rooms were very clean, fresh and good sizes. Great value all round.

Review 120:Room number five has no window and is quite clostrophobic. This room and the one next to it are fitted with macerator toilet systems which are very very noisey.The sound proofing between room number five and the one next door is none existant.When the ocupants of the room next door started using the toilet and showering at four in the morning they might as well have been in our room.

Review 124:The room was very small and the tea and coffee supplies were horrible, powdered milk and creamer in grubby looking plastic containers that had been used by other residents. Individual servings would be better. We would not use these. The bathroom needed some updating, although the shower was good. The water pump for the supply in the bathroom was very noisy. When we wanted to check out and pass on keys we spoke to someone through an intercom and was told to leave keys on desk, would gave been better to do this face to face.
