Review 1：Lightshade was thick with dust in our room (we didn't care but know someone might). Stairs are very steep. Would have loved a sachet of hot chocolate in room with tea and coffee (I'm not a tea/coffee drinker but could have done with a warm drink after coming in after being out all day in the cold)

Review 7：There was nothing that we didn't like. As with all the English B&Bs we have seen, the stairs to our room were reasonably steep and might be a limiting factor for some but were no problem for us and we are in our sixties.
Review 8：Everything was new and clean. Bathroom was excellent, bedroom a generous size and quiet. The bed was very comfortable and had quality linen. Breakfast was all we could want and more.
Review 9：Quite narrow stairs up to 2nd floor rooms. Shower and toilet private but not en-suite (about 12 ft away from room). TV is described on the board outside as large but is in fact quite small.

Review 11：Having seen lady briefly on arrival who gave us a key to room, we left for evening. On arriving back at 21.30 my kids were wanting internet access. There was no leaflet showing wifi password and when I had to ring the bell for assistance, I was greeted by the most grumpy man who mumbled and was clearly most annoyed at my interruption. If you offer wifi, maybe offer the password too, so I don't have to annoy you when I knock on your door !!! Wouldn't go there again, sorry.

Review 17：We knew we would be sharing toilet/shower facilities from the booking. This did mean though that you had to wear night clothes when leaving the room. The sink in the room was too small to be of much use, and the internet connection, although free, was poor.

Review 28：A bit odd the hand basin was in the bedroom but hey ho. We stayed on the 2nd floor. The stair are plenty and very steep. Not comfortable either with or without bags. I have MS, although I didn't state this when I booked and found it very very difficult to get to the room. Bearing in mind, I did ask for a Sea View, I got a back garden view with airing laundry al fresco .....I know request not guaranteed, but still ......should have been acknowledged.

Angelique and Kevin have succeeded where many haven't in retaining all that is good about traditional B&B, none least a full breakfast with good value and friendly welcome, and done so in a refreshingly clean and un-cluttered environment.

Review 55：Excellent welcome and service throughout our stay, we were grandparents with boys aged 6 and 4, the Landlady was so helpful and kind and considerate to the boys. The Landlady was also very helpful to both of us and went the "extra mile" to assist us with our needs. We highly recommend anybody to go and stay there.

Review 64：We liked every part of our stay. The land lady was so kind and very considerate and helpful. The bedroom and bathroom was pristine and well equipped. The whole house was clean and tidy. A perfect stay.
Review 65：there was not a single thing that i could honestly say i did not like except that it simply was not long enough. the lady of the house looked after us so completely that we felt like royalty. we will certainly be going back again and maybe we will be able to stay for longer. the breakfasts were simply perfect and if there are any other snacks that are required they are only too happy to arrange it for you. 1 million percent wonderful.

Review 70：I have stayed at some poor hotels & guest houses in the past, but I am glad to say that this was not one of them. Probably one of the cleanest B&Bs I have ever slept in. The owners were friendly, the breakfast was really nice and was great value for money. Parking was not a problem either, which I have often found an issue in small guest houses. We were a bit cheeky on booking and requested a see view, not expecting this for the amount we paid, but we were pleasantly surprised to be let into a room with a view. I would stay here again without any hesitation.

Review 90：The room was small double with only one uncomfortable chair.The stairs up to the room were very steep there was no lounge to relax in.The guest house was a long walk from the central bus depot and town if you are elderly. The breakfast area was a little cramped,with only half hour to get breakfast from 8-8-30 which is ridiculous for holiday makers but due also to taking in contractors who presumably want to leave earlier.
Review 91：The room was very clean and stylish for a terrace property ,with a nice big shower(which over flowed due to blockage but was immediately rectified after report.) The bed was very comfortable with Egyptian cotton sheets.The food was excellent.

Needed to go back to room so not hygeinic. It was during summer, and there was no fan in the room. If windows left open very noisy outside all night. If closed, rather warm.

The only small thing is that breakfast is only 8-8.30am so to take advantage of the delicious full English you have to get up quite early.

The whole place was spotlessly clean and the bedroom was 'made over' every day even though we were staying 3 days. Breakfast was delicious and not steeped in fat like some places. Review 107：The walls between rooms are paper thin so be prepared to hear everything your neighbours do or say. The bathroom, whilst being private, was across the hall and is not very practical as you have to go fully clothed and it is too small to easily get undressed in (although it was very well appointed I must add).

Review 113：The location was pretty much bang in the middle of the seafront strip, easy walking distance to many of yarmouths attractions. We were allocated free parking for the duration of our stay which was extremely helpful The breakfast in the morning was well worth it, and everything is cooked healthly and not fried which was a bonus for me and still tasted incredible. Great choice of foods for the full English too. Also a continental choice on the tables which you can help yourself to such as cereals and yoghurts a long with juices. When we read the reviews on here about the breakfast times we didn't really mind, you get to choose what time you want to go down for breakfast between 8 & 9, which are in two slots so you can choose either 8-8:30 or 8:30-9. I understand why this is done, as not everyone would fit in the dining room and half an hour is an adequate amount of time for the breakfast. The room we stayed in was number 3, when we arrived it was very clean and tidy, the bathroom was slightly dated which means it's probably old, but it has been looked after and cleaned well so this wasn't an issue. The bed was very comfy and we had a great nights sleep every night. Highly recommended and if we return to Great Yarmouth we will definitely want to stay here again. The pictures on here don't do the rooms any justice, so many they should be changed! I was pleasantly surprised when we arrived.

Review 124：The location was excellent for both the sea front and the shops. The ability to park right outside the Guest House was excellent. Reviews advised that guest would have to pay a £20 deposit for a permit but were given them immediately upon arrival and no money was requested. The Guest House was immaculate and the room was large and very clean. We had a room at the back of the Guest House so it was very quiet. The breakfast was fresh and served very quickly even though it is cooked fresh when you order. Although breakfast was served from 8am -8.30am we did not find this to be a problem. Both my partner and myself thoroughly enjoyed our stay and would return again.
