Review 1:The night we stayed was the first very cold night for some time and the heating went off quite early. We expected to be in a room with a double bed but were given a twin bed room.

Review 2:Convenient clean. Excellent breakfast in very good surroundings. Very pleasant management. Very informative people.

Review 3:room needed updating. old carpet. waste bin rusty. toaster provided had remnants of old toasted bread.

Review 5:The room didn't look like it had been cleaned, the tea towel and bath mat was filthy and the bedding was dirty in parts. Also had asked for beds to be made as double and this was not done.

Review 6:No hot water on my arrival for a shower, but it was 1:30am!

Review 7:Really friendly service. Perfect for a stop off for work, they even stayed up late because I was held up. Would go there again for a personal stay. Loved the little apartment having a kitchen, dining area and sofa. Breakfast was superb.

Review 8:Missing light bulbs. Noisy bathroom plumbing & extractor fan. Wash basin too low & too small. A few items of crockery dirty/stained. No freezing compartment in fridge.

Review 15:Blood on Duvet, One Dirty Hand Towel ,used cup and saucer,oh the list is endless. Be WARNED and give this one a wide birth. YAK. I Would not give this a rating at all.

Review 21:Showers very noisy so was woken in early hours by next door guests using theirs 3 times. Would have liked to have been able to put the heating on when it suited and have hot water at all times.

Review 22:Great little cottage which was ideal. Comfortable beds and seating area. Situated in a lovely village. Nice breakfast.

Review 23:It was really really dirty, there were big stains all over the carpet. The white duvet cover had stains on it. The kettle was dirty. I had to clean the shower before i could use it. I moved the sofa because it was in front of the radiator and it was cold. The carpet underneath was disgusting it didn't look like it had ever been moved to clean.

Review 26:How lovely the venue is and what a find. We were treated so well and nothing was a problem. Beds were lovely and loved the wet room.

Review 30:I found it to be a very pleasant stay and would stay again when in the area. The rooms were clean and comfortable. The couple were very welcoming and really seemed to enjoy what they do and provide a caring, warm, friendly excellent service. The breakfast was yummy.

Review 31:The couple were lovely and very accommodating. Lovely soft beds and good facilities. Breakfast fantastic. Will definitely re-visit. Lovely part of Yorkshire.

Review 32:We were independant of the rest of the house which meant we could come and go without disturbing anyone else. Breakfast was excellent and so was the warmth of our hosts.

Review 33:Dirty carpets, bins not empty on arrival, cobwebs in the windows complete with large occupant in one. Wifi not working. Bed very soft. Noisey plumbing. Could be so much better if cleaned properly.

Review 35:Poor cleanliness. Asked for the use of an ironing board but did not use it because of it's state. Stained and torn cover. The tea tray was stained and had not been cleaned after the previous occupants. The plug hole in the sink looked congealed and had what appeared to be matted hair in it. I have photographs to prove my comments.

Review 37:Though the advertised arrival time was midday, there was no one around. I waited an hour before having to leave, simply taking the one key that was left in a room door - fortunately the right one!

Review 38:Comfy bed and relatively spacious apartment. The breakfast was very good and there was a pleasantly straightforward and unfussy feel about the place.

Review 45:Very comfortable, sizeable room. There was a breakfast option, but very well equipped for doing your own light meals, except no sink in my particular room. Owner took dishes away to wash them. Good parking. Close to station, Thirsk centre and the A1. Very good value.

Review 46:There were cracks of gaps int he floor laminate that were wet when you stepped on them. It implies water damage, and i have a mold-phobia, so that kind of thing sits very ill with me. tho to be fair, there was no mold on the walls or anything. Also i'm tall and i got two singles. which isn't their fault, but i wasn't comfortable.

Review 47:The people were wonderful and nice and understanding. The location was good, and the price was good. There was free wifi, but it didn't reach my room and when i went to sit where the signal was good, it still didn't work, though they were very nice about sharing the password and whatnot.

Review 48:beds a little uncomfortable but for an overnight stop, it is certainly managable.

Review 49:staff are friend,y with plenty of good food and conversation. Out 5 year old loved the fact she could use the children's facilities ( there were a toy area, garden with swings and trampoline and plenty to do for children) this was not advertised so was a lovely end to our visit to lightwater valley. This lovely overnight stay had all the amenities you need for an overnight stay, thoughtful gestures like tea, coffee and even milk was left in the fridge to see us through until we could get our own. Owners couldn't do enough for us and really enjoyed the hearty breakfast. Nothing was too much trouble and we were made to feel very welcome. Thank you for a brilliant end to our perfect day. I would certainly be using you again if ever we are in your area.

Review 50:The room smelt of dogs from the moment we arrived, resulting in us bringing air freshener back with us. Glasses were dirty meaning we couldn't use them The owners attitude was appalling, simply could not care less. We were polite in our feedback and he simply shrugged it off saying he'd have a word with the cleaners. I'm not sure they have cleaners based on how dirty the room and the equipment was! Stained mugs I could go on...

Review 51:I genuinely struggle. The fact we were only there from 10pm until 10am I guess!

Review 53:Friendly, easy stay, no fuss, no issues. Room had a fridge, a toaster, a kettle and a microwave, plus plays, glares and cutlery, just what we wanted.

Review 54:The simple anonymity so I could arrive, read a bit, watch the news and go to sleep. I had to be away fairly promptly in the morning so too early for breakfast.

Review 55:It was incredibly clean, and the owners were extremely accommodating with my late arrival and the fact I had a giant car plus trailer, which I was able to park in their private and secure drive. Highly recommended.

Review 57:The deco of the room is cozy with clean and comfy bed. I really appreciated the landlord who waited for us as we had to check in very late at almost 12am.

Review 60:I did not use most of the facilities as I just needed somewhere to sleep not a kitchen or tv. Perhaps an option of a cheaper room with less facilities would be a good idea.

Review 61:The room was decorated very well with excellent facilities. The beds were very comfortable.

Review 62:The twin room was extremely tight for space. less furniture would have improved the situation greatly. Both rooms were not very clean at all, dirty sinks, toasters, carpets, crockery, cutlery, cupboards etc. 'Sticky' sensation throughout. The rooms and their contents could do with a good bottoming. The lack of cleanliness made the stay unpleasant.

Review 63:We booked two rooms ( a twin and a triple). It was great that our dog could stay as well. The triple room had a sitting and kitchen area which was helpful with young children. Fresh milk, four tea bags and coffee sachets provided.

Review 65:So pleasant to arrive at a welcoming place after a horrendous journey. It was late but I was welcomed and shown my very comfortable accommodation. I overslept and was provided with a foil-wrapped bacon sandwich. Delicious! The room had kitchen facilities. Clean, friendly and all for £35. Amazing!

Review 74:While working in a nearby town I was booked to stay in the Linden Tree. The room I had was designed to accommodate a disabled person. A well thought out room. A little basic regarding comfort levels. However. Very clean a I slept really well. Located close to local restaurant/ pub. The hospitality and breakfast were superb at the linden tree. I would definitely recommend staying there.

Review 81:Very friendly host who was keen to make me welcome. I was in a rush but couldn't be anything other than impressed with the room. I decided to have a quieter night as I found the room really lush. Sofa was a bonus and DVD player, and WI-FI worked perfectly.

Review 95:The floors in the cabin were dirty and the linen looked old and worn, with someone else's hairs on it. The owners could decorate the fronts of the cabins to make them more attractive and less stable-like.
