Review 1：If you're unfamiliar with the area or don't have a car, shops and restaurants are a bit of ways away. There's nothing in the immediate vicinity so don't be surprised.

Review 3：Lovely rooms, clean and comfortable. Good shower, although the ensuite was a bit tight and the hand basin was very small. Breakfast was gorgeous and the short walk into town suited us, too.
Review 4：We were welcomed on our arrival and found our room to be a good size and well laid out. There was plenty of storage space and the beds were very comfortable. There was an excellent breakfast provided in the mornings which was freshly cooked .

Review 6：From the moment we arrived until we left we were made to feel 'at home'. English breakfast was the best we have ever had, compared to hotels we have stayed at previously. What did we like? Everything!

Sarah and Frazer the owners were very friendly and helpful, nothing was too much trouble. Location was good and within walking distance of beach and town centre with some good walks nearby. Review 15：Property in easy reach of both beach and town, quiet location, friendly, helpful staff, nice fellow guests, most comfortable bed and spotlessly clean room and ensuite, delicious healthy breakfast options, tea/coffee making facilities, would definitely stay there again!
Review 16：We had room 1 which was lovely but had a very narrow bathroom and the bed had a footboard. My husband is a big fellow 6ft4, so he found it a little awkward to manouvre, however, we would definately stay again.
Review 17：Arbour House is welcoming and very clean, the breakfasts offered are great and very filling, which sets you up for a wonderful day. It is easy to find with local onstreet parking as well as a couple of spaces on site. You can easily walk to the sea front and shops and enjoy the pier from here.

Review 22：We had a 3 night stay at this lovely B&B. Room was nicely decorated very clean. It ticked all the boxes really. Breakfast was of a good standard with plenty of choice of cereals, fruit, etc. Full English was great, thanks Frazer! The hosts were nice and friendly and informative, you really couldn't ask for more of a B&B. Would definitely recommend to others.
Review 23：Bed a little hard as where the pillows. A bit mean with the hospitality tray, ie one tiny biscuit. No hot chocolate!! I would say 3 Star, not 4.
