Review 1:would prefer to have fresh bedding and green tea in the room everyday instead of only one day. Also in the very early morning the occupier of the room above us was putting on the radio loud everyday and the noise was disturbing.

Review 2:The location was very breathtaking. so peaceful. The staff were very friendly. The breakfast was delicious and very well planned. The view of the beach as soon as we open our room is beyond wonderful.

Review 6:Really nice, clean and comfortable hotel. The staff was extremely friendly. A detail that I loved: in the room there was a special special towel for the dog (in case it came wet from the beach!)

Review 8:It is a great hotel. The staff are the most friendly I have come across. We had to leave very early in the morning and the hotel laid on a continental breakfast for us at 6.00 am. This is well beyond the normal call of duty. The evening meal was excellent and good value for money.

Review 9:The bed was a bit soft for me but, apart from that, no issues at all.

Review 10:Situated at the Studland end of town, the views from the dining room are grey and the breakfast absolutely excellent, especially what appeared to be a whole smoked haddock. The provision of a decent car park is also invaluable.

Review 17:shower that barley dribbled,with no pressure and only warm watwer. also the radiators did not work in the first room . My advice do not stay on the third floor . apart from that the hotel is OK.

Review 20:Great food, friendly staff and a superb view from our room (5) We did ask to change room as the first (39) was very dated and in real need of some TLC we were offered another without question.

Review 21:1.There were no private steps to the beaches as was advertised on booking.com 2.Compared to the 134 quid I paid, the room was not great. I stayed at better places with lesser amount. I was not impressed at all. The pics shown on booking.com are very impressive but the place seems to be frozen in time.

Review 23:I have stayed at the Pines 8-9 times over 3-4 years. In general all OK, but something is that almost every room seems to be different. In the 8-9 stays I think I have only been in the same room twice. In the 3rd or 4th stay I reported in here about zero sound proofing in one room. I did not find this again until last visit last weekend. First the room was no more than a box room it was so small, all other rooms I stayed before had a bath, this one shower only. It was so small even the wash basin was in the main room not the shower. And the basin was so close to the window had to close curtains to use it. And it had again the zero sound proofing. Could hear conversations nothing loud but clearly audible from room above, and every foot step like an elephant stamping around. I'm not sure what i did on the booking to get the room i did this time, maybe I did not read the small print, but i was very disappointed this time.

Review 24:Good quantity, variety and quality of breakfasts but not well cooked. eg Toast barely toasted and not fresh, eggs had tough skin and squirted yolk across table when cut, poached eggs cold.

Review 35:Booked a standard double room, but accepted the offer of an upgrade to a room with a seaview. The room was excellent - family sized, very spacious with large bathroom and sitting area - also a good sized balcony with table and chairs. Wonderful views along the coast and over to the Isle of Wight. Well worth the additional cost. Food very good, for both breakfast and dinner - well-staffed.

Review 36:The bathroom with shower over the bath was rather cramped, with only one rail for the towels and no space to put a washbag, but it was adequate for a short break. .

Review 37:The reception and bar staff were friendly and very helpful. Service in the restaurant was prompt and rooms were cleaned well. We had a wonderful view of Swanage Bay from our room.

Review 38:External appearance of the building belies the lovely hotel within. Non drinkers were not offered soft drinks at dinner.

Review 41:Busy weekend in Swanage so decided to use the hotel restaurant. Excellent meal so did same following evening. Restaurant staff appeared to be working as a good team and no long waits for service. Good breakfast although would prefer cereals/juice to be self service style. Parking no problem although did seem near to full. Availability of lift (two floors) was a welcome bonus. Sea view was well worth the extra expense.

Review 42:Our only slight criticism was that the ensuite in our room was very small. Otherwise, we were entirely satisfied.

Review 43:We were delighted by the wonderful position overlooking Swanage Bay and the very comfortable lounge with a splendid view to the sea.The cuisine was of very high quality and the staff unfailingly friendly and attentive without being obtrusive.

Review 44:All these are minor points: - The shower pressure was rather low in my room. - It is true, as previous comments say, that you can hear people walking on the floor above and some sound (faint snoring) through the walls. This is no worse than the average bed and breakfast and I was not seriously disturbed by it, but it is a bit surprising in what looks like a modern-built hotel. I conclude that the section my room was in was converted from an older property: maybe rooms in the newer section are better? - As previous comments say, seating for breakfast is inflexible. As the occupant of the single room next to the car park (admittedly at a bargain rate) I was assigned a table furthest from the window, next to the serving area. Given that the breakfast room was never full at any one time, despite the hotel being full, I don't really see why they could not allow free seating. Though the breakfast was excellent and promptly served, I would also think that a breakfast buffet would work better in a place of this type. But this is a suggestion not a criticism. My breakfast experience was very good both days. - My room, number 20, was as small as it could possibly be and still allow you access to the single bed. But then no room that can possibly take a double bed is ever sold as a single. Otherwise the room was very comfortable, clean and well appointed and I was glad to get it at such a busy time of year in Swanage.

Review 45:- A comfortable and clean modern hotel with a magnificent view of the sea (though my ground floor room, number 20, had a view of the car park! It was very quiet, though). - A lovely garden terrace overlooking the sea. Though the hotel's own steps to the beach have been lost to landslip, there is a "secret" path not far away (down by the Grand Hotel) that takes you to a lovely secluded bit of beach. You feel like you are on your own private beach, even though it is accessible to the public. - A big comfortable lounge with a bar. - Friendly and efficient staff. - I heard other guests during my stay expressing great satisfaction with their stay.

Review 51:Parts of hotel and our room looked well used and could do with a little updating and maintenance. Drinks from bar were a little on the pricey side.

Lack of privacy in room as people walk right in front of your patio door would be nice if there was a private patio area outside. No nice touches in room like water, different teas, slippers etc. minimum facilities. Lack of attention to detail ie clean cups in room, was told to wash up myself! Dinner very expensive and the taste and quality did not live up to expectations. Poor food on children's menu ie cheap chicken nuggets etc. breakfast poor.. No buffet and cooked breakfast poor, undercooked , tea cold etc. Overpriced hotel for what you get they are just relying on the views.

Review 83:I didn't like the fact that our room was being cleaned whilst we were at breakfast. We came back to the door wide open. We had left out I phones charging and they were clear for all to see. The cleaner was still in there.

Review 98:The location was perfect, the staff were so friendly and helpful and the view was fantastic. Rooms were so clean and comfortable. Food was out of this world.

Review 99:They moved our table at breakfast 3 times, we ask the reception staff why but they did not know, also I was told that I would have to wait half an hour to be served at the bar as the waitress was doing luncheon?? We went into town instead, this was at 11.05 am. I would be grateful for an answer for these incidents.

Review 101:We were obviously in a room that was in need of an update - curtains in need of replacement as they were threadbare in places. Wallpaper looking dated and tired. It was a shame that we were being charged the same amount as people in an upgraded room.

Review 102:As experienced before this hotel is welcoming and provides traditional service to a wide age range of visitors. Lovely location and views - if you have a seaview room. All rooms that have been updated have been so with a sympathetic and modern approach. The service and friendliness of all staff shows attention to detail and an all encompassing approach to all age groups. This is not usually shown in other hotels. We intend to return in the future with the family.

Review 103:the extractor fan from the kitchen was right outside my window. It woke me at 6 each morning, and when I opened the window, breakfast smell filled the room. I was told that all hotels have rooms that are near a fan-no apology, bad attitude by male member of staff

Review 105:Dinner was disappointing. Both the duck and pork were overcooked and tough. The bathroom was very small. Would have liked a buffet element at breakfast so that you could help yourself to fruit etc rather than have a very small amount delivered to the table.
