Review 2:The hotel is positioned right in the centre of the town. It is one of those hotels that you wouldn't expect to have a swimming pool etc but it does and the leisure facilities were very nice. Very clean place and the staff were friendly and helpful.

Review 3:Dated decor and I didn't like the loud people coming in from another building somewhere, for breakfast, wearing their pyjamas. It was not appropriate.

Review 7:Only pitfall I would say is communication about some things i.e. To get into leisure pool you need a code for the door and your not told this so have to walk away back to reception to find out, also there's a knack to locking your room door which visitors should be told at check in.

Review 9:Bath had cracks in it' towel used to dry myself had a small ball of hair in it' bed was small in length,room very dated and appeared to be located directky above bar srea. When we went to breakfast area a sign said wait to be served, a couple just leaving said if we stand there we will wait all day & we had to go into seating area to look for staff member to be seated, scottish cooked breakfast was served within 1min and cold, the sausage on my plate looked like it had been cut into, breakfast was poor& cold. Just wanted out after breakfast, we have stayed a few years back and thought it was really good, very disapointed & feel ripped off , dont think we will be back

Review 11:My bed was not very comfortable every time I moved in the night the creaking woke me up, I had to get on the shower sideways and the largest towel was the size of s postage stamp

Review 13:I had to ask for a different room twice because of loud noise from a fan/vent and then a whining noise from water pipes in the second room. The third room was much quieter. Breakfast was average.

Review 15:The dirty grout in the shower the broken pedal bin the bed was awful and shower is a trickle of water. It cost £100 per person for room only we paid separate for the tribute act!!!! NO way the room was worth that!!!

Review 21:My wife has a recent hip injury. The impossibility of getting around the hotel without many, many steps was a painful problem. The shower water temperature was very difficult to set and the cold tap was on the left, contrary to normal safety practice.

Review 23:Felt like diners in the bar were being ignored although our food, which could be a lot better, arrived quickly after I pointed out we had long finished our starters. There was no music and that made for a stale atmosphere. There was a bad smell coming from the drain in the changing rooms for the swimming pool(hard to find!) and the curtains of the cubicles were awful. Our room was nice but the bathroom smelled of ammonia and damp( shower mat or curtain?)

Review 24:The pool, jacuzzi and sauna are a big plus point. Updating changing facilities would vastly improve the enjoyment of these.

Review 25:This was the first time we have stayed in a hotel with our dog -(10 months old ) and we will be back. We plan to come on our own so we can use the facilities as our dog is so young she is a bit too energetic for the restaurant or bar area. The hotel itself was surprisingly modern any in particular the bathroom was very nice.

Review 30:The room No 41 was stifling and no fan was available. Toilet seat was broken and though told it would be changed it was not. I made a mistake when booking as I wanted dinner bed and breakfast but even though I received an e-mail advertising £89 when I tried to change over the price was far in excess of this and we had to dine in Bay Tree and found the service far inferior to what we have received in the past 16 years that we have been frequenting the Angus in the main dining room where Kenny has always made our stay most enjoyable.

Review 36:I was very disappointed with the price we had to pay £100 for a bed no breakfast no hairdryer struggled to get the door locked. I phoned up booking.com who contacted the hotel but they said they had regu to keep. I use this for my business all over the country but feel totally ripped off after speaking to people in the hotel and finding put their deals

Review 37:I loved how friendly the staff were and how they were able to change one of the rooms due to work circumstances. All staff were very helpful and the hotel was lovely.

Review 38:Chlorine smell in the room, noise from the street and adjacent pubs shops etc. Excellent pool but poor changing/shower facilities in leisure club.

Review 40:The room was VERY noisy. It was initially VERY hot and I couldn't have the window open because of the noise. Even though the bed was really comfortable I did not sleep at all well because of the heat/noise.

Review 42:Curtains didn't close to keep the street lights nor sun out, constant noise from swing doors in the corridor thoroughout the night, door lock took ages to work and was unconvincing at best, was also woken up at 1am in the morning by a squealing / alarm noise (which apparently is the pipes)

Review 44:I thought the experience was very average although I did pay £100 a night for a double room the size of a small single room. The bathroom was dirty and the general state of the room and bathroom were pretty poor. I think the hotel needs to spend some money refreshing the rooms, lobby and restaurant. This clearly has not been done in some time. I will not come back.

Review 46:Very poor service at breakfast. we had to wait for the table to be cleared after asking, ask and wait for cereal bowls, plates and cutlery. Our room had not been cleaned for us when we returned at 3.15 and we were told this would occur before 5. It didn't! I had to go down finally at 5 in order to obtain capsules of milk to make a cup of tea.

Review 47:The inconsiderate-ness of the management, who placed me in a room immediately above this thumping loud party, meaning as a weary traveller, I couldn't sleep till after 1am. I had to go downstairs after midnight to ask them when the music was stopping. I complained to the man on the desk at check-out and he couldn't care less. I was offered no apology. Result was I set off on a 400 mile journey south already exhausted.

Review 51:2 Night stay in a small third floor (84) room. Room felt neglected (dusty in places, needed to clean out cups, dirty kettle lid). Very poor shower pressure, sauna out of commission. In hindsight should have requested a move. Overall, disappointed, overpriced for what we received.

Review 53:Very old inside, could hear every noise (people walking in the corridor, the music from the function they had on). No desire to serve you quickly at the bar, while 4 staff stood discussing something at the end of the bar, the other was out cleaning tables and I stood there for what seemed like an age gasping for a pint!!

Review 57:Check in staff not welcoming. Room small and dated and well worn. Corridor to room and room had high smell of chlorine from (assume) leisure area. Cost of room high by comparison to better hotel stayed in the previous day. Had to check out after 1 hour of check in. Reception staff showed no concern or interest as to why. The hotel deducted full amount of room and breakfast from my card detail without my authorisation or telling me they would do this. I was not even given a receipt at checkout desk or a goodbye....response to checkout after 1 HOUR of checkin was...."are you both checking out ? ". Yes I replied. The receptionist said nothing more than "ok". I left only to find a full room charge deducted from my bank account the next day...for a 1 hour stay. Disappointing level of customer care.

Review 59:The hotel is a little tired to say the least...the bathroom suite looked dirty but turned out to just be old and chipped. The carpets on the stairs looked really worn, but they were probably about 30 years old!

Review 63:Only problem was when we arrived there was a heating problem and cold swim pool due to a boiler fault but this was resolved. Also some families didn't appear to realise that the swim pool was for everyone`s use and took over being very noisy!

Review 65:unfortunately, the over powering noise of traffic in my room 108 was from buses lorries, cars vans at the lights non stop till the wee small hours and I found this to be an unwelcomed disturbance at night and early morning.

Review 67:The whole hotel was uncomfortable no places to sit no comfy corners staff that didn't speak english. Personal information for stay completely forgotten. Whole break was a SHAMBLES.

Review 69:I was there for a skiing trip with young kids. The music was very loud to almost 1am, which did cause problems. There was no one around to complain to at midnight, so had to put up with it.

Review 82:Unfortunately the bedrooms were a disappointment, especially the Bathrooms. They didn't match the modernity of the Downstairs and the shower was positively antique. The bed was ok but the pillows need to be a choice of poly and duck down. The TV needs to have more than four channels to choose from.

Review 84:Lovely room, with all you need for a short stay. Staff were very helpful and humorous! Breakfast was good and included in price. My Grandson found the swing park next to the river fantastic! Good wee shops to find and a big M & Co. The Angus Hotel has tribute nights which now my Grandson wants to go!!

Review 85:Cleanliness could have been better. When seated in restaurant there were still crumbs on seats and around tables from previous guests. Fingerprints on all brass push plates on doors.

Review 95:The TV's in other peoples rooms were audible and posed a threat to sleep. The room was small and squashed in for two tall people. The staircases were lopsided and took a bit of navigating. Breakfast wasn't well thought out it was not a supervised affair nor did staff meet,greet and seat.

Review 97:No notice had been taken of the fact that I requested two rooms near each other as my brother is disabled. My own room smelt very strongly of smoke, despite it being a no smoking policy. I was a bit disappointed with the food, no sea bass at 8:00pm, alternative, fishcakes were very nondescript.

Review 98:Liked location and staff helpfulness on arrival. The staff quickly changed my room after the initial one smelt very smoky. Breakfast was very good.

Review 99:The double bed in room 60 needs Burning it worn out, god knows How many years old it is. Please ask the manager to go and Sit on it, it's old, very old Needs replacing badley.

Review 101:The noise of loud thumping music and singing that went on until 12:30 pm. In spite of my husband making two trips to the front desk and actually speaking to the manager. We were exhausted and would never stay there again. There was also no parking provided and after 45 minutes wait we found a parking spot on the roadside. Pretty poor service for 100 pounds.

Review 102:The place was very clean but rather worn. The room and bathroom were clean but not worth 100 pounds.

Review 103:Unfortunately we booked this on line, from the minute we arrived the staff were miserable and did little to help or answer questions on the area. Questions on the food were answered by being told to read the menu, we did not ask anything else for fear of offending. The room was ok but the bathroom rather run down. No sleep during the night due to pipes banging all night long, tried to inform the night porter but was told there was nothing he could do. the hotel is pet friendly, that is fine as long as pets behave appropriately, here they jumped up all over the seats and even ate breakfast off their owners plates. The breakfast had been cooked for hours and was cold. The tea was like dishwater. The place was covered with dog hair. Check out is 11 a.m but at 09.30 a maid entered our room, unfortunately she walked in the bathroom when my husband was using the toilet, no apology. when we spoke to reception they told us it was our fault we should have locked the exterior door, no apology. never use this hotel, you will regret it and every penny it cost you.

Review 105:This is a very welcoming hotel, from the time you step inside you are made to feel comfortable, the staff are knowledgeable about local area's of interest to tourists and are very approachable, the swimming pool is a nice place to relax and the rest of the hotel is comfy with plenty of seating area's where you can enjoy there varied menu's and assorted wines, as i was solo and there for local trout fishing i found the room very adequate for my needs and will be back next month, as to the buffet breakfast, it is superb with loads of staff on serving duties you never wait on being attended too, i would recommend this for a nice breakaway and good value for money without breaking the bank.

Review 106:Cleanliness of room could have been better. Room needed hoovering long hairs from previous guests all over floor, headboard, cushions and bathroom floor. Mouldy shower curtain and shower rail needing cleaned. Room windows not been cleaned in a long time elevator not cleaned same hand prints there for the two day stay stairs all needed hoovered . I did ask that they hoover the room and the headboard which they did promptly for me. Basic silly stuff that let the hotel down on what would have been other wise a good hotel to return to.

Review 107:Staff very friendly,polite,and helpful. Breakfast was good and quality of service from the young staff members is to be commended at breakfast service they are a credit to the hotel.

Review 108:Unfortunately the hotel needs a total revamp, especially the a Swimming pool area the pool it's self had green algae round it needs cleaned and roof tiles were falling off!!

Review 127:There was a show that night which went onto 1am. Very noisy. A member of staff said we could not have coffee after dinner because she had cleaned the machine! She agreed to make the coffee when we complained. Poor parking arrangements.
